As advertised and more! Wonderful vacation home that was enjoyed by large extended family. Highly recommend this property! Brad was great with communication and answering a few questions we had.
This property has brought memories that will last our family a lifetime. We spent the week relaxing, enjoying Little Sodus Bay and exploring the quaint town of Fair Haven. The house was clean and well stocked with anything your family may need. Bedrooms were spacious and the on suite bathrooms were a dream. The perfect vacation spot for our large family.

This house had everything we needed in a wonderful location. The beds and linens were wonderful and the couch was so relaxing and comfy. 15 people fit perfectly. The host responded in a timely manner to our messages. We would go back without any hesitation.
The house was just as advertised if not better. We had ages ranging from 5 months to 80 years old. This house offered something for everyone to do. I will say we ran into a few small issues, nobody’s fault. Bernie was very responsive and made it a point to come over and fix the issue at hand. Another very great thing was the kitchen being stocked with everything you could ever need as well. Overall, we had a great stay and would highly recommend it to anyone.
Gorgeous home in a beautiful location. Brand new and super clean. All bedrooms great size with en-suite bathrooms. kitchen is spacious and well stocked with top of the line appliances. Owner didn’t miss a thing when building this . Bradley was there shortly after our arrival to welcome us and show us around the house. 16 adults had plenty of room and a wonderful vacation. We will be back. Thank you!
We found the property mostly comfortable for our large group. The east-facing setting with a great water view was appreciated by all. However, nearby amenities like supermarkets and good restaurants were absent.We would have preferred greater temperature control, especially at night. The four downstairs bedrooms were much cooler. Ceiling fans helped. Having just one kitchen sink for the large group was challenging. Otherwise the large kitchen with two dishwashers was much appreciated. Lighting was generally annoying, especially harsh for the dining table, almost nothing for the beds and missing entirely for the sink.Some in our group wished there were umbrellas and flotation devices for use in the nearby state park beach.One of our group of 12 reacted to the perfume in the detergent used to launder the sheets. They had to wash them multiple times to reduce but not eliminate the problem.None of the bedrooms are spacious. Some are cramped. But the king beds and ensuite bathrooms are a big plus. There are no grab bar for the showers. One of us brought a suction grab bar for our most fragile family member. That seems like an unreasonable solution for reducing the risk. Especially the downstairs bedrooms could use window shades for early bright mornings. Pack eyeshades!The sand box in a small boat was appreciated by our small children but rusty pointed nails required some workaround to reduce the potential for injury.
The spacious environment is conducive to reconnecting with family that have been separated for 5 years or more!

This is a beautiful property and very well appointed! Amazing water views and the house is gorgeous. Plenty of room to spread out. The hosts were quick to respond to any questions we had, too.
We had a wonderful week! The house was clean and thoughtfully appointed, and the location is absolutely beautiful. The house is on the water in a protected bay. Our kids caught lots of fish from the dock, and there is a winery that also serves food within paddling distance. The village of Fair Haven (5 minutes away) is small but quaint, with several good restaurants, an ice cream stand, and a cidery.
My husband is from Syracuse, NY and I am from West Palm Beach, FL. We met in south Florida where we married and started our family. In 1994, we moved our family to Virginia, where we were then a days drive to both families. We have 4 adult children, 3 daughter-in-laws and 2 grandchildren.
Why they chose this property
My husband's family purchased the original cottage in 1966, when he was 4 years old. Every year they moved to the cottage to live a slower paced, fun-filled summer. Once we had our own children, we took them to the cottage each and every year. Our growing family needed more space to gather at the lake. So we have built a larger home to accommodate all of us. Now we would like to share this experience with you. Bring your family and make new and exciting memories.
What makes this property unique
This property was one of 10 parcels originally established in 1895 as The Imperial Club. The original founders created a unique place for members to enjoy their summers. That is why today our property is one of the only deep lots with gradual access to the bay. You will find the best views and some of the deepest water in all of Little Sodus Bay. Too many benefits to mention !
