Located across from the beautiful Olivia Beach development in the Historic Nelscott district of Lincoln City, this home was built to create memories for groups. Perfect retreat center for church groups, quilting clubs, bunko groups, family reunions, corporate retreats, etc. 25-28 can sleep in beds while utilizing futons in the Captain's suite, library, office, lodge family room, living room and billiard room allows for up to 40 guests. With 7 full baths and 2 half baths, there should never be a line for the bathroom. 2 guest garages, a large RV garage and 2 large driveways provide ample off street parking for 9 vehicles. There's an elevator to the main floor for guests with disabilities and is perfect for loading/unloading food and luggage. There's a 15 station intercom system throughout the house. The 42 seat theater with it's 133 inch HD projection screen is great for watching a blu-ray movie, sporting event on the multiple sports channels available or for a power point presentation for a training class, seminar or worship service. There's even an antique pump organ. 2000 sq ft of deck w/seating for up to 60 outdoors, sauna, hot tub, patio with Chimenea fireplace and built in seating and a hot & cold shower. You'll never want to leave.
Rental Policies
Check-in is 4:00 pm, check-out is 11:00 am. Times are strictly enforced, however, guest may schedule in advance an earlier check-in or check-out with owner if possible.
Pets are not allowed on the premises at any time. A pet on the premises or evidence of a pet will result in immediate eviction of guests and visitors and forfeiture of all rent and deposits. Smoking is also not allowed on the premises.
Unruly or Disruptive Behavior Prohibited
Owner reserves the right to expel Guests and their visitors from the house for such behavior including but not limited to climbing on the roof, discharging fireworks, using illegal substances, etc. If guests commit or participate in such behavior, guests must leave the house immediately and quit the premises. Guests security deposit and all additional rent paid but not yet used will be forfeited. A Leaving Checklist will be provided and must be followed when departing. A guest's security deposit may be charged if the checklist is not followed.
Use Common Sense when renting. Do not leave children unattended on any of the decks, children should not use the library deck at all. Use of the library deck is limited to 4 adults. Sitting or standing on any of the deck railings is prohibited. Children under 12 are not allowed in the hot tub. Children are not to use the sauna, barbeque, or chimenea fireplace. Please make sure all screen doors are closed and latched as wind can catch them and tear out the door jams. All fireplaces are on thermostats - please do not turn them below 60 degrees or above 75 degrees. Please keep noise to a minimum on front decks even during daylight hours so that you don't infringe on neighbors.

I was one of many of the women from Immanuel Lutheran Church who were able to attend here on our 2013 Women's Retreat. I was completely amazed at this retreat home. It was such a joy to experience this place - the owners have put in so much hard and extraordinary work into thinking of the necessities and beyond! We got to spend a week in this wonderful home. It was clean, and stocked with everything you could need, and want. We really enjoyed all this home had to offer. I personally enjoyed the sauna, and the hot tub in the evenings after a fun day spent on the beach. It was close to lots of activities, and great food. The owner Debbie is a joy to deal with. What a Beautiful Home to spend a weekend with close friends and family. The photos of this home do not reflect how PERFECT it is! The home is spacious with all imaginable amenities. Very clean and well maintained. There is no need to bring anything but your personal stuff - the kitchen is fully stocked with all cooking appliances, plenty of dishes, serving ware etc. Bedrooms have very comfortable beds and the furnishings are beautiful. The theater room is amazing! The neigborhood is very quiet and peaceful so not a home to consider for a "party" but perfect for a group or family retreat.Did you find this review helpful? Sandy Assembly of God, Sandy, Oregon: We stayed at the Dawn Treader for our Women's Winter Beach Retreat, 2012 and thoroughly LOVED the house. Everything we could have wanted was basically at our fingertips. The rooms were lovely, clean, and furnished with style and comfort. There were more than enough bathrooms, appliances and supplies to make our group of 26 women very comfortable. The elevator is extremely handy for hauling our cargo upstairs. The 42 seat theater is AMAZING. What a great idea! We have never found a place that accommodates a group this size so comfortably and with a church retreat's particular needs in mind. This was our 5th time staying here at this beautiful home. We have held several retreats for both adults and students from our church and the reason we have loved our times