The newly renovated Cottage is Rustic farmhouse decor is pet friendly sits on 6 acres of peaceful beautiful land with trails and a pond full of fish and frogs in the Catskills with endless trails.

Our rustic Cottage is between Tenannah Lake & Lake Musoday in the Town of Roscoe. The 2 beautiful lakes are within walking distance. The cottage is located 3.5 to Crystal lake Forest a beautiful public lake and beach with miles of trails to hike and explore.

Enjoy local fishing, scenic trails for hiking, bird watching, canoeing & kayaking, local water falls & the mud pond. Tubing down the Delaware River.The alpaca farm is 10 minutes away great fun for the kids & Adults make a reservation for a tour in advance.

After your fun full day of adventure come back and unwind under the mountain stars while enjoying a big bon fire at the fire pit. We provide all the wood no charge.

Check out our local town of Roscoe only 4 miles down the mountain you will enjoy great restaurants, little shops to explore, the Roscoe Brewery always have live music every weekend! The Courtyard is an awesome Bar & restaurant with a very friendly atmosphere & great food, in the summer they have live music over looking the mountains and the golf course.

The Rustic Cottage in the woods is fully stocked with plenty of amenities including board games, corn hole, always extra clean towels, toiletries shower gel, shampoo and conditioner. Of course toilet paper lol.

The kitchen is fully loaded with everything possible to make a great meal while entertaining your friends & family, Mike & I supply, ketchup, mustard, spices, coffee, tea, sugar, a cold case of water, Charcoal for BBQ, shampoo, conditioner & body wash. We look forward to meeting you & your guests soon!
The Cottage has plenty of areas to sit while enjoying nature. We supply a bbq and everything needed. Beautiful large deck overlooking the pond.

In theses crazy times come work remotely on the deck while listening to the wild life and the brook running. We have a very strong WiFi signal!

We are pet friendly 2 dog maximum and we don’t charge. We live on the property with our two very friendly boxer mix’s that love to play with there puppy quests.
Your dog must be multi dog friendly and of course human friendly. They must be well trained & be able to run off leash no exceptions!
Sorry no full breed Pit Bulls or German Shepards, Doberman pincher allowed New York State home owners insurance doesn’t cover them sorry!

The cottage is an open concept living room, dining room, kitchen. 2 bedrooms. The master bedroom has a brand new queen size bed. The 2nd bedroom has adult 2 full size bunk beds which can sleep 2 couples or up to 4 children. It is handicap accessible with a ramp to the front door. All the interior doors are 32” wide. The exterior doors including out to the deck are 36” wide.
Yes we love to get to know our guests. Mike & I are keeping the social distancing rules to keep everyone safe & healthy. We supply you with all the area places and restaurants and things to do in Roscoe & Calicoon Livingston Manor.
We make sure you are comfortable and know where everything is on arrival. Mike & I and our 2 very friendly puppies live on the property we also totally respect your privacy as well. Every guests needs are different and we understand that. We are here to help build bon fires and help with any of your needs.

There is also a Cabin and a luxury Rv on the property that we rent as well. Everyone has there own private fire pit, decks, and bbq and plenty of space & privacy all our past guests loved and enjoy our little resort and fun set up with outside games and plenty to keep you entertained and peaceful.
