Short Term Lodging Permit: SLP11056

Lower unit in a duplex located within the first block to the beach. Unit features large patio that is perfect for relaxing as well as roof-top deck that has ocean views ideal for a watching a sunset. A short walk to the Newport Beach pier and its many restaurants and shopping. Includes 2 car garage parking, inside stack washer-dryer, and dishwasher. This unit has AC in the living room and primary bedroom.

**This is a split level unit with the primary bedroom located upstairs while the rest of the unit is ground level. There is spiral staircase accessed through the primary bedroom sliding door that leads to the rear roof top deck.**

General Info:

Minimum Age Requirement: The minimum age to rent this unit is 25 years old and to finalize the reservation a secure guest verification portal must be completed.

**All reservations are subject to owner approval**

Pets: Pets are not permitted on or about the premises. ADA service animals required because of a disability are allowed with advanced notice. ESA's, Emotional Support Animals, are not allowed..

Parking: 2 car parking - This unit provides 2 car tandem shared garage parking.

Bedding: Blankets, mattress pads, bed spreads, sheets and towels are provided!

Kitchen/Supplies: Our kitchens are supplied with all the basic dishes, utensils and cookware needed for everyday cooking. We also stock some cleaning supplies and dry goods such as paper towels, toilet paper, coffee filters, trash bags, foil, etc. to help you begin your vacation however you may need to purchase additional supplies during your stay. We do not provide certain cooking items including salt, pepper, cooking oil, etc. as well as specialty cookware.

You may want to bring: Charcoal, laundry detergent, beach chairs/equipment, paper plates/plastic cutlery, extra beach towels, pens and paper, etc.

July 4th

Great spot to celebrate the 4th! Steps away from the beach and walking distance to just about everything you need. The home was clean and comfortable. Check-in and check-out instructions were clear and simple. I received a text message notifying us the home was ready a few hours earlier than check-in time which was amazing! We would stay here again.

We had a wonderful stay at this beautiful home. The accommodations were lovely and it was an amazing location, Steps away from the sand. The owners were very kind and accommodating. I highly recommend renting this home for your family vacation.

Relaxing weekend for 50th birthday

Overall, this property was a perfect location to stay at for a few days . There were a few housekeeping details that the owner needs to improve on, in my opinion, before we would book this location again. We had to contact the management company and ask that a mattress be replaced because when two people slept in it the mattress sank in the middle; it was terrible. Thank goodness Villa Rentals came up with a solution ASAP (and FYI, if you book through them you can save yourself $$ rather then getting charged by VRBO). Lights needed to be replaced, fan chains were missing, laundry detergent wasn’t provided, the sliding glass door was nearly impossible to open and Venetian blinds were provided with “instructions” to be careful when opening and closing as they would easily fall off. Again, the owner needs to invest a few hundred dollars and upgrade some things so that vacationers aren’t bothered with these inconveniences. If you’re looking to stay one to three days, this place is fine. If you need a place for a week or longer, until the owner upgrades some items, I would look elsewhere.

Ridden hard and put away wet...

We could have loved this place, but so much took away from the experience. The place was fairl spacious and close to everything. It really needed a deep cleaning. There was a filthy toilet that had been missed a few times by the cleaners, the dishes in the cupboards weren't very clean and there was weird/gross handprints on the headboard of our bed. It needs a serious update/ remodel. Its straight outa 1997... with decor not as nice as a dentist's office. Tacky paper signs are posted through with tape or pushpins. You have GOT top run the crappy dishwasher to believe how loud it is. Like an army marching by. Hilarious. Cheap appliances, dishes. Ext... clearly designed for the *hose it out at the end of the stay* customer. Zero soaps, shampoo.... so dont come unprepared... since most places have dispensers now. Could a used more blankets. Had to deal with upstairs tenant who didn't know how to park in the garage (or read the relevant tacky sign about parking) Meh, won't go back there. Location 10/10 Place 4/10 at best

We regret that this guest had an unpleasant stay. We would have sent our housekeepers to correct what they overlooked and we also would have been happy to provide additional blankets had the guest made a request. We are always quick to resolve any issues within our control, but we were never contacted by this guest during their stay. The decor of this property was chosen by the owner and is accurately represented in the photos, but it is the owner's personal style and ultimately his decision. The upstairs guests that had a tough time with the parking are from another country and did not speak English, hence the issue with them not being able to read the parking signs. We would have been quick to help with any issues during their stay had we been given the opportunity.