at the coast as much as we have, has been because of staying at this home. From beautiful bedrooms to spacious common areas for groups to hang out, play games, watch tv, or just socialize. We highly recommend this rental for anyone with large groups. This was a beautiful home with so many ammenities. We enjoyed cooking in the beautiful kitchen, playing games, watching movies on the theater screen, playing pool, and going to the beach and the park! This house not only lived up to our expectations it exceeded them!! It is absolutely beautiful!! And we had the best (it was our first) family reunion! The beach is close, the park is close and if you just want to stay home, there is plenty to do. It was so nice for all of us to stay in the same place, that way we could spend half of the night talking and laughing, after we got the little ones in bed. Everyone in the family is asking when we can go back...we are hoping to very soon! Thank you for this beautiful home, we LOVED every minute we were in it! Ed and Louise Latimer and family! p.s. Our family had a fabulous experience staying in this beautiful home. It met all of our expectations and more. The house was clean, well kept, well stocked and very fun!! We had a great time and can hardly wait to return!! The owner was wonderful to work with and her house rules made it easy to just enjoy our stay and have a great time! The home is equipped with everything!!! Such a great family vacation!!Recommended for: Families with teenagers, families with young children, girls getaway.

Our large and spread-out family (12 adults, 16.5 grandchildren, spread from Raleigh to Seattle) has used vacation rentals for reunions in central Florida, the Outer Banks, Victoria, B.C. and northern Utah. Without question, this was not only better than any we have used, but better than any we have seen. Debbie has built the perfect home for families like ours--lots of room, close to the beach (without being right on the water), every need anticipated and met. The kitchen (with that huge table) was the hub of activity mornings and evenings. We weren't there to watch movies, but that theater was also terrific. And real beds for everyone! About the owner: Our vision for this property started in 2007 while attending a women's retreat in Road's End, Lincoln City. The home was beautiful, but the space was difficult. There were no areas other than the living room for groups to gather or to just have some alone time. We had maxed out the occupancy and ladies were sleeping on the floors. The kitchen left much to be desired and was really cramped with just two people in it. The garage had been made into a billiard room so parking was a nightmare and there were just 2 small balconies. Our group was just too big. I started researching homes for larger groups and found they were very scarce. We decided to build what we needed w/extra parking and garage space, large kitchen that at least 3-4 cooks could work comfortably in, etc. This home is for church retreats, family reunions and groups of responsible adults to enjoy and form lasting memories in. We recently had family from across the country meet for a great weekend - some of whom I'd never met. There were 32 of us and we had a great time, we never got in each other's way and we were all able to sit at tables for a dinner together. As the theater has sound insulation and all the interior walls, ceilings and floors had been insulated, we could gather in different groups and not bother each other, and the intercom system made finding one another in this big house a breeze.
Why the Owner Chose Lincoln City:
When we bought the land this home sits on, there were 15 acres of trees adjoining it. 2 years later, the Olivia Beach development was built. It is a charming 1940's style Nantucket type of community with lots of sidewalks and park areas. We plan to develop our lot next door into a tranquility park with benches and possibly raised bed gardens in the near future. There's a sand volleyball court, fire pit and picnic tables along with a large grassy area for frizbee or football games in the Olivia Beach park.
The Unique Benefits at this House:
The theater is a real treat! 12 speaker surround sound with 2 woofers, true HD quality, Blu-ray player and actual theater chairs complete with cup holders, a wet bar and popcorn popper, there's even an antique pump organ. There's also a balcony with a log bar. Seating for 42! The billiard room is great too with it's gas fireplace, leather reclining couch, full bath, dry bar, HD TV w/stereo sound and DVD player, game table and, of course, an 8 foot pool table. Looking for quiet and solitude - the library is for you - vaulted pine ceilings, CD player with surround sound, gas fireplace, seating for up to 18, game table, executive dry bar and lots of books, games and a private balcony overlooking the development and ocean peaks. All the furnishings are high quality and comfortable and it's been decorated as a home, not a rental. Each bedroom has a different theme and decor.
