Since snowfall is typical in this area during the winter months, we do not offer refunds for weather-related issues or flight cancellations. ▶ Safety Supervise children and pets at all times. This is a very large property. There is a creek on the property without a fence or barrier. We also have a large bird bath and water tank for wildlife without fence or barrier.
▶ Wildlife & Insects (Rural Area) This is a rural, mountain area and a native habitat for many animals and insects. These include deer, quail, wild turkeys, coyotes, bobcats, mice, snakes, spiders, wasps, flies, ants, bats, etc. Do not approach wildlife - even deer. Be mindful of your surroundings and do not allow pets off leash outside at any time (especially at night). Always supervise children on the property. Use caution when driving to/from the house at night in order to avoid the numerous deer in the area. We conduct regular pest control and inspections, but can't guarantee you won't see the occasional insect inside. We try to keep them out, but they're persistent "buggers" :-). We're located in a dry, high desert environment and dust is a part of that. We are meticulous about our cleaning, but can't guarantee you won't see some dust inside; especially in summer.
▶ Cell Phone Coverage & Internet We have good cell phone coverage and WiFi speed.
▶ No Hunting/Fishing of any kind on the property
▶ Security Cameras & Recording Devices For guest security, we have two, outward-facing, exterior security cameras that actively record audio and video when motion is detected. They overlook the front door, and the parking area in front of the garage. Cameras must remain unobstructed and not tampered with or disconnected.
▶ Property Exterior Maintenance This is a large property with mature trees. We must perform brush clearing and other exterior maintenance periodically. We try to minimize this when guests are present. We will notify you if this will need to occur while you are staying with us.
▶ Additional Guest Fees Additional guest fees may apply (per guest/per night), depending on the number of guests you indicate on your trip request.
▶ Summer/Holidays Peak Season Cancellation Policy: Non-refundable due to high demand and bookings far in advance. Very difficult to rebook cancelled dates for large groups. We realize unexpected situations arise, and we are happy to offer a full or partial refund (minus) fees if we are able to rebook the dates you reserved.
Our prices include all fees. No hidden fees.

Great and quiet place to be. The bugs were a nuisance, but being that close to lake it makes total sense. Property hosts were great to work with. We had a blast.
A very beautiful and cozy stay near Mammoth lake. The house is big enough to host a large group. The place is exactly as described and flush with amenities. We couldn't enjoy the house as much as we were roaming around Mammoth and Crater lake. It is a very quite and rustic neighborhood. The kitchen utilities and the toy room could use some more cleaning.

Thank you so much for your thoughtful review! We're so glad to hear you enjoyed the cozy atmosphere, spacious layout, and amenities, and that the location worked well for your adventures around Mammoth and Crater Lake.
We appreciate your feedback regarding the kitchen and toy room. We do wish you had reached out during your stay so we could have addressed them right away. We've since followed up with our cleaning team to ensure those areas receive extra attention, as we have very hight standards for cleanliness as our previous reviews demonstrate.

We were happy to host you and your family and thank you for taking such good care of our home. Come back soon.
A beautiful property, lots of room and the property manager was extremely hospitable! We were there for a wedding, when discovering there wasn’t an iron at the property, they sent out one and a steamer immediately! We were able to grill for numerous members of the wedding party and enjoyed the outdoor space. The kids toys came in handy to entertain the flower girl while preparing the meal. Great overall experience. If we are ever in the area again and need a place to stay, we will do our best to stay here!!
Truly an amazing property. The floor layout is fantastic…add the wild life you get to observe and I could stay forever! The Host was great to work with too!!
I highly recommend if you’re interested in a quiet place to relax with family.
Beautiful spacious house with plenty of entertainment for all ages. We especially enjoyed the outdoor fun…corn hole, badminton & ping pong.
I appreciated how organized and well labeled the kitchen was. Also, the host was kind enough to respond to my request for an outdoor table for our family gathering.
House was great. House rules easy to follow and posted multiple ways for easy reminders. House owner was quick to reply to questions.

Oregon Vacation
Property was clean & was large however we probably should have not booked a property so remote since it added more travel time, even to just find a place for dinner. We also expected a mountain lodge atmosphere but got grandma’s home instead.

