The elegant country house, submerged in the peace and quiet of the surrounding nature, is placed on a small hill surrounded by sunflowers, corn and olive trees.
It is the ideal destination if you wish to relax in the shade of a panoramic veranda, at the side of a heated swimming pool or lost in the steam of a Finnish sauna after a day touring the Green Heart of Italy.
The small and calm town of Marsciano, which is only 2km away, offers the chance to get to know the true customs and habits of this splendid region. You can find genuine local dishes to savour and walk peacefully through the streets of the town enjoying the simplicity of the local people, who are always sociable and helpful. From here, at a short distance it is easy to visit important centres of historical and cultural interest such as Perugia (30 km), Assisi (35 km), Todi (20 km), Orvieto (40 km), Deruta (12 km - famous for its ceramics), Gubbio, Spello and the lake Trasimeno.
The Cottage degli Ulivi is a true country home boasting warm sunny colours, broad porches, wooden beams, terracotta flooring and the arte povera style of internal furnishings which is typical of the area.
The house is divided into three floors:
Ground floor: the living room, with fireplace and satellite TV, is next to the large rustic kitchen, which also includes a fireplace. Both of these rooms look onto and cool and shaded porch with a fine view over the pool and the surrounding countryside.
The first floor also includes two double bedrooms, boasting toulipie wood furniture and wrought iron beds, as well as 2 bathrooms, each with a shower and sanitary fixtures.
Second floor: There are two single bedrooms, a double bedroom and a bathroom with shower and fixtures.
Third floor: There is a recreation area where you can take advantage of the Finnish Sauna, relax on a rattan deck chair, or work out in the gym. You can use the mountain bikes available to go on long free cycle paths or have fun surfing the internet and listening to good music
For the little ones we have a swing and a wooden house in front of the view which are guaranteed to provide hours of fun. For the needs of your children, on request and at no extra charge we provide a cot, car seat and high chair for meal times.
The large swimming pool is heated whenever necessary so you can enjoy a relaxing swim from the first days of May to the end of September. We also provide personal bath robes which we change every week.
Our trusted gardener visits twice a week, to keep the garden in perfect condition and clean the pool so your stay is relaxing at all times.
You may also take advantage of the following: an electric barbecue; colour satellite TV; DVD player; 2 fireplaces; washing machine; dishwasher; microwave oven; electric oven; iron and board; 2 hairdryers; bed and bath linen; kitchen equipment and linen; Italian and American coffee makers; a fenced car park with electronic gate, mosquito nets at the windows of all bedrooms and bathrooms; a computer with Internet connection (paid service)
On arrival you will find a large book providing information on the Region of Umbria and the house itself, and we will of course also be happy to provide you any further advice to make your holiday unforgettable.

Gastronomy Service:
- At your request we can organise a typical Umbrian meal at the Cottage. You may choose from dishes such as fresh home-made pasta with meat ragout, wild boar with ‘torta al testo’ (local pizza-type bread with a filling), grilled meat, home-made desserts, local wine and much more…..
- To make the beginning of your stay start smoothly we are happy to buy, on your behalf and following your prior instructions, every type of food you may wish to find at the Cottage when you arrive.

  • We just returned from a wonderful week at Cottage Degli Ulivi and would recommend it to anyone and everyone. We were 3 families with a total of 4 children and the house was the perfect size for us (10 people in all). It had plenty of space for the kids to play inside or outside and a pool that the kids loved. This house would be perfect for two families with children in the summertime (but it worked well for us and we were 3 families). The house is 2 years old but still appears brand new as the inside and outside are immaculate. Additionally, the attention to detail in building this house was evident everywhere. The tilework, the bathroom fixtures, the windows, the appliances- everything is top of the line. After email discussions with Nadia, we attempted to live in the house with only one car for 10 people and it was not a problem at all. We rode the four bikes into town every day which took 7-8 minutes (a short enough trip that we could buy a kilo of gelato in town and be back to the villa before it started to melt). The train station is also about a 20-25 minute walk and there is a nice park for the kids not too far from the train station. Marsciano is a great town. If you are looking to get away from tourists and immerse yourself in Italy, this is your town. There are no tourists in Marsciano evidenced by the fact that we asked everywhere for a postcard of Marsciano and one does not exist. Also, no English menus. None of us spoke Italian but we were able to get by and communicate well with the locals. The locals are so friendly because it is rare they meet a group of English speaking tourists in their town. Todi, Assisi, Perugia, Spoleto, Orvieto, and Gubio are all accessible within 10-60 minutes by train or car. The adults ate dinner on the front porch every night and drank wine while watching the sunset over the town of Marsciano. The porch offers an awesome view from up above Marsciano and one can see for many kilometers to neighboring towns off in the distance. It is a tremendously peaceful place and we never had any problem with bugs. I cannot thank the owner, Miss Nadia, enough for her hospitality. She kindly responded to at least 15 emails before our trip, she picked us up at the bus stop when we arrived, she brought us torta al testo for dinner on the first night, she had essential groceries awaiting us when we arrived, she arranged for us to have a crib, a carseat and a highchair, she brought us a cake one night, her husband helped transport us to the train station on our final day. You will not find a kinder and more responsive renter in all of Italy. If you do spend a week here, you must have Miss Giuliana come to cook at least one night. She cooked the most unbelievable meal for us and we agreed that a highlight of the week was having her spend several hours in the kitchen teaching us her special cooking secrets.

  • This house was delightful, well presented and spotlessly clean. The equipment especially the gym and sauna were well appreciated. At this time October 2006 the outdoor pool was unheated, but it provided a great cold dip after the sauna, Nadia, the owner, hopes to have it solar power heated next season. Nadia was extreamly helpful with anything we needed. We stayed for three weeks and will happily revisit there. It was convienient for sightseeing and the many local amenitites were close enough(by car) but still a good feeling of isolation without remoteness.

  • A lovely house with excellent fascilities - for adults and children. We had a very relaxing family holiday here. The owners are incredibly welcoming and couldn't have done more to help us enjoy our stay here.
