Welcome to our home. We would like for you to enjoy and respect it as you would your own. Our goal is to create a wonderful 'experience' for you and look forward to new and past guests alike.

Located on 40 acres, (Therefore the name Grandpa's Back 40 - where he used to raise sheep); view the horseshoe shaped pond, beautiful mountains and wildlife while being only .6 tenths of a mile from the Dreams Park and 5 miles south of Cooperstown. This home is available from APRIL - NOVEMBER for many attractions in our area.

The home is not owner occupied, leaving no personal 'clutter' behind! We enjoy it ourselves in the off times, but leave it renter ready and ask that you leave it as you find it. We always try to be there to greet you when you arrive and are easily available throughout your stay. I have been in the hospitality business all my life and take pride in making sure your stay is enjoyable. The perfect location is one of it's best assets....so close to the Dreams Park you can hear the games being played and see the Fireworks every Thursday night from the back yard! The tour train goes right through the center of our property (no late evenings!)...listen to the whistle of times gone by...better yet take the scenic train from Milford to Cooperstown and see the house along the way! So close to Cooperstown and Oneonta's sights, etc.

Interested in day trips while you visit? We are within 1 3/4 hours from Turning Stone (casino); Saratoga Horse Races; SPAC; Albany - visit our capitol - many theatres, museums, music venues, etc. While in Cooperstown visiting- the infamous brunch at The Otesaga Hotel is a must. Looking out over beautiful Otsego Lake enjoy your lunch/brunch and make plans to take the tour boat, go fishing, boating, sailing, swimming. There is a boat rental along the lake (fishing boats, canoes, etc.) and several spots to go swimming. Visit Council Rock, The Stone Bridge, Clark's Tower or take the Brewery Trail featuring local breweries including Brewery Ommegang (several concerts throughout season) and Council Rock Brewery (also known for it's Friday night fish fry). Information and pictures of these sites and more will be available to you in our home. (Please note: some of the above are seasonal so be sure to check before you arrive)

Bedroom Set Up:

Master bedroom: 1 queen size bed

Fireplace bedroom: 1 queen size bed

Baseball bedroom: 2 twins.

Living room is large (25 x 14) with ample seating - large sectional and comfortable chaise with large TV. Games, puzzles and folding card table available. We are trying to maintain our homey and relaxing atmosphere that past guests have enjoyed during Dreams Park season; therefore based on the hectic schedules we have during ball season we can not accommodate team parties . We have been renovating our home in our spare time with a few things left to do (mainly the completion of the deck). There is now a completely new kitchen with all new appliances. The large bathroom has been done over . New washer and dryer in laundry area. All fresh paint on ceilings and walls. New mattresses, towels and linens.

BBQ grill and fire pit and a little relaxation area. There has been a lot of use of our four person Paddle Boat and small fishing boat - they can be used for fun or to fish in our stocked pond (for renters only!) Listen to the peepers while watching an awesome sunset. Early risers will enjoy the sunrise with the rolling hills as the backdrop.....you would never guess that you were in the middle of so much to do when you look out at the 40 acres and see wildlife. Sightings so far have been a white crane, heron, beaver, geese, deer, various birds (including bald eagles), frogs (an unwanted snake by the firepit...they leave when the sun goes down!) In season we have an herb garden just outside your front door - please feel free to use anything there.

A little side note: the turn out for this years (2016) Hall of Fame Induction was over 50,000! We can only imagine what it will be when Derek Jeter gets inducted! That year I will be providing primitive camping (tents and campers) for a nominal fee. Porta potty's will be provided!

About Darlene

I am the grand-daughter of the original owner of this home. Grandpa built the home in 1963 and it has remained in the family since. I grew up on this property and am a graduate of Cooperstown Central School. Although my mother and I do not live in the immediate area any more, Cooperstown and it's surroundings are near and dear to my heart. I am an esthetician by trade and my significant other is a carpenter/contractor. I have 2 sons who, along with us, wish to maintain this house as a place for us to vacation as well as you!

Why Darlene chose New York

We have decided to share our home with vacationers because of it's great location, and easy access - it is located on St. Rt. 28, a 5 mile trek directly into Cooperstown. We enjoy looking out at and walking through the fields and watching the wildlife.

There is so much to see and do in the area that you could visit every season and find something else exciting!

What makes this house unique

The beavers have decided to take up residence as well - so we have an additional 'wildlife refuge' on the property. We are close to the Cooperstown Scenic Railroad train ride - it goes right through the center of our property! Most major attractions are within 20 minutes of our house.

2017 WILL INTRODUCE OUR FABULOUS DECK WITH FANTASTIC VIEWS!

Beautiful property near Cooperstown!

I've had numerous and varying experiences renting private homes around the country, and this was one of the best experiences yet. The property is even nicer than in the photos, and the owners have been doing a lot of work remodeling and updating (they're doing a great job)! We absolutely loved the character of the home, and the view out the back is spectacular. Waking up each morning to look out on the foothills, greenery, and pond was fabulous...one morning we were treated to a doe and her fawn munching in the field. Darlene is an excellent communicator - always available for questions and very prompt in her responses. She clearly cares about the comfort of guests staying in her home, and having her so available for questions is a huge plus. We loved all of the history of the property, and very nice personal touches to make it feel so homey for the week our son played baseball at Cooperstown. And, location...location...location. We were so close to the Dreams Park it was almost like winning the lottery! With so many other families having to travel 20, 30 minutes to get back "home," we were there in just a few minutes. That made going back and forth to the Dreams Park seamless. Thank you to Darlene for opening this home and adding to our wonderful trip to Cooperstown!

