About the Property

The local area is well known for golfing, fishing, hiking and water-sports, and hosts one of the most successful Arts festivals in Ireland. Music is available in local pubs in season, and there are several good restaurants nearby.
The house is an architect designed high quality detached home - set on 1.5 acres , with 180 degree views over Lough Derg and the Tipperary Hills. It is designed to take full advantage of the views, and is a warm home - timber framed with zoned central heating and wood burning stoves . The ceilings are higher than standard, giving a bright airy feel to the home. The picture includes one dining table - there is another of similar size, in total there is comfortable dining facility for up to 16 people. Accommodation comprises the following:
A large kitchen/living-room/dining-room is at the centre of this home, with southerly aspect, and magnificent views of the lake. This space has a sound system with built in speakers . A three metre square roof window makes this a particularly bright space. The room is adjoined by a living-room with TV - which also has a wood-burning stove.
Bedrooms 1 and 2 are at the west of the property, and enjoy en-suite facilities and patios. Bedroom 3 is a double bedroom with magnificent views over the lake and mountains.
Bedrooms 4 and 5 are located within the Diner area of the house, loved by families with younger guests. This area has a Diner style living area with a bar, and a double and twin bedroom.
The suite beside the house has two inter-connecting bedrooms( 6 and 7), one with a double bed, one with twin beds. There is also a small shower room with toilet and whb.
In additional, there is a small child's bed and a travel cot available on request.
Outside, there are extensive patio and decked areas - ideal for lounging or dining al fresco. Children love to play in the huge garden, which also has a greenhouse with herbs that guests are welcome to use. Many guests have cancelled touring plans, preferring to use the space for a stay-cation - especially those who are enjoying family reunion visits.
The East Clare way walking route ( easy to moderate) passes by, and the area is a particularly restful place, with forests, bog-land walks and beautiful unspoiled views over the mountains and lake. Attractions include Holy Island - accessible by a short boat trip available from the harbor - it is one of the earliest Monastic settlements in Ireland (500AD). There is a great park with children's playground and adult gym equipment, a maze, and at the harbour there is an Eagle viewing station.
There are restaurants and local pubs full of atmosphere and charm.

- Two bedrooms are located on the west side; both have patios and a king beds; both are en-suite - one bathroom is also accessible from the hall. One double bedroom is located on the south side, with great views over the lake and hills. It is often the choice for honeymoon couples even if they are the only occupants of the house! Two bedrooms are located in the east side Diner area, one twin, one double; these share a bathroom and Diner-style living-room with an additional day bed (single) available if required located within the Diner. There is also a travel cot suitable for a baby, and a small child's bed. At the side of the house, in a separate building, there is an additional extra 2-bedroom suite that is included when more than 12 people are are staying. The property is ideally located for touring the south-west of Ireland. Day trips to The Cliffs of Moher, Bunratty Castle, The Burren, golf and surfing at Laninch, Galway and Connemara are all within easy reach. Locally, there are boats for hire to explore the lake, and boat trips to the earliest monastic settlement at Holy Island. There are several parks and walking routes, and a children's playground. There is also horse-riding, music and great pubs and restaurants. There is a great fishing service with fully equipped boats - and the area is renowned for pike fishing (Sept- March).

Mountshannon is one of the prettiest villages in Ireland, once won the coveted overall Tidy Towns prize, and always features at the top end of this National competition for beautiful places. Overlooking the harbour, and enjoying a wonderful vista of Lough Derg lake and the Tipperary Hills, the setting is spectacular. Great walking, cycling, sailing, fishing, golf and other leisure activities are available locally. One of the oldest monastic settlements in Ireland is on our doorstep, and the area also has excellent pubs and restaurants. The white-tailed eagles nest in Bushy Island which is visible from the property - no need to bring your binoculars to spot this rare bird nesting in Ireland for the first time in 150 years - there is a super viewing facility at the harbour. The house itself is bright, spacious, well-maintained and enjoys amazing views from the main living space. There is a separate living room - The Diner - for younger guests to enjoy DVD's and board games. The bedrooms are in 4 separate areas, including a separate building right beside the house that is a two-bedroom family suite. The space allows guests privacy whilst also having generous "together" living areas both inside and outside over-looking the harbor and hills.
