The space
The very spacious 5 bedrooms and 2.5 bathrooms a vacation home can comfortably accommodate 15 guests throughout 3010 square feet of luxurious living space, offering an ideal size and layout for large families and groups traveling together, or multiple families getaway! The moment you first arrive, this home makes a statement!

We’re excited to offer a kid-friendly home with a game room, and a big screened lanai with pool.

The resort offers wide streets and sidewalks throughout the community with extra amenities available in the clubhouse area.

*** The first floor has a living room, large open kitchen with dining room, and a NEW game room.

- The Living Room with a new sofa and Smart TV 58”.

- The NEW kitchen appliances and fully equipped open kitchen concept with new Smart TV 65” includes a breakfast bar and a dining room with plenty of seating for up to 16 people.

- The NEW Games room (located in garage) has a soccer table, basketball shooting game, air hockey table.

- The outdoor patio includes a NEW heated pool with beach towels, a new BBQ grill, and new tanning chairs for our guests to fully enjoy. Pool depths of 3-4 ft.

**( The second floor has all the bedrooms:

1 big king bedroom + sofa bed
1 full and twin bedroom
1 queen bedroom
2 bedrooms with 2 twins

All rooms include NEW fresh white linens and comfortable bedding + pillows. Everything is hotel quality, we do not skimp on the quality of our items. They are sanitized and washed after every customer. Cleanliness is a priority in this home.

We also provide a washer and dryer for free of charge.

All essentials are provided (toiletries, cooking utensils & pans, linens, towels, etc.)

There are new smart TVs and free Wi-Fi in each bedroom (excluding the kid's rooms), kitchen, and living room.

If you are bored or want some friendly competition, the garage includes a new basketball hoop game, football, and air hockey! For adults and kids to enjoy.

The neighborhood is safe, quiet, and peaceful.

** Guest access
Guests will have access to all areas of the house. Instructions will be available the day before on how you can check in.

** Other things to note
⏱Early check-ins (when possible): Must always be authorized by Host. Official check-in time is 4 pm.
⏱ Late check-out (when possible): Must always be authorized by Host. Official check-out time is 11 am.

This property is NON SMOKING. There will be a $300 charge if the smell of smoke or evidence of smoke is in the house upon check out including E-cigarettes. Absolutely no smoking or Vaping inside the home. Smoking can be done anywhere outside as long as all exterior doors are closed.

** POOL HEATING is is not included in the nightly rates. There is an additional fee of $35 per night including tax to heat the pool. We recommended the heated pool for the months of November to May. Heating is required to be on for the entire stay, 2 days notification is required in order to heat the pool. A fee of $35 per day must be paid prior to check-in. Pool heating will not be scheduled to turn on without the payment. Be aware that the pool may take 16-24 hours to reach its set temperature. No refunds will be given due to incremental weather.

- The pool temperature is heated between 75F - 87F degrees in the winter. It’s an outdoor heated pool. Please don’t expect it’s as warm as a spa or indoor heated pool.

- No specific pool temperature is guaranteed during and after cold fronts, or in winter general when days are short, pool heaters may struggle or even be unable to keep the water at the same temperature until the weather gets warmer. The pool heater will help to warm up the pool faster when it gets warmer outside, however, you should not expect “bathtub temperatures” during or after Florida winter cold fronts or cold nights.

- Our pool heater pumps have a safety system that prevents overheating of the element when the pump is working overtime in cold weather conditions. This way causes a temporary shut off services automatically until the pump can regain its functionality efficiently. * (This is optional and may not be available at some times.) Please do not touch the pool equipment at any time under any circumstance.

- Our pools are on a weekly cleaning schedule on Wednesday or Thursday so during your stay a staff member might go to the pool to complete the cleaning. They will not enter the home and only the back patio area. We do our best to keep it free from leaves and debris but sometimes and especially on windy days there may be leaves or debris in the pool. We have provided a portable skimmer for you to remove any of these should you encounter any.

- Please SUPERVISE your children constantly and never leave a child unattended in or near water. There is no fence to block the kids from running into the pool if they are unsupervised. You are responsible to protect your children and prevent them from running into the pool. Use the pool at your own risk. The host assumes no responsibility for any incidents at the pool.

** BBQ GRILL uses with additional cost of $35. This will cover the cleaning of the grill so you do not have to worry about cleaning it before check out. Guests will also be responsible for obtaining their own propane. If there is still propane left on your arrival, feel free to use it, otherwise you will have to make a trip to the store to exchange the propane tank. There’s a Lowes, Chevron, Circle K nearby for you to swap the propane tanks. Charcoals should NOT be used on the gas propane grill. Please follow all guidelines in using a propane gas grill. Homeowner does not take any responsibility if the propane gas grill is used incorrectly. Each guest will use the grill at their own risk. We recommend that you do not use the propane gas grill if you have no experience in using one.

** PETS - Please take care of your pets, make sure they don't damage property and refrain from bringing them into bedrooms, couches, pool. Please clean up after your pets. Max 2 pets at the same time in the property, $65 fee per pet/ per trip. This goes to our cleaning team, our cleaners charge more for this service. Pets should not be left alone in the home unless in a crate. Fees may apply if there is excessive shedding or anything chewed or destroyed by your pet.
We accept Service Animals as required by Law. We do not charge extra for a service dog. Guest remains liable for all and any damages caused by people or dog .

Under the ADA , service animals must be harnessed, leashed or tethered, unless these devices interfere with the service animal's work or individual's disability prevents using these devices. In that case, the individual must maintain control of the animal through voice, signal or other effective controls. The animal must be under control of the handler at all times therefore never left alone in the home.
** AIR CONDITIONING:
A/C temperatures set between 72ºF-79ºF and set to Auto/Cool position. Any lower setting will cause the A/C unit to freeze up, resulting in considerable damage to the unit. Please ensure all doors and windows remain shut for equipment to function properly.

** SECURITY CAMERAS
There are security cameras monitoring the front exterior and surrounding perimeter of the property. There are no cameras inside of the home nor are there any cameras directed towards the pool area & back yard to ensure your privacy.


** HOUSEKEEPING: There is no daily housekeeping service provided in the rental rate. Before check-in, the house will be thoroughly cleaned and inspected by a professional cleaning company. Clean sheets and towels will be available in the house. Mid-stay cleaning services during your stay can be requested for an additional fee.

** WIFI: We offer complimentary wifi. There are times when our wifi carrier goes down due to no fault of ours. This happens very rarely but it can happen which may cause wifi interuption during your stay.

**TRASH DISPOSAL: Please observe trash collection days and place trash in the trash can outside daily to keep a clean home.
