WATER LEVEL & FLOW
The water level and lakebed in the photos are accurate as of 2/16/2026. The water level has been down 12 feet for 4+ years to repair the dam, but the dam was complete as of 2/16/2026. The water will slowly rise 12 feet over the next 2-3 months. We are unable to predict what the water will be like while it fills, as it's dependent upon many variable factors. We will update river/lake photos every couple of weeks. And when it's full, it's stunning!

This listing is for one side of a duplex. You'll have the carport/driveway, inside living space, and back deck (outdoor dining/grill) to yourself, but the lawn/firepit/hammock area may be shared with up to 5 guests from the other unit.

We live locally and have local maintenance and housekeeping available for needs that may arise during your stay.

Because we're in the country and near water, you may encounter various wildlife and bugs (snakes, skunks, raccoons, mice, spiders, roaches, wasps, etc). We utilize professional pest control on a regular schedule, but this does not guarantee a pest-free visit, inside or out.

You'll likely need a car to get around. HEB will deliver groceries to your doorstep via Shipt. Please check on Uber/DoorDash as those services seem to be intermittent here.

NO smoking. Smoking of any kind (including tobacco, marijuana, e-cigarettes, vape pens, and hookahs) is prohibited at this property, inside and out.

NO pets. Although we are pet lovers, this is a shared property with other guests who may be sensitive (allergic, fearful) to pets.

NO large parties or gatherings allowed. We have neighbors with full-time residence nearby who will report back with excessive noise or groups that exceed the home limit. Parking limited to 2 vehicles.
