WATER & RECREATION NOTES River depth ranges from 3 feet near the dock to over 10 feet mid-channel.
Water level is carefully managed to maintain a required minimum flow, regardless of rainfall, making it ideal for kayaking and fishing year-round.
Warmer months bring the arrival of floating button moss, which collects at the surface and along the water’s edge. Still safe to swim but less enjoyable for some.
SLEEPING ARRANGEMENTS - Primary bedroom: queen bed with premium WinkBed mattress (private, locking door) - Loft: twin + queen bed (accessible via ladder, open to living area, LOW 4' CEILING great for kids)

IMPORTANT DETAILS Tiny home water heater is small. Short showers work best, with time to refill between showers. Outdoor tankless shower available.
Outdoor spaces, fire pit, and riverfront are shared with one other tiny home (Bunk House), but each home has a separate porch, grill, outdoor dining and hammocks. Please note, boat lift is for owner use only.
We utilize professional pest control on a regular schedule, but this does not guarantee a pest-free visit, inside or out. Because we're in the country and near water, you may encounter various wildlife and insects.
We do our best to schedule our lawn service when the property is empty. Sometimes we are unable to coordinate this, and the lawn crew may be present for a few hours during your stay.
We live locally and also have local maintenance and housekeeping for needs that may arise.

One of best places I've stayed
One of the best places I have stayed. Nice, quiet, beautiful, and everything I needed was there. The views are amazing. It is so easy to relax and connect with nature being there.
I was in Seguin for business and if I have to come back, I will choose this place for sure.

Perfect slice of paradise
The owners were the easiest people to work with. Perfect spot for our girls trip. ADORED the outdoor shower. Can't wait to come back.
Overall property very well maintained and outdoor is very spacious. Located right on the water with easy access to water. Perfect tiny house for a couple and kids.

We truly enjoyed our stay. The home was perfect size for us and had a full kitchen so we were able to cook all our meals. The home is in a great location with Walmart/HEB being 8 minutes away so if you need anything it very close by. The area is so peaceful and relaxing.

This delightful compound of two houses right on the Guadalupe River is clean, comfortable be and perfect for a family (or two). The hosts are super communicative and very friendly. Highly recommended!

The river access, canoes, paddles and life jackets were all available for our use, including other floats to enjoy the water which was a great temperature. The tiny house was lovely, clean, and accommodating, with nice touches like hammocks and swings for relaxing outdoors. My family and I had an excellent time.
Nice getaway before kids start school. 2nd time to stay here. The property is awesome with the kayaks, float matt, and multi-deck spaces. Can’t complain!!

Wonderful Get-away for Two
This met and exceeded our expectations! We went in September for one week, rested, fished, kayaked and chilled. A perfect spot for a personal getaway and unplugging. The host was gracious and this place had everything we needed to cook and bbq. Several sitting areas if there are more guests and would rent again. Highly recommend.

Amazing
We had an amazing weekend here. The tiny house was clean and cute! It had everything we needed and more. They have thought of everything to make your stay more comfortable. They have some incredible oak trees and beautiful sunsets. We kayaked and enjoyed the River. My husband and I will definitely be back.
We stayed at the tiny for three night and have awesome experience. So clean and organized. Made finding thing so easy. Communication with owner was a wonderful experience. She was so attentive and quick to answer all questions. I give weekend getaway a 5. On a scale 1-5. Thanks for the memories

Second stay
I’ve had the pleasure of staying in the Loft twice. It’s very comfortable with a beautiful outdoor area. Laura is a fantastic host that supplies the Loft with everything you need for a great stay. She responds quickly if you have any questions. I would recommend any friends or family to stay there! I’m sure I’ll return at some point.

We love this place because it's quiet, near the end of a dead end country road with cows and lots of stars. But it's still super convenient (within 5 miles) to many things like Walmart and HEB.
