This cozy, yet spacious property, is located on a private drive in the charming town of Addison. Close proximity to absolutely everything yet secluded enough to enjoy your family moments.
Tastefully decorated and charming: 4 bedroom, 2.5 bath, 2700 sq. ft, 2 living rooms w/ 55" TV's and fireplace. One of most important and impressive features is our 1300+ square feet of staggered and tiered decking leading down to the waterfront and dock. We have more deck space than most condominiums have square footage :)
Huge outdoor grill, (2) kayaks, water toys and (2) mountain bikes on site allowing for land & lake exploration during your stay. Dock is suitable for most water craft with multiple boat accesses in proximity to the property.
Experience incredible swimming, fishing, biking, boating and Adirondack views / sunsets for your pleasure.
Many property improvements for 2018 season as well as new check in and check out times, allowing for a later check out than previous years.

We figured if our travel was limited with the little one we should get a home that has the most vacation fun possible....so we did!This was originally our home and we developed it with TLC we hope that you will find it as warm and comfortable as we did. Oh...the home is very 'child friendly' as well.

My wife and I Love life in Vermont. We are huge fans if hiking, boating, skiing and snowmobiling. This house placed us directly in the middle of all of this. Additionally;Burlington,Middlebury and Vergennes provide a nice mix of culture and entertainment. Fort Ticonderoga is rich in history and just across the bridge to NY. We are centrally located just minutes from cultural & entertainment cities so you may enjoy various activities with your friends and family.
What makes this House unique
This property is unique in so many ways. We can accomodate either small or large parties in total comfort. The layout of the house is conducive to allowing several different groups to gather together while each maintaining their privacy. We have hosted a few family reunions and our guests always compliment us on the fact that no one feels crowded. With two living rooms, office area, 1600 sq feet of outside decks and a dock different age groups tend to gather at various locations throughout the property. The kids have their own living room, adults their area, BBQing on the deck and others on the dock and in the water all at the same time. Sunsets are incredible over the Adirondacks are breathtaking. Sunrises over the Green mountains are equally as inviting. Lake access for boats, cross country skiers, ice fisherman, snowmobilers.

Comfortable and quiet property with a gorgeous lake view!
What a view! This place was the perfect spot for my group of ten. Although we came here in the middle of winter and the lake was frozen over, the sunsets and sunrises more than made up for it. The property had an abundance of beds, and everything was very tidy and well kept. The only issue we had was that the wifi was so slow that we weren't able to use it. Marty was an amazing and responsive host and we will definitely look forward to coming back again.
Luxurious, tastefully decorated and a true slice of Vermont. We absolutely loved our stay and the fireplace was a nice touch. We skied during the day and cooked at night......even hit a couple of breweries and restaurants.
Property was large enough to give each their own space with plenty of room for us to gather together as well.
We are looking forward to coming back in the Summer to enjoy the beach and water.
We definitely recommend.
Nice, not the best for fishing
I rented this property for a group of friends to do some relaxing and fishing. The amenities were just fine. It was clean and the sleeping arrangements were good for the most part. My only complaint was that it really didn't suit our party for the its intended purpose as well as we had hoped. The parking for trucks and trailers was very limited, the nearby boat launch is really only good for the spring season, and the dock is also only good for short term use and best in the spring when the water is high. (we did know about the dock ahead). Luckily the state launch is only a few miles down the road, so we managed. The house is on the small side for 12 people compared to many others I have rented, but it was sufficient. We did have a great time, and would recommend it to friends with a slightly smaller party and no major fishing/boating plans. Many of these downfalls I take responsibility for, as I should have asked a few more questions. I would say that the Owner should be more forthcoming with the parking situation, as we were told this was not a problem and ultimately it is ample for parties with one or no boats. Other than that, he was VERY accommodating for an early check in and pushing checkout out a bit (9am is fairly early). This was a huge benefit and we are grateful for it!

