On The Shores of Lago d' Como, Nesso is on the road from the city of Como to Bellagio, offering a postcard views of the lake. You will know you are in Italy the minute you arrive. The house is situated in Nesso, a lakefront Italian village, dating back to Roman times, a step back in time. Close to lake attractions and Milan, Bellagio, Como, Venice, Lugano with easy trips to famous Italian cities. Villa Rosina, owned by the Famiglia Pertusini for centuries, is a perfect lakeside retreat that puts you front and center on the lake looking west over the wonders of the region. The house is located off the main road via a waterfall crossed lane, down a garden staircase providing the perfect waterfront vacation in this secluded, historic retreat.

Enjoy the lakeside garden, boat dock, where you swim, and only a short walk to town to restaurants, bars and the ferry. Villa Rosina is perched on the shore of Lake Como where the lake activity of boats coming and going can be enjoyed from the terrace over a morning café or an evening aperitif. With great views, lovely gardens of cherry and chestnut trees next to the villa, this is truly the place for an Italian holiday.

One of the few water front properties around the lake with water access. Wonderful views, festive with the sound of the church bells, remote location nestled between Como and Bellagio. Tourist trips to Bellagio are only 25 minutes away.

Beautiful home in a stunning location. We were very grateful for the tips from hosts about transportation to Bellagio, Mennagio, Varenna areas. Climb down (and back uphill) to property might be difficult for some, especially with a lot of luggage. Quiet and quaint little town makes up for the planning required to get to other destinations on the lake. We particularly appreciated the multiple adapters in bedside drawer! Perfectly equipped for a big group!

Great location right on the lake with access to a private dock. Only issue around town are the roads, but that's not the houses fault. Roads are very narrow and I feel like I Reed a car to have it parked for the majority of the time. Parking is tight around town and I wouldn't feel comfortable with parking a rectal next to the road that barely big enough for two cars, let alone cars and buses. Id recommend travel by bus instead of renting a car. Other than that slight logistics issue, the house is great the towns along the way are amazing and the lake was incredible. We cooked a few meals in the kitchen and it has almost everything I needed. The ac was excellent as we came during a very hot time, so it was great to have the option of cooling the house down.

The property was fantastic. Loved spending time on the dock. We even got picked up for our boat tour from the dock. The instructions provided in advance were very helpful. Also, the bus stop being so close was very convenient.

Perfect Como stay

This VRBO was perfect! We are a family of 5 w young adult children. We had a daily activity; boat rental in Lezenno, ferry to Campo for swimming villa touring, bus to Bellagio and e bike/food/drink tour. We were able to come “home” to this amazing sanctuary w a full equipped kitchen and killer views from veranda. The Mercado in nesso Sherri was amazing for evening meals!

What an incredible spot! The photos truly don't do it justice. Just waking up and looking out at the lake from the terrace... I miss it already.Definitely recommend booking any of these places! We were really pleased with ours. Swimming off the dock was fun, and Nesso is a lovely town to explore on foot (prepare for stairs!)As others have mentioned, the driveway/parking situation is a little hairy so definitely recommend not renting a car if you can avoid it!Will definitely stay again.

Take me back!

We had a wonderful stay at this rental villa in Nesso, Lake Como. The owner was very friendly and welcoming, and the villa itself was clean, comfortable, and well-maintained. My wife absolutely loved the view from the master bedroom window—she spent morning hours just relaxing in bed with the windows open, soaking in the peaceful scenery.Our kids enjoyed exploring the charming town of Nesso, which has a quaint, authentic feel. One highlight was the nearby restaurant Brissó—an incredible dining experience, but be sure to make a reservation in advance!We would stay here again in a heartbeat. Highly recommended.

Gorgeous views, fabulous host and private boat dock!

We had the most wonderful time at Lino’s property. The house is clean and well appointed and perfect for groups of friends or family. It could easily accommodate large groups as there are multiple units. The host was so friendly and helpful and made the experience fantastic. We hired a private boat to tour the lake and they were able to pick us up on the private dock. The walk to the market was an amazing experience in itself! It was a wonderful vacation!!

Beautiful setting BUT…

We were disappointed with the lack of information in our villa regarding taxi service, bus schedules, local restaurants etc. This was even more frustrating since our owner Lino was slow to return our text and phone messages. Months prior to our stay, I had inquired about taxi availability and was told by Lino that they were available. That was not the case. Even the 2 companies he provided once he contacted us during our stay would not come to Nesso. He did have a friend who was able to drive us after 5 but was only available 3 out of our 5 nights. We were able to find out about the bus services by communication with neighbors but this was not our choice of travel yet at times it was our only option. If you want a beautiful and quiet location on Lake Como, Nesso is a great option. The views were breathtaking. Just be sure to grocery shop in Como prior to your arrival. If you want to visit any other areas on the lake plan on public transportation or have your own car. But keep in mind if you rent a car that the roads are narrow and winding.

Beautiful Stay in Lake Como w/ the best private dock!

We absolutely loved our stay at this property. The view from the deck overlooking Lake Como is so stunning, we sat outside every morning just taking in the lake and mountains! The private dock was INCREDIBLE, we could jump into the lake whenever we wanted and cool off during the hot summer weather. The rooms were nice, the home has a lovely vintage vibe that feels extremely authentic and very Italian. The washer/dryer in the bathroom was awesome and a great amenity. Our only “con”: this unit didn’t have A/C and we came in peak August heat, but that’s pretty standard among many houses in the area. If that’s not something you can handle, then maybe this house isn’t the best choice for you. We found that sleeping with the windows open and the provided fans was fine for us. Sure it was a little hotter than we’d like but the pros of this property and our experience far outweighed that small con. Additionally there are quite a few steps going up and down to the unit and to the dock, but it’s very doable. We found no issue with the steps/going up and down the hill. This area is a little more isolated compared to other towns (there are less restaurants here) but there is a bus stop right in front of the rental property at the top of the hill. We absolutely loved the C30 bus and found it so easy to get around to neighboring towns like Lezzeno, Bellagio, Como, etc. Will absolutely be back! Thanks to Leno and his team for an amazing stay!

Authentic Italian Villa in Lake Como

This beautiful villa is as described. It is located in a non tourist village so brush up on your Italian. A car is needed for sure. The driveway getting into the villa is just as Lino described “not for the weak” walking on the roads is also stressful as you are sharing a narrow road with buses, cars, motorcycles and other pedestrians so you need to be very alert. Inside the villa is very well appointed and Lino left champagne and 2 generous size cold water bottles. The aircon in the bedrooms was great after a day of sight seeing. Now I come to the best part- the VIEWS- they are spectacular and the pictures do not do them justice. The private dock is also a nice touch but it would be nice to have tubes or noodles to float around after jumping in in the apartment. We are a family of 5 and all pretty fit so the walking up the stairs to get to the driveway and up the steep hill is not an issue for us but would not be easy for someone who is not fit. I gave this place 4 stars because the internet never worked in the 5 days we were there unfortunately and we went through our data plans quite quickly . Lino did his best to help trouble shoot it but it never worked for any family member and the WiFi is also unsecured which also wasn’t ideal in this day and age. It also needs to be noted that Lino is 8 hours behind so communication does have a delay but he is extremely responsive once he receives and it was a pleasure dealing with him. And his girlfriend.
