The home spans three levels, giving everyone space to spread out while staying connected. You’ll find four bedrooms, 3.5 bathrooms, and two bonus lounge areas - each with a twin daybed + trundle perfect for kids, teens, or anyone who loves a cozy corner.

Outside is where Helm Overlook really shines.
Enjoy a private dock, sandy beach area, gazebo, party deck with lounge seating, BBQ grill, screened porch, and open decks made for coffee, cocktails, and everything in between.

1. No lifeguard on duty: Please exercise caution when using the lake and hot tub. Guests assume all responsibility and risk associated with water activities.

2. Hot tub usage: Enjoy the hot tub, but please follow these guidelines: a) No glass or food inside the hot tub; b) Rinse off any oils or lotions before entering; c) Keep the hot tub cover closed when not in use; d) Limit the number of occupants to the specified capacity. ---$250 per stay (fee collected separately)

3. Quiet hours: Respect the peaceful atmosphere of the neighborhood and observe quiet hours from 10 PM to 8 AM. Please keep noise levels at a considerate level throughout the day.

4. No parties or events: Our lake house is designed for relaxing getaways, so please refrain from hosting parties or large gatherings (Not over 20--including home max of 9) without prior approval.

5. Smoking policy: Our property is strictly non-smoking. Smoking is not permitted indoors, including the hot tub area. If you smoke outside, please dispose of cigarette butts responsibly and ensure they are completely extinguished.

6. Pets: While we love furry friends, pets are not allowed on furniture or beds. --- Fee is $250 per stay (up to two pets)

7. Damages and breakages: Please treat our home with care. Guests will be held responsible for any damages or breakages caused during their stay.

8. Cleanliness: We kindly ask that you maintain a clean and tidy environment throughout your stay. Please clean up after yourselves and leave the house in a similar condition as when you arrived.

9. Garbage disposal: Dispose of trash in the designated bins or bags provided. If the bins are full, please tie the bags securely and place them in the designated area outside.

10. Parking: Please Park only in designated areas and be mindful of other vehicles and neighbors' access. NO STREET PARKING.

11. Check-out instructions: On your departure day, please ensure all lights are turned off, appliances are switched off, and windows and doors are locked.

Amazing Lake Lanier stay

We have stayed at many rental properties, and this one is probably the best. Plenty of room, all the amenities you would want. The view is amazing. We loved the location, how close it is to the buford area, mall, waterpark. We can't wait to stay here again!

Wonderful Lake Lanier get away

This is our second stay at this Lake Lanier rental. It was wonderful. The location was perfect. We were close to a bunch of restaurants and marinas. There were plenty of amenities in the kitchen and wash room. We would definitely stay here again!

Wonderful Holiday Getaway

The house was amazing and cozy. Top off the line appliances in the kitchen and every utensil you could imagine. The lake view was incredible. Hot tub was an added bonus. Chel was responsive, easy to contact and even decorated the home for Christmas. Can’t wait to come back in the summer and get out on the water. Thank you!

When I travel I want a home away from home! This home exceeded my expectations! It was a wonderful way to spend Christmas with my grown children. Beautiful kitchen to cook Christmas eve dinner. Wow, what an awesome stove and refrigerator! The decks for taking in the breathtaking view. The dock for fishing, the peddle boat! Pool table...and so much more. The comfort of this home is amazing! So, its not home away from home....its the home I wish I had!with my grown

Nice property

Due to an unexpected construction problem on our home, we had to vacate for 7-10 days. So while this was not a vacation, the home was lovely and a great fit for our needs. Ray was a pleasure to deal with and was very understanding of our situation. The house was comfortable and had almost everything you would need, especially in the kitchen. The neighbors were friendly and the area was quiet. This would definitely be a place we would rent in the spring/summer to utilize the lake.

Fun fun even in winter!

Perfect Thanksgiving! The view of the lake was spectacular and the property offered some cool exploration, rocky trail to the private beach and woods with crunchy fall leaves! Everything you need except food! Comfy beds, lots of towels, extra paper towels and TP, awesome game room, pool table, and cool bar area. Streaming accounts for movie nights, portable Bluetooth speakers, propane for outdoor firepit, exercise bike and elliptical, two big refrigerators, awesome stove, air fryer, coffee pot & Keurig. 20 minutes to Margaritaville with snow tubing, ice skating, and fair rides!! Chel the property manager was incredibly helpful, polite, cheerful, and responsive! Successful holiday!! Cheers!

The primary reason we rented your house this weekend was because of the boat dock and the beach. The boat dock was unusable because it was sitting on the ground. In addition to that, when accessing the beach area on the trail which is on corp property, the neighbors were extremely rude and mean. They stood on their balcony yelling obscenities, curses and threats. Most of these were done in front of small children. The result was that many family members were afraid and the children cried. It made the weekend very miserable. Many people and children were unable to enjoy the boat. In the boat dock was also a broken ladder with broken wood. There were very sharp edges and someone could easily get hurt. Finally, the gang plank going to the dock was damaged. It could easily have broken and injured someone. These three items are completely unacceptable.

