DETAILS: Welcome to "The Palms Cottage" This beautiful Rosemary Beach cottage features 2 bedrooms and 2.5 bathrooms with total accommodations for 6. With quintessential 30A charm inside and out, you'll love the home's wood beam ceilings, large areas of natural light and covered porches to relax on.

This 2-story house features a combined kitchen, dining, and living area on the first floor with multiple windows that provide ample sunlight during the day. The gourmet kitchen features built-in cabinetry, a gas stove, and seating for 5 at the dining table. The spacious living room has touches of modern, vibrant decor and comfortable seating to relax and watch a movie with a large, flat-screen TV. The living area opens up to a back patio and pergola with additional outdoor seating. Perfect for enjoying al fresco meals!

The home's fabulous guest bedrooms are on the second floor, both of which include private and covered balconies. The first has a king bedroom with a private bathroom, while the second has a queen bed with a private bathroom. There is also a bunk nook with a twin-over-twin bunk bed on this floor.

Perfect for our young family

Lovely home and ideal location on the board walk, across from the pool! Our family loves walking, and it was still easy to pop into town by walking or biking (we’ve typically stayed at house just 1 or 2 streets from the town center). It was fun to find puzzles and a few kids books at the house- we did a few of them while it rained ;)Because we have to fly to get into Florida, the one missing thing that would be helpful at the house is beach towels and sand toys. We packed these in our luggage, but would have been nice had they been at the home.It did get a little louder outside at times because of being situated next to the pool, but it was also a holiday week so it was probably just a more populated than we’ve usually experienced. Wonderful home and we would stay here again!

Good not great. Likely the result of an absentee owner and a very large management company.

Home was clearly very nice when built (as most are in Rosemary). However, we have stayed in many homes in the community and unfortunately, this house has been neglected by comparison. Large patches of black mold were visible in the guest bathroom and inside some closets. Rusty soap dishes. Linens on the bed were put on inside out. The kitchen was very poorly stocked and it was obvious that the owners do no cooking of their own. Dull knives, dirty knives with food on them when pulled out of the block, no chefs knife, one small cutting board. Dirty outdoor furniture. Not all of the guest cards worked at the pools and boardwalks because they were old and worn out. Again, the home was nice and 360 does a good job of providing toiletries, etc. But, for the price you can find quite a few better options nearby. Feels like 360 is trying to provide a hotel like experience within the confines of a rental home. What they don't realize is that it just creates a clunky experience when you remove things as basic as salt and pepper, oil, etc. like you find in most rental homes. We did enjoy their rental portal with all of the homes information in one place.

Steps from pool. Short walk to beach and Main Street. House is beautiful and functional. We really enjoyed our stay.

Great location, great layout for our family of four!

Pros: -The property location can’t be beat in Rosemary. Right across from Coquina Pool and crossover B, it provides quick access to and from a great pool and the beach. -The concierge was extremely friendly and quick to fix an issue we had upon arrival, even on a holiday weekend! They’re open 24/7 we learned, so don’t stress if you run into something. -The outside shower is amazing, especially for putting kids in for a quick shower between the beach and lunch/dinner! -Great dining table inside for playing games, to go meals, etc! -Bunk beds upstairs are super fun and sturdy for kids! Cons: -You have to find parking as the property does not have any designated parking but there were always spaces on the nearby streets. -The kitchen is small. Not much room to store groceries or cook. -The master shower is just a regular tub/shower and the plastic shower curtain will stick to you while you’re trying to shower. We used the secondary shower during our stay. -The chairs at the outside patio table are super heavy. You’ll have to pull them in and out for small kids.

Best beach house

We were thrilled with our recent stay here. The location of the house is perfectly spaced from the pool, the beach and the Rosemary shops. We were thrilled to see we were at the best end of the beach - not crowded compared to the main entrance. We will definitely be back!

Lovely house, less than lovely listing agency

The house and location are both beautiful. Conveniently located near the pool and boardwalk. The listing doesn’t do this place justice. My small gripe with the house was that it was extremely dusty, but that was far outweighed by everything else we loved. 360 Blue’s customer support was rude and unaccommodating during the uncertainty regarding hurricane Ian. They will not adjust your booking in the event of natural disaster. Be weary of the travel insurance offered because you’re only covered in very extreme circumstances. Tropical storm level winds and more are not enough to rebook with 360 blue or be reimbursed by the insurance offered through VRBO.

We loved this house! Very clean. The perfect location. A quick walk to the beach and right across from our favorite pool. They even had kid’s toys and games ready to play! We loved it so much, we will make sure to stay here again. Highly recommend!

Read before you book

Location is amazing, close to the beach and right across from a pool! Property could be so great but the management company running it is a nightmare. We’ve been to Rosemary several times and always love the convenience staying at the homes by the beach. The accessibility, toys in the garage, a fully stocked kitchen, beach towels, chairs, bikes! We figured this would be the same….we received a call a few hours before we checked in that the ice maker wasn’t working and they would leave a bag of ice in the freezer. Just call us when you need more ice and we will drop some off. When we arrived we said why is there a fridge in the living room? They failed to mention the entire fridge in the kitchen wasn’t working, not just the ice maker. They had put a fridge next to the dining room table (not close to the kitchen). That was the beginning of many problems. One of our dining room chairs was broken (see pic). The master bathroom had blood on the white shower curtain and mold everywhere in the shower. Then 360 blue swapped it out for a clear plastic one liner (see pic). There was no beach towells and only 4 bath towells. No laundry detergent. The broom looked like it was 20 years old and impossible to sweep with. They delivered our 4 bikes with 2 helmets (I asked for 5 In our email) and the bike trailer was attached to a kids bike (this prevented us from being able to ride the 1st day of our vacation). I went to iron a dress and the ironing board wouldn’t stand. Just problem after problem and 360 and blue has no solutions. In fact the supervisor we spoke to said it’s livable, You have running water and ac! This is our family vacation we’ve saved all year to go on. When we ran out of ice the next day I called and asked for more and they said we would need to buy our own and submit a receipt (not what I was originally told). The house is nice, kitchen is tiny. It could use a good deep cleaning (under couches, rugs)and it would be nice if they left things that every guests buys like salt and pepper, olive oil etc. Things that most home rentals have on Vrbo. The house has lots of books, games, toys, a high chair and pack n play. (We were told we would need to rent those so we brought our own). Turns out they had them after all. Rosemary is beautiful and the house was great. It just needs more tlc and a management company that cares about its guests experience. Hopefully the next guests get a fridge that’s not in the liv

Perfect house!

We had a great experience staying at here. The location was right next to the pool which was super convenient and a quick 2 minute walk to the beach. The house was so nice and clean. We had a problem with the freezer not working, but a new fridge was delivered to us right away. Loved our stay and would definitely stay here again!

Adorable and convenient!

We just finished a fabulous girls weekend at 32N. It was super clean and easy 3 minute walk to Mains St. and one block from the beach. All the beds were comfortable and the porches for cocktails and laughs. Great property!

October 2021 Stay

This home was perfect for our family of four with young children. Next to the pool and close to the beach. The house had everything we needed and we enjoyed the games provided by owners. Only issue was that one card didn’t work and it was eventually resolved after a few calls.