Based on your feedback and the feedback of other guests "we hear you" and are making the following changes......
2018 check in will be at 4pm and check out at 10am. Therefore, allowing a bit more time for our renters in the morning.
Fantastic location. Well equipped kitchen. Very dated furniture. Too many knick knacks
The decks are definitely the selling point of this property. Being right on the lake at the end of a dead-end road is delightful. Sufficient bathrooms and beds for a large party. The kitchen was very well-equipped, plenty of service ware, Tupperware's, kitchen odds and ends. The appliances are new and well functioning. A larger toaster would be nice,perhaps a toaster oven.
Air-conditioning's in every bedroom is a nice feature. Lots of TVs. I don't feel like they are necessary but some might like that. Plenty of towels, linens, blankets. It's very nice to have a newer washer and dryer on hand. Easily enough parking for 6 cars. Very peaceful being on a dead end. Very conviennent to have trash and recycling receptacles on site.
Kayaks and paddle boards are great to make use of the lake. I would highly suggest getting a dock that can be used at all lake levels. We would have really enjoyed having the use of the dock.
The house is spacious and has enough separate areas for people to disperse and take naps or get away.
It would be really nice to get rid of all the carpets. It would make cleaning up easier and make the place feel more clean and new. It is old carpeting that needs to be replaced with wood or tile, especially in the bathrooms.
The property could be easily enhanced by getting rid of some very dated and over abundant furniture. You wouldn't need to get anything fancy just freshened up. The upholstered dining room chairs are far too bulky and ridiculous. There is no need for desks in the bedrooms. One of the rooms has a very nice quilt spread which would be lovely to have in all rooms in exchange for the current comforters. The beds are very comfortable.
The deck could use a new coat of stain.
Having a general store and ice cream shoppe nearby is a nice perk.
With a few small improvements this house could be top notch.
It is a very nice location with plenty of room for everyone. We all enjoyed our stay. I would have given a 5 star except I think the house cleaner should have done a better job cleaning, being a house cleaner myself. Also there were tons of spiders and my niece flipped out when she found 2 big ones in her 4 month olds bassinet.
As for the owner Marty, he is very pleasant to talk with and prompt on getting back to you.

As to the spider incident...Ywe are in a country setting....but Yikes! Our sincere apologies. We got right on it and the cleaning staff was made aware accordingly. Sooooo, sorry.
Nice lake house, not exactly as advertised
The house was comfortable, but not exactly luxurious. The upstairs bathroom has carpet on the floor, which does not seem sanitary. The decks were very dirty as was the outdoor furniture. The kitchen had enough basics to get by, but that's it.
The view was lovely. The owner was accommodating - the grill was broken when we arrived and with one phone call a new grill arrived that evening. It was very nice to have use of 2 kayaks as well as 2 bicycles.
Most importantly, when we booked the home we had 2 requirements which we were assured would be met with this rental. We needed a home that was safe for small children and we were bringing a fishing boat. The home is not convenient for those with small children. Not only are there many stairs down to the beach (which was all rocks and no sand at all), but there were no railings on one side of most of the steps. You could not let a small child navigate those steps on his or her own. Also, there is no place to either moor a boat or even park it if you have to take it out of the lake at the end of each day. We had to pay to keep the boat at the marina, which was costly and not convenient. Also, they expect a 9:00 a.m. checkout, which is not only unheard of but also completely unrealistic. I do not expect to pay that much money to be rushed out of the house by 9:00 a.m. That is not even enough time to have a cup of coffee before you have to pack up the car. The house was not so meticulously clean to justify that early departure time.
The location is good. It is very quiet. There is a convenience store as well an ice cream stand a couple miles down the road. If you need anything else or want to dine out it's about a 15 minute drive into Vergennes.
Overall, we had a nice time but we would not rent this house again.

That said, as the owner, I would like to clearly state my thoughts on the matter.
Quality & Safety of the property:
We have been renting for several years. In those years we have not experienced this feedback from any of our previous guests. We 4+ star review rating with our VRBO guests. Our photos and videos accurately represent the interior, exterior, stairs and dock. they are, and always have been, clearly posted for all to review.
Dock and Boat:
I feel your pain and we apologize for this. It appears mother nature had different plans for Lake Champlain at that time. Lake Champlain as a whole seemed to be experiencing low water levels at that time which was very out of character for the lake. This not only affected our property but every property on Lake Champlain. We are sincerely it affected your stay with us.
Check Out Time:
9am prompt is the expectation and clearly stated in the contract. You actually received an email reminder as well. We are generally quite accommodating to our guests when a later check out is requested in advance. However, when not requested we find it to be inconsiderate to the cleaning staff and us as property owners. We have a limited time to bring the property up to our standards prior to next guest check. Guests not respecting this impedes on our ability to give our next guests the "WOW" experience they expect and paid for.
