This is a premier property, located above the famed Puerto Vallarta Malecon (boardwalk). Each level (there are three), has it's own unique vista of the Bay, the City & the surrounding mountains. The top deck, with the best vantage point, offers nearly unparalleled, panoramic vistas that are awe inspiring.
Each day offers an array of boating activity on the bay, from cruise ship arrivals and departures to fishing boats and whale watching excursions. At night the views transform to softened city lights and an evening fireworks display from the Marigalante 'Pirate Ship' cruise that lights up the bay for a few minutes each night.
Your entry to the house is through a gated and secure front entrance and straight ahead past the office area and through the open courtyard to the master suite. Here you will find a private windowed bath, double onyx sinks with all hard surfaces done in marble. The suite is topped off with its own private terrace for relaxing and viewing.
Back at the open courtyard are native plants, a waterfall/fountain and the adjoining office area. The office has ample work area with both hard wired and wireless cable internet available.
Up the stairs you will find a full, modern kitchen with additional workspace in the form of a kitchen island. All of the surfaces tastefully appointed with solid granite tops. Water to the kitchen is filtered for additional safety. Also on this level is the living area, with cable TV, stereo, DVD and a built-in surround sound system. Further back beyond the open area created by the courtyard is the 2nd bedroom and a second full bathroom.
The top floor has a separate living cabana with an additional full bath. Also on this level is an outdoor palapa with ample space for entertaining and relaxing. It features a large gas fired BBQ grill, additional refrigerator and side sink. As if that weren't enough, the top level has its own dipping pool for cooling off and relaxing. The pool has easy access in and out and multiple seating areas. Sitting in the pool and relaxing as you view out over the bay and the pool seems to transform to become part of the bay and your unobstructed views.
The property is fully air-conditioned including ceiling fans in the palapa entertainment area and in each bedroom when A/C is not needed. Twice weekly maid service is included in your rental fee. Rarities abound in this well thought out villa. You will find ample lighting and numerous electrical outlets for your convenience.
The location is superb, as you are only a 5 minute walk from the Malecon and all that downtown has to offer. There are numerous restaurants & shops close by within walking distance.
The villa receives its million dollar views from its vantage point on the crest of the hill. As such, the walk up the street can be a workout for some and out of the question for others. Inexpensive taxis are plentiful in Puerto Vallarta and living across the street is Jaime our out of this world property manager and bilingual taxi driver extraordinaire.
Arrangements on your behalf will be made for pick up service from the airport by Jaime. He will show you around the property and provide you with keys. Additionally a fully insured Nissan Sentra is available for rental for $25 per day. Comparable rates at car rental services are $60 + insurance and taxes.

Our home was built from the ground up in 2004/2005. While the exterior reflects Mexican charm, the interior has an Asian flair with all of the comforts of home. This is our paradise and we welcome you to share it with us. We have over 20 years history in Puerto Vallarta and I will gladly recommend restaurants, activities, day trips and more.

Yet, it's just blocks from the heart of Puerto Vallarta and the wonderful restaurants, beaches, shopping, nightlife and activities that Puerto Vallarta offers; the view of the bays and mountainside is unsurpassed.

This property was not what was shown in the pictures
When we arrived we were handed the keys and no one showed us around. The villa was not what we expected, Internet did not work, they finally fixed it the 3 days before we left, the bathtub did not work, air conditioning did not work in the living room. Also the cooking utensils were terrible, there was only one small cooking pot and frying pans were old , we ended up buying a new one. The bedding was old and stained, to us the villa was very tired looking.
Very enjoyable, amazing views, but could use major upgrades and repairs or advertise as such!
I had a wonderful time with my friends in Puerto Vallarta celebrating my 40th birthday. Amity was very responsive and Jaime was wonderful to drive us anywhere and have his colleagues take us on a 5 hour boat ride for snorkeling and to find beautiful remote beaches.
There are many things that need to be fixed in the house that were disappointing:
Remote for DVD player doesn’t work-we couldn't watch any DVDs during our stay
The HD TV and cable boxes were in place but no HDMI connections
Cable service doesn’t work, so virtually the TVs were unusable
Old large box TVs were left in the middle of the living room and master bedroom (after they placed new flat screens in those rooms) and really need to be thrown out
WiFi is awful, it was virtually impossible to get any service except moderately on the roof top
Air conditioner in living room does not work
Old Table and chairs from under palapa were left in front of top floor bedroom and really need to be thrown out
Old leatherish chairs and table on the middle level deck are ugly and uncomfortable. One of the really worn chairs was left in the area by the fountain and should be thrown out
Beautiful fountain on 1st floor does not work
Faucet below outdoor shower on rooftop does not work, the outdoor shower was ice cold
Broken/burnt out light bulbs all over house
Bathtub in master does not work-. This was a selling point for me with a bad back and it wasn't usable at all
Worm found in the master bed
Gecko found in the fridge
No soap or shampoo in the showers
Old, half used beauty products all over the bathroom drawers
Pool cover is wearing out so plastic bits are floating everywhere in pool
Pool is cold; lounge chairs did not exist as shown in photos
Light in office space downstairs too dim to be useful
Maid efforts ok but the house needs a very deep cleaning
There is a large empty plant pot downstairs by the fountain that should be thrown out
Random food and various half-used bottles left in fridge and around kitchen
Top floor bed is uncomfortable - felt like a yoga mat on top of springs
Middle floor bed not very comfortable
Bedding is low quality
Front gate lock wonky, hard to lock
They offer a car on the premises to use but the hill is too steep for anyone to drive up
Uber costs $4.50 from airport to house whereas Jaime charges $20-35