We’re so glad you found our home clean, comfortable and large enough for your group! However, we are puzzled about your negative comments regarding our location and décor? Most guests book the Cabin to get away from the hustle and bustle of the city, as our previous positive reviews demonstrate. We disclose on the listing our driving time to Klamath Falls (only 12 minutes away with numerous restaurant and shopping options) and distance to popular attractions like Crater Lake? Guests also receive the address of the property as soon as they book (you booked over seven months prior to your stay). A simple Google Map search would have clearly shown our location in relation to Klamath Falls and other attractions. We are also puzzled by your negative comments about the cabin décor? We provide over 45 photos on the listing which accurately depict all our décor? Perhaps spending a few minutes reviewing the location, photos and décor of the property before booking (or in the 7 months after booking), would have enabled you to realize the property didn’t meet all your expectations. You also could have cancelled the reservation for a full refund and without penalty within 60 days of arrival.
Overall the cabin was an excellent place to stay. The kitchen is well stocked, the rooms are spacious and comfortable, and the house is very clean and well kept. The waffle bar was a popular feature with my friends!I will note that while the listing at time of this review does say it is pet friendly, there was a sign on the steps saying dogs are not allowed upstairs. This is a problem if your dog typically sleeps in the same room as you. If you want to have your dog sleep in the same room as you, you'll have to sleep on a sofa bed. To me, the place isn't really "pet friendly" if the guest's dog isn't at least allowed in the bedrooms.Additionally, what isn't noted, is there were signs saying an upcharge for use of the propane grill

Thank you so much for your thoughtful review! We’re delighted to hear you and your friends enjoyed the cabin — especially the waffle bar — and found the home clean, comfortable, and well-equipped.
We appreciate your feedback about our pet policy. While we’re happy to welcome pets, we do ask that they stay on the main level to help maintain the condition of the carpeted areas upstairs and to accommodate future guests who may have allergies. It’s also worth noting that most vacation rentals listed as “pet friendly” still have certain limits — such as not allowing pets on furniture or beds — for similar cleanliness and allergy considerations. We understand this may be inconvenient for some pet owners and truly appreciate your understanding.
Regarding the propane grill, we have never charged to use the BBQ or propane, but in the past, we did have a small fee if the grill was left uncleaned or the tank was left on. That policy has since been removed. We would have been happy to clarify any confusion about that if you had contacted us during your stay.
We truly value your feedback and are so glad to hear you enjoyed your stay overall.
This was perfect for our annual family gathering winter vacation. It was stocked with all amenities. There was a problem with the oven being broken when we arrived and the owner, Melba, went above and beyond and had it replaced immediately. We also booked in June but come December we had alterations to our guest count and it was very easy to adjust.
If you want a house to spread out in, this is the house! We were three families, plus our dogs with us. The house was set up to accommodate all of us. Plenty of linens, kitchen supplies and the house even had a waffle bar set up! The beds were comfortable. There were three different sitting areas that allowed our families to have different activities going on at the same time. The property was covered in snow at the time, so the kids and dogs had a blast! There were plenty of board games, poker table and movies provided. Thank you Melba for a great stay!

We are so glad you had a comfortable stay; we do try hard to make it home away from home for all our guest. Thank you for your concerns. We had the Fireplace inspected and nothing was wrong with it just needed a bit more up draft assist. We have high speed internet, and most folks are knowledgeable on how to hook up laptops in fact we supple the cord to do just that to a very large TV screen. You also have Roku to connect to your favorite programs.
Lot of stress in dealing this vacation home. Home is confusing without proper bath attachments. We come for stress free vacation but checkout process is very stressful , everything you should take care even you have to place garbage bags at .2 mile distance from house . Everything is extra charged.

We are very committed to providing a positive experience for all our guests during their stay. We appreciate all your feedback and we’re sorry your stay did not meet all your expectations.
Please note:
Unfortunately, you never contacted me regarding the clogged toilets during your stay? We could have easily resolved that issue if you had just notified us. We found out about the (3) clogged toilets from our cleaning staff after you had checked out. This resulted in having to pay an additional fee to cleaners and having a repair person unclog one of the toilets. The small fee was to cover these additional costs. Had we been contacted before you checked out, there would most likely not have been the need to cover the additional costs.
We provided a Welcome Guide when you booked, you received check in and check out instructions, and signs are throughout the home explaining House Rules. This includes clear information on what to do with the trash. This is a large property (63 acres), therefore community trash pickup is at the end of a long driveway. Most guests simply put the trash bags in their vehicle and drop off at the end of the driveway. We certainly would never expect a guest to walk down the driveway with trash bags. Unfortunately, you never contacted me with questions about the House rules, or trash?
Always reach out to your host if you have a question, need clarification, or experience any issues during your stay so they can immediately address it.

Why they chose this property
We chose to buy this home because of the privacy, quiet and its proximity to lakes and rivers. We love having a little Paradise to come home to.
What makes this property unique
Our cedar home is very well constructed, with old growth blue pine through out. Solid oak flooring and Italian tile when you enter. We have wonderful drinking water; our well is about 300 feet deep! The home has a unique geothermal heating and cooling system. The clean air and the beautiful surroundings make you feel right at home. The wildlife you will see makes you feel like you’re in a nature preserve!
