The guesthouse is comfortable with a Mayan style artistic grass roof.
Unique and inviting. This is the only air conditioned palapa style guesthouse on swimmable beach on the island. Our villa is located about 7-8 minutes by taxi outside of town on a peninsula with a lagoon on one side and a beach on the other side of the main house.
The luxury of the beachside palapa is A/C with 22' ceiling, king size bed, fully equipped kitchenette, Mexican artwork, and a furnished patio with hammocks overlooking the swimming beach with a heated saltwater pool and Cancun as the background. We feel the best way to see Cancun is from here. All guests have good FREE internet access.
The unit is air conditioned with wireless internet and beautifully appointed with sitting/dining areas, efficiency kitchen, ceiling fan, patio and chairs In addition, the palapa has hammocks on the patios. There is an outdoor shower for that refreshing rinse when coming off the beach or going in the pool and of course cooling off while you sunbathe.

Best spot on the island
I can't say enough good things about Villa Makax and the hosts, Steve and Lindell.
We stayed for a week and would have loved to have been able to spend a month there. The location is wonderful, right on the bay looking across to Cancun with just the lagoon across the street. Away from the bustle of El Centro but only a few minutes by taxi it really is the best of both worlds.
You can chill at the pool, sit down by the beach under one of the two small palapas, go for a swim in the bay or just kick back on the porch with a good book and a cold beer.
It was great watching the day progress from the early morning silence broken only by the gentle lapping of the waves on the sand beach to having the first few fishing and dive boats puttering by, to the relative "bustle" of mid-day, with party boats passing by off-shore or docking at one of the two nearby beach clubs to again enjoying the quiet and watching the sun set.
Steve and Lindell are two of the nicest people you'll ever meet and Juan, the caretaker, met us with a smile and promptly showed us to our casita, which was lovely. The bed is super comfortable, the shower has great pressure and a wonderful supply of hot water and there is a small, functional, kitchenette that we really never used since we preferred to eat out at the great restaurants that are all over the island.
Having air conditioning is a nice bonus although we only used it twice, preferring to just sleep with the large sliding door open, which was plenty cool when combined with the ceiling fan and the gentle breeze. The area is obviously quite safe and we never thought twice about leaving the doors open.
A golf cart would certainly be a nice way to get around, and there are plenty to rent, but we just took taxis everywhere and never waited more than 5 minutes for one to pass by. Fares vary from about 50 Pesos to get to the nearby La Gloria neighborhood to about 100 Pesos to get into El Centro, making it super easy and economical to get around.
Steve and Lindell have been on the island for decades and have great suggestions for places to eat if you prefer but are also wonderful about respecting your privacy. They really are fantastic people and you'll love meeting them.
The hardest part of our stay was having to leave and we can't wait to return. Hopefully you'll enjoy your stay there as much as we did.
Villa Makax was absolutely wonderful. From the moment we arrived and were greeted by Steve and Lynnedell, we knew it was was going to be a fantastic place to spend a week. The grounds are beautiful, the heated pool (temps checked everyday personally by Steve) was perfect. The view of the Bay of Cancun from the bed when we woke each morning and almost private beach is one of the best anywhere. It's a small property in a very quiet location that will never be crowded and the furnishings are typical Mexican furniture, floor and wall tiles that go perfectly in the Palapas and Guest Houses.
Very beautiful location with excellent amenities provided you're not into TV.
Setting is incredible with a very relaxed clientele. Just wish the beach club four doors down warned us of a wedding our first night. Fireworks at 1 AM! Outside of the passing subwoofers on the day trip catamarans, this is heads and tails above the din in cross water Cancun. Steve is an excellent host with the ability to make you let go about your micro neurosis. We will definitely return with the plan for meeting our East Coast friends here! Thank you for a wonderful stay. We're numb that you wouldn't let us provide a flight crate for Lassie. She's a doll and definitely a reason for us to return.