This is a very nice place with amazing views from both the top deck with a dipping pool and the deck off the living room area. You can see the city lights with the fireworks from the pirate boat on the water, and amazing sunsets over the ocean. It's just a short walk (about 1/2 mile)down to the malecon downtown area, but holy is it steep walking back home! The taxi drivers will not always even drive up the hill to this place, so if you stay here plan on getting some good exercise! We loved it, but the hike up and down did get a little tiring at times. The place was clean and the beds were comfy. Jaime was very helpful about arranging things to do. He arranged a boat rental for a day from one of the neighbors and it was terrific! $40 an hour and he took us whale watching (we saw a dozen whales breaching) and to a snorkel area (it was ok - nothing great but still fun) and fishing which was a blast. Then he filleted out the fish and sent it home with us so we could cook it up. He was very safe and professional and we had a wonderful day out on the water. We also ziplined with puerto vallarta adventures (not "the predator" one but the other one) and that was also a great time. Kind of expensive at $100 a person, but the ziplines were amazing and included some very fun extras. Lots of walking and climbing up steep hikes, but well worth it and a chance to go inland and see the jungle area. We also ate at Pipi's (Jaime's recommendation) and it is a great choice for delicious Mexican food and not too far from the house.
Top of the Hill - Top of the List
Although I did not "stay" at this house - I visited several times friends while visiting Puerto Vallarta! The house is awesome with its stunning views, comfortable living space and wonderful Mexican feel about the house! The drive is crazy uphill to reach the house but once there - WORTH the drive and one immediately feels relaxed as is the Mexican way! I would recommend this property to anyone wanting to get away and experience Puerto Vallarta and live as the locals live!
Million dollar view
We rented this house for 2 weeks and didn't want to leave. There was 6 of us that stayed and there was ample room for privacy. The pictures on the website are accurate but 10 thousand times better in real. The kitchen served us well with everything we needed. We each had our own bedroom and bathroom which was great. The views from the decks on every level were "breath-taking". The top deck was equipped with everything you needed, sun and shade. We went to the seafood market a few streets over and bought the best tasting seafood ever. Cooking it on the outside grill was awesome. The pool was refreshing and a nice touch. From the minute we arrived in PV, we loved it. Jaime met us at the airport as arranged and brought us to the house. Him and his wife are fantastic people. The house is situated in an area with local Mexican people which we loved. The location is great for walking to the malecon, grocery store and restaurants. The hill the house sits on is very intense. Some cabs couldn't make it up because it is so steep. By the time we left we actually got use to the climb. We would definitely return to this house, In fact, we cannot wait. Amity was a great help from our first conversation and we would like to publicly thank her for all her assistance!!! Until next time CHEERS
Overall wonderful home with beautiful views!
My parents rented this house for two weeks and we visited them for a week.
Jaime picked us up (group of 4 adults, 1 child) at the airport, which was wonderful. Our flight was delayed, but he was so welcoming and friendly when we arrived and helped us with our luggage.
The house had plenty of space for everyone. We had 6 adults and our son (almost 3) in the house for a week. (Note on this - I don't think the owners typically rent to groups with children due to the open nature of the railings on the rooftop. We asked in advance. It was a bit of a concern, but our son is a good listener and we watched him very closely.) With each bedroom/bathroom on it's own floor, it provided privacy for all. My son was able to sleep in the office (we did bring our own small air mattress though). I always had a hot shower, which was wonderful. The Wi-fi worked well.
The house is older, but well kept. It is up a VERY steep hill, so I wouldn't recommend it for someone with problems walking, knee problems, etc. Most taxis wouldn't even attempt to drop us off at the door. It didn't bother us too much. Quick walk to the Malecon and a nice grocery store nearby - Lay's. Barcelona Tapas restaurant is nearby and delicious, though pricey. The car was extremely handy and we felt it was worth the rental fee to save on taxi fare.
The rooftop pool/deck was amazing (though smaller than expected from the photos). Beautiful views and we were even able to see some amazing whale breaches from there (binoculars recommended). We spent a lot of time there eating, sunning, and my son really enjoyed playing in the pool with his buckets. We had to bring some chairs up from the first floor balcony to fit our entire group (and it was tight). The pool wasn't heated though, so it was chilly during our stay, but we managed to get in there on a couple of the hotter days. The outdoor shower was great for rinsing off after the beach. It gets cool up there at night, so bring a sweatshirt.
However, the house was LOUD. Church bells nearby went off at all hours, roosters crowing next door, and the open courtyard design made it tough for some in our group to sleep. Earplugs recommended! No dishwasher in the kitchen was a bit of a bummer. We wished there would have been barstools at the island for seating/eating. The fountain wasn't on/working during our stay, that might have helped some with the noise echoing through the house.
Overall, though, a great house!
Zip-lines, 4-wheelers, whale watching trips are also popular Puerto Vallarta activities.
