Great Place Very Hot

Rating Details: The property manager was very helpful. The vacation rental was spotless. I was very happy with the location. I was very satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: We had a great stay, facilities are nice and lots of beds for a bigger family. No air conditioning in the Kona heat was rough for those sleeping on the second floor.

Thank you for staying with us and for taking the time to share your feedback! We're so glad you enjoyed the property, the amenities, and that the home accommodated your larger family comfortably. We understand that the upstairs can become quite warm during Kona's summer months, particularly since there is no air conditioning on the second floor. We appreciate you mentioning this, as it helps future guests set the right expectations. Thank you again for your stay, and we hope to have the opportunity to welcome you back to the Big Island!

for the most part the condo was ok... not a place to rent if you have children due to even though quiet time was from 9pm to 8am.... WRONG!!!! it was pretty much all day long or you got complaints... also not great if you have a hard time with stairs. NO AC only fans ... Will definitely choose a more family friendly place to stay next time.

Aloha, and thank you for your feedback. We’re glad to hear that, for the most part, you found the condo to be satisfactory. We’re sorry that the property wasn’t the best fit for your family. The community does have established quiet-hour and noise policies that apply to all guests and residents, and unfortunately, complaints regarding excessive noise can occur outside of designated quiet hours as well when it impacts neighboring units. We also want to clarify that the listing accurately discloses both the stair access and that the condo does not have air conditioning. Fans are provided throughout the unit, but we completely understand that guests who consider A/C essential may be more comfortable selecting an air-conditioned property. We appreciate your stay and your feedback, and we agree that choosing a property whose amenities and community environment best match your family’s needs is important when planning a Hawai‘i vacation.

Thank you for the wonderful service

Rating Details: The property manager was very helpful. The vacation rental was spotless. I was more than happy with the location. I was very satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: Excellent service and a wonderful stay. We asked whether tennis rackets might be available, and the very same day four rackets were delivered to the condo. That was absolutely fantastic and far exceeded our expectations. Many thanks for the outstanding support and hospitality!

The host was easy to connect with when we had questions. The condo was a great size for 4 adult couples and is in a nice location. We enjoyed the proximity to some snorkel beaches and only about 15 minutes to downtown Kona. Highly recommend staying here if you can!

Was a little set back from the idea of not having an AC but to my surprise this was not a problem. With all the openness of the home and the natural breeze we actually covered up at night , I hope to be able to come back and Visit KONA an if we do I would love to be able to stay here again,,, from all of us from ALABAMA THANKS for sharing your home with us we highly recommend this unit

Great property but no air conditioning made it very uncomfortable

Rating Details: The property manager was very helpful. The vacation rental was spotless. I was very happy with the location. I was very satisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: Great place, Great location and clean but no air conditioning made the stay almost miserable at times for me and completely miserable for some of my family that are not used to being in the heat.
Response from VrboOwner on May 27, 2026
Mahalo for your review and for highlighting the great location and cleanliness of the property. We’re very happy to hear those aspects stood out during your stay. We also appreciate your honest feedback regarding the lack of air conditioning. The property is advertised as a non-AC unit, but we completely understand that Hawaii’s warmer temperatures can feel especially challenging for guests who are not accustomed to a tropical climate. We do provide fans and encourage guests to open the windows and lanai doors to take advantage of the island breezes, though we understand comfort levels can vary greatly from person to person. Thank you again for staying with us and for sharing your experience with future travelers.

Family vacation to Big Island

Rating Details: The property manager was very helpful. The vacation rental was spotless. I was very happy with the location. I was very satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: We loved the rental - it was very spacious and had room for everyone. Beautiful location and easy to find. Just wish it had air conditioning - but with the windows open there was a nice breeze. And wish had elevator since we were on the 3rd floor (my 84 year mother was with us) -- but we survived since we would go out all day and come back in the evening. Would stay here again!!!
Response from VrboOwner on May 27, 2026
Mahalo for your wonderful review! We’re so happy to hear you loved the spacious layout and beautiful location, and that the condo worked well for your group overall. It’s great to know you enjoyed the island breezes with the windows open after your days out exploring. We also appreciate your feedback regarding the lack of air conditioning and elevator access. As noted in the listing, this property is a walk-up building without an elevator, but we completely understand that stairs can be more challenging when traveling with elderly family members. We truly appreciate you choosing to stay with us and would be honored to host you and your family again in the future!

Great location but the house itself has issues. We arrived and our room was infested with red fire ants and continued for the whole 8 day trip. Along with giant cockroaches and small cockroaches. We got video of both bugs in our bed. The house not having AC was horrible. The ad for the house said it was cool because of surrounding trees but that was far from true. It was unbearable. The very top floor was so hot you couldn’t stand to sleep up there. We booked this trip with 3 adults and 5 kids. When we arrived there was a sign letting us know if we got one complaint for noise it would be 1000 fine. Another sign telling us to mind our footsteps. This made it very difficult to enjoy the house due to the fear of getting a fine. If I would have known all of these things, I would have found a different home for our vacation.

Thank you for your feedback. We’re sorry to hear the home did not meet your expectations. The property is professionally treated for pests on a regular basis, and we have not found any evidence of fire ants in the home. As with any tropical destination, occasional insects can enter despite ongoing professional pest-control treatments. We also want to clarify that the property is clearly advertised and disclosed as **not having air conditioning**, so AC was not an amenity included with the reservation. We understand that some guests may find Hawaii’s tropical temperatures warmer than they prefer, particularly during certain times of the year. Regarding the noise notices, these are community rules intended to protect neighboring residents and apply to guests throughout the complex; they are not intended to prevent guests from normally enjoying the home. We appreciate the feedback, but we do feel it is important to clarify these points for future guests considering the property.

Great place for the family

We loved this property. It was very spacious and had plenty of room and bathrooms for everyone. The beds were comfortable also and there were lots of great amenities on the property. The kids loved the pool and we also loved walking down to the ocean in the evenings to watch the sunset. The staff were also very friendly and attentive and checked in on us regularly throughout our stay. We would definitely stay at this property again.

Family vacation

This was a wonderful choice for our stay. There was plenty of space for our group of eight. It was a close walk to a beach and snorkeling area. Also a close drive to area, restaurants, and attractions. The grounds were well kept. Plenty of parking. Very nice pool. The whole rental process was easy and there was good communication.

This property was amazing to stay at! The property managers were great at requests - helpful and kind about it. The townhouse itself was great. We Alaskans really appreciated the air conditioning in many of the rooms. There were 6 of us staying there and we were quite comfortable. We also enjoyed that it was close to the pool.