Perfect House for Dreams Park

This house is very clean, all necessities are there, very comfortable. The view out back is amazing, my son loved the little boats in the pond before going to Dreams Park for the week. Location, location, location. This house is perfect for your daily trips to Dream Park. Darlene, the owner, is very responsive to any questions you have and follows through immediately. She has baseball memorabilia throughout the house and information about the history of the house, as well as the railroad. My husband is a history buff so he enjoyed the information very much. Would definitely stay again. Thank you Darlene for an enjoyable week.

Excellent location, not what we expected...

Let me 1st begin by saying, Darlene was absolutely fantastic to communicate with. She is highly personable and very timely and patient. We were looking for a house beginning the day after the HOF Induction on very short notice and Darlene's house had just come available. I grabbed it based on location, sleeping arrangements and perks. The bedrooms and bed situation were nearly perfect for my family. The pond and paddle boats provided excellent entertainment for my 4 teens.

When we pulled up to the house, however, we were immediately greeted by a large pile of construction material in the driveway. The description said that there would be a new deck for the beginning of the 2016 season. Unfortunately, the deck was not complete and building material was piled in the driveway. Upon entering the home, we realized how much construction the house was under. Unfinished floors (covered with rugs), moulding and trim missing throughout the house and a new, not quite finished kitchen. Unfinished electrical wiring, unfinished tiling, an unsecured lower cabinet, many missing drawer and door knobs. I wish the description was more clear because we just remodeled our own kitchen and lived thru 4 months of construction and I was looking forward to a nice, clean and put together home. The herb "garden" is actually pots outside the front door that had been picked almost clean. The "stocked" pond had no fish. The "relaxation" area had remnants of past renters and filthy chairs. The beautiful slider out to the deck was sealed close so we could not go out to the back deck to see the fireworks or sit overlooking the pond. The master bedroom bed is extremely uncomfortable and pillows are too soft.

We had an issue with hot water the 1st night (there was none), and when I sent Darlene a text message, she immediately responded. I tried her suggesrions, to no avail. She had a repairman at the house by 8:30am and he fixed the problem. I understand unforseen issues and I was grateful that she had the issue fixed so promptly.

There is so much potential for this home and I found myself dreaming of "what it could be." All in all, once the renovations are complete, I agree with other reviews that it WILL BE spectacular. The location is fantastic, and convenient for all the Cooperstown area has to offer. The home was clean and Darlene is a dream to work with.

I am pleased that you were satisfied with my main concerns - cleanliness and promptness in prioritizing to fix what needs fixing in any given situation. I am sorry that you were dissatisfied in some areas and will address those as follows... Yes indeed there is a pile off to the right of the driveway of approximately 10 boards covered with 2 sheets of lattice. Yes the deck was not complete and it was stated "hopeful to be completed by 2016 rental". Back to prioritizing- we had a water disaster in February that caused us to have to replace the entire kitchen and several floors/walls and trim. Having to be ready by Memorial week with a full season rented since last year that did not leave much time after insurance money cleared to get materials, etc. therefore there are 2 wires up under the cabinets in the kitchen (one for puc lights and one for the vent); there are 2 cabinets with no knobs and a few drawers that have nothing in them ; the tile for the front door is the only area covered with a rug; and the backsplash tile above the stove in the kitchen is not complete. As for the herbs in the pots - there is one basil plant and pepper and tomato plants in the pots located to the right of the front door. The herb garden is located to the left as you walk out the front door - as noted - and has a large oregano patch, basil, Rosemary, chamomile, chives and sage. The mattresses are all new this season and I am sorry you were uncomfortable - along with the pillows. There are other pillows in the hall closet as people have different preferences. The cleanliness of the relaxation area chairs is on me- I admit I don't always have the time on a normal Friday turnover day to clean the chairs - they are under the tree and do get sap, etc. I will keep this in mind. The fish - well... I can guarantee they are in there as guests have been catching them and we personally stocked it.. I can't guarantee who catches them. I completely understand how frustrating it is to live through a renovation; living almost two hours from this home it was very hard to get the minor things done while the larger ones are looming. The installation of the deck rails was put on hold until rental season is over and will be fabulous. I can't wait to go there and relax like I used to after this year of unplanned construction. Have a wonderful rest of the summer and enjoy your new renovations!

We thoroughly enjoyed our stay while in Cooperstown. The property owner, Darlene was so grateful and nice. The home was perfect for our visit to Cooperstown...very clean and Darlene was so hospitable. You really felt at home, away from home !

Perfect house for Cooperstown Dreamspark

Just checked out this morning and we couldn't have been more pleased! It's so close to the park...you don't have to worry about leaving an hour before games and a much added benefit that's probably overlooked, you are going to the park in the opposite direction of most everyone there! The line coming from Cooperstown to the field is a mile long most times of the day. You pull right out of the drive way, drive maybe 1 minute and you pull right into the park! It's close enough that you can run home in between games for a quick nap and snack or to run your kid to the house for a good, hot shower. If you have any siblings traveling with you, the pond will keep them entertained for hours on end and they especially like the free wifi lol The house is very neat and clean and all the renovations that are being done are top notch. There is a great outdoor area to have a bonfire at night and once done, the deck will be a much added feature! I'm a little jealous it wasn't done while we were there lol The backyard view is beautiful! The kitchen is fully stocked for all needs. The owner was so easy to contact and very communicative, it made our week at Cooperstown even more enjoyable!

Excellent time !! Family time !!

I couldn't have been more happy to spend the weekend at "grandpas back 40 " !! From the views to the accommodations to the lake , it was all perfect . We had a chance to hang out with our kids play board games eat together and get away from our technology if just for a few days . The house had history , class , and felt like home . Perfect for a weekend stay or longer , it had everything we we looking for .
