Beautiful cliff-top villa with pool ,vineyard and breathtaking ocean views

This lovely villa is all on one level in a very quiet location on the cliff-tops between Praia da Luz and Burgau. It stands on extensive private grounds , walled and gated for privacy ,which include a vineyard stretching almost to the ocean front.
The kidney shaped 10 x 5 pool is surrounded by terracing with plenty of garden furniture, with a lovely lawn area ,mature flowering shrubs and fruit trees.
The entire villa has been refurbished and the accommodation offered is extremely comfortable and attractive. New modern kitchen with granite work surfaces and two new bathrooms each with travertine tiles , a shower, toilet , sinks and bath. All of the windows and patio doors have been replaced with thermal aluminium upgrades, substantially improving the insulation of the villa in both summer and winter .
Very spacious dining/sitting room with sea views. Sliding doors lead to the large conservatory with stunning views over the vineyard to the ocean.
Master bedroom with King size bed, wardrobe with mirror doors, patio doors to the terrace and outstanding sea views. En suite bathroom with bath ,separate shower and double vanity a.Second double bedroom with mirrored wardrobe, hand painted Alentejo furniture and doors to the terrace overlooking the ocean. Two further twin bedded rooms and family bathroom . Additional. roof terrace for sunbathing .

Just stayed a week in Villa Kiwi, as usual the property is well maintained and there is a new raised wooden deck for all day sun bathing .Burgau was as quaint as ever with a few more restaurants.

Wonderful Stay

A beautiful villa with stunning views, was a perfect location for our stay, beautiful cliff walks between Burgau and Praia Du Luz, 15 minute drive away from Lagos, villa well equipped. For our stay we paid extra to have the pool heated which made a big difference.

All very good, but they were paving the road, sow e had to park away from the property for 4 days, but Donald was most kind and refunded me half of the cost for pool heating. Use the Baptiste supermarket in Luz--it is near and ahs all that you need.

Perfect Home and Location

Great Location 5 min to Luz. 15 to Lagos. You can walk to Luz or Burgau along the ocean front trail. Beautiful view and landscape with citrus, figs and an old vineyard.

An absolute delight.We had the best of times at Casa Kiwi. The villa is amazing. Beautiful rooms, excellent facilities and a wonderful pool and huge garden area. Everything was well finished and we had all we needed to enjoy our stay there.Jeanette, the property manager was really responsive and helpful. I would highly recommend this villa to anyone looking to visit the Luz/Burgau region. We particularly enjoyed our trip to Salema beach, which wasn’t too busy despite it being mid August.It is very easy to get taxis (we used Uber) from the restaurants in Luz and Burgau so don’t worry about having to drive everywhere. Also, if you have a late afternoon or evening flight back on your final day, we would recommend booking a table at Kinoah. They do great food and you can use their pool for a small fee.

Beautiful villa in a beautiful setting, we felt very spoilt. Great location, very private and near lovely areas/beaches. The pool is fabulous - we had it heated which was especially good for the first half of the week, as it was very windy. Whole experience and stay went above and beyond our expectations. perfect all around

Our expectations of this accommodation were fully met, it was even more beautiful than described. The check-in information and directions were complete, and we also enjoyes the midweek cleaning service. It was wonderful to sit in the winter garden and look out over the well-kept garden and the vineyard to the sea. In a few minutes you reach the cliffs along which the fishing path runs. The house was clean and comfortable, we didnt miss anything. We would love to come back.

We stayed as a family of 5 adults and a baby. The villa is excellent and was perfectly equipped for our holiday. The owner arranged for a cot to be available which was perfect. The location is stunning with views to the sea and very quiet. We walked into Bergau several times along the cliff path although the path is not suitable for a push chair. The outside eating area overlooks the pool. There are 3 steps down to the pool which is a good size and there are sun beds available. We didn't have any communication with the local property manager so cannot comment on that aspect but equally we didn't need to. We would definitely recommend the property and would have no hesitation in returning.

Very nice home. The views were fantastic. Only complaint for us and maynot be a issue for some matresses very hard on all beds. No heat or a/c in a guest room. One remote missing for heat in living room. Great fireplace.

I'm sorry the mattresses felt a bit hard for you but normally clients are very happy with them - it may just be that you are used to a softer mattress at home . I didn't realise as your were a party of 2 you needed heating for the only room in the house which doesn't have built in heating . Had you let me know I would have had the cleaner put the large heater stored in the garage ,which heats this room in winter ,installed in the room for your arrival .Hopefully we will see you again when you are next in the Algarve. Amazing villa, stunning location, highly recommend

We spent 2 very relaxing weeks at Casa Kivi in Aug 2018. The house was wonderful, very well equipped with everything you could need, the gardens and view were just incredible. The house was secluded enough to be very quiet but still within easy reach of nearby towns, beaches and other facilities. We felt very comfortable and right at home from day one of our stay. It was especially nice to have such fantastic access to the paths along the cliff edge. We also really appreciated the comprehensive guide of what to do in the area / restaurant recommendations and general assistance provided by the owner. Can’t recommend highly enough – thank you. We will be back!