Anniversary Stay

This was our first visit to a lake house on Lake Lanier and thoroughly enjoyed it. The house was very clean inside and well appointed. We had a few questions upon arrival and the manager was quick to reply to us. The only problem we had was figuring out how to work the TV's. There are multiple TV;s in the house but only 2 cable boxes, so if you want to use the TV in the bedroom or bar area you have to unhook and rehook up the boxes. The listing needs to state that the TV's are only steaming and that boxes need to be moved. We wasted a lot of time figuring this out. I would have given this house all 5 stars if not for the deferred maintenance of the outside. The landscaping around the gazebo was over grown. The walkway down to the dock is comprised of stairs and cut wood logs. The stairs had some rot and needed paint, and the logs were rotted, and we fell thru a few. Also, the dock had peeled paint and the cushions on the upper deck were so soiled that we could not use them. The box in which some of them were stored was broken. We rented a boat and the docking on the side of the dock was great. All in all, I would probably rent this hose again, beautiful view and great location, but I would request that the outside patio furniture cushions be cleaned prior to arrival.

Nice House on Lake Lanier, Some Improvements Needed

Pros: The house itself was great, spacious for our party of 5. All the rooms were clean and plenty of beds for everyone (6 in all). The kitchen was well stocked and easy to prepare meals in. The boat dock fit our pontoon and fishing boat comfortably. The cove offered a safe spot for child and pet to play.Cons: Every property has its quirks, but this one had no welcome book or guide to answer or address some of the common things. The outside of the property certainly needs some TLC, as other reviews have noted. Several dead trees along the property line including one with a widow maker on your way to the beach (Note: to get to the beach, you need to go over the white bridge, up the grassy hill toward the neighbor, through the gap, and then you'll see a trail to your right). The pine slab stepping blocks are well on their way to rotten and can be slippery when wet. A big selling point to staying here was the upper deck of the dock, but the furniture was moldy, had wasps hidden in the wicker, the fire pit was full of water and unusable, the grill had no propane and had at least two wasps nest that I was able to see. The box to store cushions had a hodgepodge of Christmas decor and no lid. The listing says it is a fenced yard, but that is not the case. The grill outside of the bar hadn't been cleaned in a long time and had to improvise cleaning it to avoid flare ups from all the grease (I also had to reattach the handle for the lid, found the screw in the grease pan).

Family trip

Overall it was a great property and location. Ray was very accommodating with everything. There were a couple of things that the listing said it had and didn't. One was it said the yard was fenced in which would have been great for my little dog, but was not. The other was it said it had 4 bathrooms that had showers. Its actually 3 full baths and 1 half bath. Other than that we had a wonderful time and really enjoyed this property with our family. We would definitely rent this house again.

Amazing Property and Beautiful Views from Inside and Out!

We have stayed at many Lake Houses on Lake Lanier and this home had the best lakefront property by far! The private cove makes it feel like you are on your own private island. The dock and amenities on the dock, are set-up so that all your guests can spend the day on the lake. There is even a grill on the dock! The home is beautiful and very comfortable. It has everything you need to just show up with food and enjoy your stay. There are amazing views of the lake from almost every room of the house. The basement / lower level is perfect for a second family or the teens to stay in. This home is a great get away for friends and family to be together but also have their own space. You won't be disappointed!

Great Location on the Lake

We enjoyed our stay at the house, and the location worked great for us. We brought our boat and explored the south part of the lake, and loved hanging out at the party dock. Some of the rooms need better storage for clothes, so that you can fully unpack. And the TVs do not have cable tv or satellite TV. You can either watch Netflix, or use HDMI to hook up a laptop for live TV. Overall, great location but the house amenities need a little work.

Easter Family Weekend

Great view & location on Lake Lanier. We felt the house wasn’t quite ready for hosting Vrbo guests. Several items listed as being available at the house were missing like hair dryer, iron/ironing board, blender, there were TVs but no hook up for cable/satellite (just TVs), a “second gazebo” . Overwhelming smell of fresh paint on lower level. Construction of a missing upper deck railing was attempted while we were seeking a quiet weekend. Owner should have told us about this before we rented. Should have been done before guests arrived. Big safety issue! Kitchen needs bakeware. Plenty of plastic to store foods but nothing to bake in. Lamps needed in rooms as only blight overhead lighting available. There was no place to put clothing. We lived out of suitcases. No hangers in closets. Lower lever bathroom door doesn’t close. Recommend black-colored washcloths for makeup removal; asking ladies not to use supplied washcloths is not reasonable.
