Bedroom (3) contains a Queen-size bed, futon, dresser w/ mirror, & TV. In addition, there are also two full-sized futons in the Living Room. The property features a fully-stocked kitchen, washer & dryer, newer appliances, dishwasher, microwave, blender, coffee maker, pots & pans, & Flat Screen TVs. We have also lots of exposed brick walls, great sky lights, free telephone service, satellite cable, high speed internet access with WI-FI to surf the web anywhere in the house or outside on the deck.

I chose to convert my home into a vacation rental based on demand in the DC market.
I believe you will feel very comfortable. It feels like a home away from home.
Our initial impression of the property at 40 Bates Street NW was less than favorable primarily because of the condition of some of the buildings in the neighborhood and the extremely trashy conditions of the alleyway leading to the rear parking. However, we were happy to see that the property inside was well maintained, very clean, and well stocked with everything we needed for our stay - even umbrellas, which we really needed for several days of our stay. There were only a few minor issues that could have made our stay more enjoyable - the bed and pillows in the middle bedroom were not at all comfortable, the lighting in the kitchen was very dim, making food preparations and clean-up less than optimal, and another footstool in the living room would make it a bit more comfortable. Our group consisted of six adults and even though we had a vehicle, we found it easier and less expensive to use Uber for our daily trips to most areas in D.C. - usually a short ride of 2.5 miles or less. We were there for two weeks and would recommend this property to anyone looking for a great location and a overall nice place to stay.
The house was very comfortable and well equipped. The owner was very accommodating and quite nice to deal with. There were 3 adults and 2 children, and we all felt quite at home. The only issue was that we were not able to have the children go outside on their own as the neighborhood was somewhat concerning. That said, I would recommend this place to adult groups.
This home is well cared for and every detail is attended to. The space was most welcoming, as well as the decor. Their is plenty of space for everyone to feel at home. We wanted a local DC experience, this fits to a T. Home had all that was needed. The neighborhood is heartwarming where local families live, work, and play. Would recommend Uber, arrived in 5 minutes and took us anywhere we wanted, also a few groceries delivered was a time saver.
Great location for the Craft Brewers Conference.
This property was more than we had hoped for. Super clean, plenty of space, and so comfortable. More amenities than any other vrbo property I have rented, including laundry supplies! Our group of 7 had more than enough space to sleep, eat, and just relax when needed. Close enough to downtown to walk if you have an hour. Uber is around $7-$8 to get to any touristy area. If we ever come back to D.C., we will definitely book again!
My family and I really enjoyed staying in this lovely home. We felt that we got a great bargain, since staying in a hotel would have so much less with more of an expense! We appreciated that were allowed to come early and stay later than check out. We know that it might not have been possible. We would recommend this place without any reservation!
