Inside, the spacious living room has a large sectional sofa and flat-screen TV for cozy movie nights. The dining room, illuminated by a stunning industrial chandelier, is perfect for shared meals, or you can dine poolside for a more relaxed vibe.

ABOUT THE NEIGHBORHOOD - EMERALD WATERS VILLAGE
⭐ Emerald Waters Village is an exclusive gated residential neighborhood on Holiday Road in Destin's Miramar Beach. It is just a block away from the gated neighborhood beach access on Scenic Gulf Drive. It includes a charming mix of Old-Florida-style homes with others that feature a classic Mediterranean look. There are two large community swimming pools that are located at each end of the Emerald Waters Village neighborhood. Both pools include convenient restroom facilities with showers and a spacious patio with plenty of lounge chairs to relax while soaking up the sun.

Other Things to Note:

STARTER KIT
⭐ Our property has a "Starter Kit" to get you through your first 24-48 hours. This includes two kitchen trash can liners, two dishwashing and laundry packets, mini shampoo, conditioner, lotion, one roll of toilet paper per bathroom, and one roll of paper towels. We supply a limited number of bath towels, washcloths, and hand towels. We do not provide beach towels, seasonings/spices, zip locks, or liquid dishwashing detergent. You can pick up your favorite items at the nearby Walmart, Target, Publix, or Winn-Dixie.

Wi-Fi
⭐ Our property offers free Wi-Fi, and the details can be found in the property binder located in the kitchen/living room area or in the digital property guidebook. While we strive to provide a reliable connection, please note that Wi-Fi signal strength may vary, especially during peak season due to high demand in the area. If you require high-speed internet, we recommend bringing a personal hotspot device. Please remember to bring your streaming service passwords and log out when you leave.

PARKING
⭐ Parking is available for up to 4 vehicles—2 in the garage and 2 in the driveway behind the house. Additional overflow parking is available on a first-come, first-served basis near the community pool and main entrance.

POOLS/HOT TUB
⭐ This home features a private pool in the backyard (heating available Oct–Apr for $65/night + Tax), along with access to 2 community pools in the neighborhood for guests to enjoy. Please note that no alcohol or glass is allowed near the pool. For safety reasons, adding any items to the pool or hot tub, such as bath salts or bath bombs, is not permitted. Any damages or additional cleaning resulting from misuse or additives will incur a $500 fee, including the full replacement cost if necessary. Please review and follow all safety guidelines and use these amenities at your own risk.

BEACH GEAR
⭐ You'll typically find beach gear available in the garage for guest use, including items like bikes, beach chairs, an umbrella, and pool/beach toys. Please note that this is a "leave one, take one" setup, so we can't guarantee what will be available upon your arrival. We kindly ask that you rinse off any sand and return the items neatly to the garage before checking out. Bike helmets are not provided, so please be sure to follow safety guidelines and use the gear at your own risk.

GRILLING
⭐ A gas grill is available for your use in the backyard, and we'll provide the propane! Please remember to clean the grill after use and keep it positioned away from the house.

SECURITY
⭐ In an effort to protect the security of our Homeowners and Guests, there are surveillance cameras on the outside perimeter of the home. Please note the Front Door Surveillance Camera is pointed towards the pool gate and the pool area will be in the frame of the camera coverage. If you touch or tamper with the cameras, you will be asked to leave the property immediately without a refund and will be held responsible for any damages.

PETS
⭐ Absolutely NO PETS. If you bring a pet of any kind, you will be charged an additional $500 per pet and be asked to leave.

BOOKING
⭐ You must be 25+ to book
The person booking and paying for the reservation must be a group member staying at the property.
Read, review, and sign OUR rental agreement within 48 hours of booking and before check-in.
No events or parties are allowed.

CHECK-IN/CHECK OUT
⭐ Check-in any time after 4 pm CST. Check-out is any time before 10 am CST.

EARLY ARRIVALS
⭐We would love to accommodate early arrivals. However, it is nearly impossible during the busy season due to increased traffic delays and a limited workforce. Therefore, if you have an early flight, please plan to book an extra day so that you may check in before 4 pm. If that isn't an option, one of our favorite public beaches is Pompano Joe's in Miramar Beach. It offers large bathrooms, plenty of parking, and a beachside restaurant. Our PCB properties have many options for public beach access, but our favorite would be Public Beach Access 54-57, right in front of Pier Park! Since we are always on a tight schedule, we ask that all guests depart promptly at 10 am CST.

KITCHEN
⭐Fully equipped kitchen with refrigerator, stove, oven, microwave, dishwasher, cookware, bakeware, glasses, mugs, plates, flatware, cooking utensils, coffee maker, and fire extinguisher located under the sink.

SMOKING
⭐NO SMOKING on the premises. You will be charged a minimum of $1000 fee for smoking inside the property.

REFUNDS
⭐Absolutely NO refunds or discounts due to weather, natural disasters, or any other situations beyond our control.

Lastly, HAVE FUN at the beach, but please beware of rip currents, and understand the beach flags!