Another stay at beautiful Casa Kivi

We have just left Casa Kivi after a second enjoyable stay.The location is perfect,not overlooked and very peaceful.Nothing but a vineyard and the sea in front,with lovely walks in all directions. A new kitchen has been recently installed.The villa and grounds are large,and conveniently built on one level.Everything is taken care of very well by the gardener,cleaners and villa management company.The owner Donald has been most helpful. Peaceful view and awesome vacations

The house is great, with a splendid view. The upfront veranda is very useful. The mosquito net at each window and doors allow to sleep with fresh air without switching on the air cond. the area is super quiet. The bedrooms and bathrooms are perfect. We spent very nice time. We would have appreciated a bit more light during night time in the garden and swimming pool. It is very dark as there is no one around and a bit dansgerous for kids with the swimming pool. We would have appreciated also to be able to store the high valued bike in a locked garage. But overall was great time and location is also great

There are several lights in the garden by the pool and at the back of the house facing the sea .,including several sensor lights all around the perimeter of the house . Nice location but very overpriced for what it is

Booked this late and can see why it was one of the few left! Very overpriced - there are better properties for less money and we have made sure we have booked one of these for next year! We are used to staying in 5 star properties but this is a 3 star place for a 5 star price! Pool was quite small and freezing cold, even though it was a hot August! Had to pay for heating of pool but then found pool heater didn’t work - was initially told it would take 2 weeks to fix, obviously we were not happy with this and complained, so owner eventually agreed to get it fixed quicker but still had to wait and they had to come back again as didn’t work properly once fixed! The sofas were old and very uncomfortable,- the beds were very hard and uncomfortable and there was a horrible smell in one of the wardrobes which meant we didn’t hang our clothes in there!!!! The air conditioning unit outside is rusty and we had a big ant problem - had to buy ant spray to use every day! Only one tv in villa and this didn’t work properly a lot of times especially if you were using the internet! Nice location but can’t reach beach from villa. Other reviews claimed lovely walks but this meant that we had people walking passed the villa a lot so not a lot of privacy! Kitchen and bathrooms quite new but due to being overpriced for what it is, small pool, very uncomfortable and owners false claims we would not recommend this property, as there are many others that are much nicer!!!

Thank you for the time you have taken to review the property .The pool heater was replaced within 24 hours of you reporting it at a cost of £6500.The pool is normally heated in summer by the sun / solar blanket to a level of 26 degrees . You requested that it be heated to 28 degrees , the temperature of your home indoor pool which we accommodated . Due to the air conditioning being outside the external cover is affected by the sea air . The minor rust is purely cosmetic and does not affect the functioning of the air conditioning which I understand you used extensively throughout your stay . We will take your comments on Board and endeavour to look at the A/C unit casing . As I explained to you before your arrival the TV is an internet based system with full British and Irish terrestrial channels as well as pay tv for films and sport . Occasionally the TV signal is affected by the broadband signal particularly when multiple devices are attached to the broadband link at the same time . However in my time at the villa the TV reception has been very good . The surrounding coastal views are stunning and the beach in Burgau is a leisurely 15 minute walk along the ocean clifftop path with amazing views .Our previous clients have highlighted this and the peace and tranquility of the villa as being among the best features of their holiday . The coastal path is 300metres from the villa so I don't consider a few passing walkers at that distance affect the villa's privacy . On a final note you mentioned that you booked the villa late . In fact you reserved in early January for a 2 week booking in August . This is always a popular time often filled by clients who have visited several times and who continue to enjoy great holidays at the villa in what is a truly spectacular setting .

Currently based in Walton on Thames with my partner and our black labrador , we love to enjoy our villa several times per year , being very easy to escape from the fast paced London environment , and be in paradise after a short 2 1/2 hour flight from London. My four grown up children love to travel to the villa each year with their friends to enjoy the sunshine , beaches and local activities and nightlife. The villa location is truly stunning which you can only really appreciate when you are there with 300 metres of vineyard and villa grounds ,with the ocean coming up to the cliff edge at the end of the garden. We have enjoyed the villa very much over the last 18 years and my intention is to spend a substantial amount of time in the sunshine there in my retirement.

Why they chose this property

Having travelled the world extensively on business,I never ceased to marvel at an outstanding ocean view wherever I went. When we decided to buy a second home we looked at properties in several countries including Turkey , Croatia, Montenegro ,Italy ,Portugal ,France and USA and ultimately chose the Algarve and this property for its outstanding view and natural beauty, with the ocean view being absolutely stunning. With it's close proximity to Burgau and Praia da Luz (walking along the cliff top ocean path ) and the medieval town of Lagos (10 mins drive) together with the world class surfing beaches and golf courses nearby the villa was the ideal location for all of us. The villa has the perfect combination of as much peace and tranquillity that anyone would want to recharge their batteries from a tiring lifestyle at home ,bathed in sunshine. However with a large garden ,swimming pool and multiple beaches including surfing , golf courses and fantastic restaurants and bars nearby ,to enjoy your holiday at as fast a pace as you would like in the glorious sunshine. The summer temperature averages between 20 and 32 C , with the Algarve getting over 3000 hours of sunshine throughout the year. Many of the beaches are busy but there are also several remote ,less frequented beaches to be discovered . In addition there are local nature reserves where you can enjoy the local tranquillity together with the local wild life.

What makes this property unique

Stunning cliff top location with vineyard looked after by a private gardner and maid , with a large area of private grounds with private swimming pool overlooked by mature palm trees. If it's peace and tranquillity that you crave , and to escape from the 'rat race'the villa is ideal . If it's fun you are after ,it's a short walk to the coastal resorts of Burgau and Praia da Luz complete with beautiful beaches and multiple amenities, and a short drive to the world class surfing beaches and golf courses nearby . The medieval resort of Lagos is an easy 10 minute drive away with many historical points of interest ,marina and fantastic beaches complete with watersports, restaurants and other extensive local night life. All of these can easily be reached by local bus or taxi service.In addition any other part of the Algarve can be reached by car in 30 -60 minutes with Lisbon and Seville in Spain being approximately 2 and 1/2 hours away by car.