Newport Beach Getaway

The place is great — patio out front, rooftop deck, living sleeping and showering in between. Boardwalk and beach just down the street and no street crossing required. Checks all the boxes. Walk a hundred feet to rent electric bike or beach cruiser, shops, coffee, donuts and restaurants a minute or two walk. Two parking spaces were incuded, which was really great. Overall I’m giving it two thumbs up.

Great location!

Location on 24th street was perfect… convenient to shopping, restaurants, surf shops and the beach. AC only in master bdrm… but that was expected… wifi worked great. Overall would recommend this location.

As expected . . . helpful & responsive property management

This is a tricky review to write because previous reviews noted the negative aspects of the property, so nothing was a surprise. First, the management company is very helpful and responsive and they make the arrival and departure very easy. The location is good if you want to be close to the restaurants and bars by the pier, and of course you are steps from the beach, which is so convenient. The negatives are the bed in the downstairs bedroom, it is absolutely horrible, just as other reviewers noted. It sinks in the middle and desperately needs to be replaced. The toaster doesn't work properly either. And the house smells very musty and moldy. The house could use an update of appliances as well. But, this house has no problem being rented all summer, so I don't think these things will be changed if the owner can avoid them. It is the nature of the peninsula with renters in and out all year, and lots of young people renting who might not care for the home like others would. So, if you don't have an issue with the beds and appliances, and you want to be close to the beach and action, this property will suit you well.

Nice location

Great location, nice home but we could hear the children upstairs stomping their feet. Not much for cookware in the kitchen. Parking in the tandem garage was difficult. I have a midsized SUV and the person we shared with had a large truck. This made it difficult getting in and out of the car.

Good location

Pretty good, little outdated, washer and dryer is a bit noisy no ac downstairs. Good location. Beds are comfortable I would stay here again. My rate would be 7/10

Fall rental

The rental property was great! It was exactly what we thought it would be. Close to the beach and restaurants. For the price this is a great unit. My family had a wonderful time. The only issue that we came across was the garage door remotes didn’t work (maybe just a battery) but it was no big deal because there was also a keypad to use. I definitely recommend this rental to others. Thank you, Chris K.

Great place and location - loud upper neighbors if you have kids

This place is great! The set up is perfect for a family as well as the location to the beach. The only downside was the above neighbors were pretty loud from around 8 PM - 11 PM. It wouldn't have been an issue other than the fact that we have young kids who we try to put to bed around 8 PM and didn't bring any kind of white noise machine to drown out any sounds as we were told that the upstairs neighbors weren't an issue. It wouldn't deter us from staying again, we would just make sure to bring a white noise machine to help with sleep.

Did Exactly What We Needed

We booked this house from November 23rd to December 6th, and this did exactly what we needed for our trip. The house was actually stocked with a lot more things than expected, such as silverware, plates, and plenty of towels and sheets to change. Three bedrooms, one bedroom had a King bed, one bedroom had a queen bed, and one bedroom had a bunk bed. I suspect the couch in the living room also pulled out into a bed. The neighbors did not give any trouble at all, and would hopefully say the same about us. This was steps away from the beach, and all of the bars that are on the pier, which was great as there was no driving involved. We had enough room in the house for everyone, and had business meetings in the house during the week, and everyone fit comfortably. Overall, this did exactly what we needed and went above and beyond in terms of the extras provided inside the house to accommodate all of our needs. Thanks!

We LOVED the unit! Such a great street conveniently located to the beach, surfing, restaurants and pier. The tandem parking was perfect for one car and all the bikes and beach equipment (EZ Up, chairs, umbrellas). A perfectly stocked kitchen with every amenity possible! We were blessed with wonderful families above us and next to us... Shannon was a doll!! We had two problems during our stay that were quickly resolved by your staff: a cracked toilet seat and a flood throughout the entire downstairs! The maintenance worker arrived promptly to repair the toilet seat while we were out at the beach! Like magic!! Jeanette arrived quickly to assist us in the mop up efforts of the flood! She efficiently replaced our saturated beach towels with Villa Rental beach towels. The only negative was all our shower towels being kept for 24 hours. We never received replacement shower towels until the next day! This presented a challenge that evening! We left 2 messages that evening, and received a call the next morning and had the towels replaced. (We could've called the cell number but didn't want to bother after hours... Our bad!) The washing machine repairman, John, was a kind, trustworthy and a very efficient vendor. We were quite impressed (shy of the towel issue) with the efficiency of your company! We have already had several opportunities with our Yorba Linda friends to praise and encourage future rentals with your company! Thank you for all you did to provide us such a wonderful week!!! Next year we would like to stay 2 weeks!! And, we have friends that are going to request at the same time!! Such a fabulous vacation!!! Thank you for your kindness! Debbie Hambright