We stayed in Palapa Lee for 5 nights. It was the perfect vacation. We rented a golf cart for getting around the island. Our neighbors were from Canada. They stayed for a month and were a delight to visit. The owners were very friendly and helpful. Our last night we bought a fish at a local restaurant and grilled it with our neighbors on the pit in back of our room. Very nice watching the sunset. The place is safe. We slept with the windows and doors open and let the breeze blow in every night. We will definitely stay here again.

Doesn't get much better then this...
Villa Makax is a perfect getaway. We just spent 16 days there and it was absolutely perfect. Every time we went into town we'd say, "What should we do now?" and we always said "Let's go back to Villa Makax and hang out. I think it's speaks for itself and someone wants to spend their entire vacation at their rental site. We stayed in Palapa Lee and it was beautiful, gorgeous, simply perfect. We brought our own snorkel gear and spent most mornings/days just swimming off the beach there. The owners and the caretakers are wonderful, it was like a big enjoyable family. You knew they were there and could interact with them if you wanted too, or if you didn't, you'd never know they were there. We thought the location was perfect for us as well, we don't like to be in the center of where everything is going on, we like to be a little removed. Our 1st week we didn't have a golf cart, so we got around by taxi and walking, which was fine for us. It's about $7 for a taxi, one way. Week 2 we had a golf cart, it did allow us much more freedom to travel the island at our leisure.
I have to mention the 2 beautiful dogs, Tiffany and Lassie that live on the property as well. Being animals lovers and having to leave ours behind for this trip caused some definite homesickness, but having these 2 characters running around was pure entertainment. Watching these two dogs work the beach when the boats would dock next door was hilarious. I actually witnessed Tiffany lay down on the sand, cross her paws and tilt her head when she saw a woman pull out her camera. I asked Steve why he only fed he Sweetie & his response was Tiffany was being carried around like a Queen, so she didn't need anything. I know he thought we were nuts, but hopefully nuts that he will have back.
We haven't been back home to Cape Cod longer then a couple weeks and we are already planning our next vacation back there next year. We truly feel like we have found our home away from home and a place we could visit on every vacation we take to the island.
Villa Makax is a place you can make your own, whether you want to be out and about and socialize or never talk to a sole. You'll never find another place like this and for the price it's a bargain.
The best food we food was at a place downtown called Barlito's, its on the corner of Hidalgo & Abasolo. The food is awesome and the owners Tiffany and Brad are great.

The highlight of our 2012 Mexican Vacation!!!
To echo what others have said, Villa Makax offers a slice of heaven at a blue collar price.
The most important thing that my partner and I look for when we are investigating a vacation rental is good communication. Steve, the owner, responded to all of our queries within 24 hours and many times within the hour! Even before we arrived, Steve's laid back salutations let us know that we were in for a relaxing vacation.
We arrived without much trouble with the directions provided. We were greeted by Juan the caretaker as well as Piro, Bombi and Loco - the three sweetest puppies you could imagine. It was a friendly welcome after a long day of travel. The property was clean and well maintained with all the pride on display that you'd expect from owners who live much of the year on site.The location and villa is absolutely beautiful and the guest palapas (the owners live in the casita during the winter) are well appointed. One note, regular towels were included but beach towels would have been nice. The essentials like filtered water are provided. The views are magnificent and the beachfront is very nicely groomed by Juan and his wife Sirviana. Rinsing off the sand and salt is a little tricky as the water pressure in the (very cute) tiled shower is quite variable along with the temperature.
The only real negative was that a noisy group came in the middle of our stay and it got noisy after dark with music and talking. The palapa is one unit with a stucco wall down the middle. The grass roof allows the sound to travel between units. This wasn't too bad but it was a wake up call that we were not on a deserted island.
The decorating is very tasteful yet interesting and the caretakers and owners are very nice and attentive. We had the special treat of playing with two 8 week old puppies during our stay and our hearts just about melted.
We are going back for 10 days next year and at least part of our stay will be at Villa Makax.
