The Cozy Cottage is a charming little home with high ceilings and lots of natural light, and is just a 5 min. walk from Historic downtown Norcross. It has 2 bedrooms and 1 bathroom, with a pull-out sofa in the living room, and can sleep a total of 6 people. Though the cottage might be small, this home has everything you need for a comfortable stay. Covered outdoor seating, shared backyard, fire pit & hammock. Families and children are welcome; pack n'play and high chair available upon request.
The Cozy Cottage is a brand new 2 bedroom, 1 bathroom home with a fully-equipped kitchen, dining table and couch, 65" TV, lots of natural light, a designated office area. plenty of mirrors, and full-sized washer/dryer. Walk straight through the back yard to reach downtown Norcross in 5 min. You have your own covered outdoor dining and seating area, as well as access to a shared backyard space which include a hammock and fire pit. We welcome families w/ children and have a pack n' play, high chair, and kids plates, bowls, and utensils available upon request. There is also a pull-out full-sized sofa with bedding available upon request. Parking is available next to the main house for 2 cars, and a lighted, gravel pathway leads you through the fence gate to the cottage.
Guests will have full private access to the Cozy Cottage. Guests will access the cottage via a smartlock system using a secure pin code that will be sent prior to arrival via text and email.
You will have your own entrance through our fence to access the cottage, and a shared pedestrian gate in the backyard that gives you direct access to downtown Norcross. Backyard spaceâincluding a natural gas fire pit and hammockâis shared with guests from our 2 other rental units on the property. You will have your own covered porch with a bench and bistro table.
For any questions or concerns during your stay, you will be able to message or call us directly. We want our guests to have a great experience, and weâd love the chance to address any issues you may have as soon as possible. Additionally, we offer in-person support/maintenance when needed.
Conveniently located within walking distances of all the best restaurants, activities, and park amenities that Historic Downtown Norcross has to offer, in addition to being a 10-minute drive to the Forum at Peachtree Corners. Downtown Norcross is an active downtown area with local events weekly, and the local police and fire station are nearby as well. We are only a 3-minute drive from Flint Hill and 173 Carlyle House for those attending a local wedding, and 18-minutes away from the Perimeter Chapel.
The Cozy Cottage is on a generally-quiet street behind an elementary school. Please note that Historic Norcross has trains pass through downtown frequently, and this train is 3 houses away from our home. We consider this to be part of the experience at the Crossing Collective, but have provided sound machines in every bedroom for those who are lighter sleepers.
2 gravel parking spots are available to the side of our main house, and a lighted, gravel pathway leads from the parking area to the cottage. From the Cozy Cottage, you can get to downtown Norcross in 2 minutes by car, or 5-8 minutes by foot.
The Cozy Cottage is in the back yard of our main house (the Crossing House), and shares the backyard space with the Crossing House and 1 other unit (the Magnolia Mini), which together make up the Crossing Collective. The backyard space is the only shared space on the property, and we have quiet hours between 10pm to 8am to ensure all guests have a pleasant stay and that our neighbors are happy. There is a decibel meter that will notify you via text if you reach the noise limits for our area. Please note that it does not monitor or record conversations, but simply the noise level.
About Us: At the end of 2021, we got married just down the street at Flint Hill, with a rehearsal dinner at the 173 Carlyle House, and we loved the area so much we bought this house as place to come back to when we are in town. It is our first home together and we wanted it to bless others like it has already blessed us, so we decided to renovate it and add 2 additional units in the backyard to be able to host more people in one place. When we got married in 2021, there were no options like this available to host Catherineâs family from out of town, so we wanted to create a space where sweet memories can be made for our guests. We are usually traveling for work, but Danielâs mom, Bonnie, and cousin, Jessica, are just down the road for any needs that may arise during your stay. We hope you love our homes as much as we do; we had you in mind as we built them!
Cancellation Policy:
Guests must cancel within 48 hours of booking and at least 14 days before check-in to receive a 100% refund for all nights, minus a 10% processing fee.
Guests must cancel between 7 to 14 days before check-in to receive a 50% refund for all nights, minus a 10% processing fee.
Guests canceling less than 7 days before check-in will be charged 100% for all nights. We are sorry that we are unable to offer a refund this close to your booked dates.
We do offer a 10% discount for guests who book using our non-refundable payment option, but please note that this option does not allow for any refunds.
Insurance: We have insurance for both the property and our guests for certain circumstances through InsuraGuest.
â Neighborhood quiet hours are strictly enforced from 10PM-8AM;
â Noise levels must be kept strictly under 60 dBA during the day. Music and/or excessive noise outdoors (i.e., yelling, noise amplification, musical instruments, animal barking etc.) must be kept to a respectful minimum at all times. Outdoor Music is not permitted after 10PM. No amplification devices or musical instruments can be used outdoors or can be audible outside the home at any time, day or night. Guests must be mindful of their noise levels at all time;
â No smoking, vaping, marijuana usage, or use of illegal substances is allowed on the property ($1,000 fine);
â No pets allowed due to safety and allergen concerns ($500/pet fine);
â Do not exceed the maximum allowable vehicles. All vehicles must be parked in designated parking areas;
â Parties/events, lack of decorum, and disruptive noise will not be tolerated. If this rule is broken and/or the neighbors are disturbed, we reserve the right to ask the guests to vacate the premises with no refund and a fine of $500;
â Guests must maintain all property and furnishings in good order and may not make any changes to the property, including moving furniture, unless otherwise agreed to in writing by the owner;
â Guests may only use appliances for their intended use;
â Guests, other than those registered at the time of booking, may not stay overnight at the property;
â A booking may only be made by someone who will be staying on the property for the entire duration of the stay for safety and communication purposes. The only exception is for business trips being booked and paid for by the guest's company, in which case the responsibility for the trip (including all communication) will be transferred to the guest after the booking has been confirmed. In either situation, it is essential we are able to communicate with someone staying at the property.
â All guests are the sole responsibility of the primary renter regardless of whether the primary renter is on the property or not;
â Guests are not allowed to exceed the agreed upon occupancy limit. Maximum occupancy cannot be exceeded at any time (see above regarding fines for parties/events);
â Guests are responsible for doing a house walkthrough and reporting any damage upon entering the home. Our cleaners and property manager check and video each property before guests check in to ensure the property is in good condition, as well;
â Fire pit and string light use is strictly prohibited between 11PM-8AM, but please note that quiet hours begin at 10pm out of consideration for our neighbors and other guests on the property;
â Trash day is on Wednesdays, so if you are staying at the property on Tuesday evening, please take the trash bins (by the deck at the side of the main house) out to the curb and bring them back on Wednesday.
â Upon booking, you will be required to complete our pre-arrival information which includes: identity verification, a safety deposit (credit card hold only) of $500-$1000 depending on the timing and group size, and signing our rental conditions. If this is not done within 48 hours (or prior to your check-in time if within 48 hours), your booking could be canceled without penalty to the host and in keeping with the cancellation policy. **Please note, you will NOT receive your check-in instructions until this information has been completed.
