Devin and friends were great pleasant guests who followed all of the rules and left the property in perfect condition. We would welcome them back anytime.

Such a great caring family. They took exceptional care of our property and followed all of the rules. They were a joy to hang out with and have conversations with. Logan even gave us pointers on cornhole :). We wish they could have stayed longer.

We are sorry our rental wasn’t for you, but it is everything AS ADVERTISED. We know you cannot please everyone, but we are very proud of our reviews and track record. The ad clearly says that my fiancé and I live on the property and you were renting the private pool house, not the main house. You opened the main house door that leads to my master bedroom in the separate house not the actual pool house. The “older person” laying on the bed was ME! You will see me, the ‘older person” mentioned in a lot of reviews, I’m Ricky. Michelle and I told you this when we greeted you after getting fully dressed and came out to the pool to show you guys around. Your husband was already in the pool house looking around when you went opening doors to the main house. I was lying on the bed as Michelle was getting out of the shower as we were getting ready to go out to dinner. The pool house is totally separate from the main house as in all the pictures. The Wi-Fi is a cellular hotspot as described in the ad as well. You called first about the Wi-Fi that you kids needed it and we explained that we were out to dinner and we would be back in a few hours we would check it. It does sometimes need to be reset. You called back and said you needed the Wi-Fi for work in the morning and had to have the internet and was very frustrated, again you were told that we were about an hour out from returning. We also explained the both of us work from home two to three day a week and assured you that the Wi-Fi should fit your needs. Then before the hour was up you called back now stating that there were three vicious dogs, two jumped the fence and one got close to your kid, by jumping the pool barrier fence. I said we are really close to arriving home if you could wait and you said you could not stay here and had already left. FACTS!!! The pool is totally enclosed by a 6 foot high privacy fence, except a 20 foot section of 4 foot high. I have lived in this neighborhood over 25 years and have never seen a vicious dog. The pool fence has been up for five years, and I can guarantee you that one dog or much less two have never jumped into my back yard going over a 4 foot fence. Most dogs are contained with a 3 foot fence which is standard in most backyards with dogs, the pool code requires a 4 foot fence to keep children out. Why would we refund your money for your stay as the pool house you rented was as advertised. We also said you could return to the property and finish your stay, you chose not to. I will ask you to look at all the other reviews over the years and no one has had the problem you had with the “older guy” and the dogs. You never even contacted Vrbo about your problem instead you went straight to you credit card company to dispute the charges. Your disputed charges were not found to be legit as we did nothing fraudulent and the money was released to us.

Thank you for the kind words about how well you were greeted during the check-in and that you were impressed by both the pool and hot tub. We are very sorry that you had other plans for our property outside of the written rules and policies which caused you to tarnish our once perfect 5 star rating, but we are very thankful for the review to encourage others to read all the policies ad rules before booking our wonderful property that we choose to share on this VRBO platform. We strive to be extremely transparent and advertise "day parties" very prominently in the property description and in the rules. The property is perfectly suitable for all age groups as we have hosted both small and medium sized groups with no complaints over the years. The property guidelines are listed and provided for all guests to view online prior to booking and we are also always available via phone, text and the platform app to discuss party details prior to the event. We make every attempt to accommodate all renters within reason.

Thank you for the compliments on how ABSOLUTELY amazing the pool was. We are glad that you found the tiki bar, appliances, and various accoutrements in the kitchen. The reason you were not sent a code is because the door was left open, so a code was not needed to enter. We are sorry that you were stung by a bee. We have the property professionally serviced regularly by an extermination company and they also spray mosquitoes and ticks. I did contact the company about your review and unfortunately the treatment does not work on bees. They said the only way to get rid of them is to kill them with spray. They did set some mouse traps in the ceiling of the tiki bar and under the bar to hopefully catch our little friend. They said that being out in the country you are going to have them trying to find a home outside. We are out in the country so we will encounter visitors and flying things from time to time. We have emphasized that we do live on the property since guests often ask and, like you, are surprised when they arrive. We are not trying to hide the fact that you are renting the "pool house" which is separate from the main house which is occupied by my fiancé and me. You thought that us not being there was a win for you guys but it turned out to be a bad thing for us as "cleanish" is not a standard we strive for. Unfortunately for you, we had to travel and were not there for your stay. We typically do all the cleaning ourselves and maintain an extremely high standard of cleanliness, which you should expect as well when you rent our space. A professional cleaning company was hired for the time that we were out of town. We showed them the review and were told that they did mop the floors and scrub down the shower. With that being said, we will not use them anymore. We are embarrassed and our apologies that you did not find the place spotless. As far as the fees are concerned, why would you think that each person should not have to pay to use the property? More people require more chemicals to clean and maintain the pool and the hot tub, an increased load on the well and septic as well and more wear and tear on everything at and on the property that you have access to use. Everywhere we go we must pay per person for things like public swimming pools, water parks, hotels, and movies. We put that clearly in the ad. All the rules are for people to read and the more suggestions, complaints, and comments we receive must be added and put in writing as to what we offer and include another rule. SO sorry if you feel they are extensive, but we try to be as transparent as possible thus attempting to address many different topics can be lengthy.
