This brand new 5,000 sq feet modern asian style 5 beds/5 baths home has a grand entry to a foyer from where you can see the ocean and if you walk through it you can find one king size room at the left with its own walking closet and full bath, if you continue through the foyer to the right you will find another room this one with 2 queen beds its own walking closet and full bath to the left you will find the Industrial gourmet kitchen with stainless steel appliances and a lighted onyx island kitchen where you can sit 4, the dining table sits 12 and the living room is ne t to that from where you can go throughout the sliding doors to a grand palapa with a beautiful 14 person dining table, to the right you will find the pool half of it is shallow so kids could play and the other half is aprox. 3 ft. the wide white sandy beach has palm trees with plenty of chairs all around so you can just sit and relax relax to a beautiful crystal clear turquoise Caribbean ocean where you can snorkel/scuba to a breathtaking variety of color skydeck and sea life.

On the second level you will find 2 more rooms with 2 queen beds each and its own walking closets and baths, you go half story up and you will find the master retreat with a personal covered veranda and from where you can go up to a sky deck at the rooftop with an observatory 360* view to the beach and the jungle, perfect setting of the sunset to the jungle.

I'd stay somewhere else

My family stayed here 6/30/17-7/7/17. It's a beautiful part of Mexico. We've been to the area 4 times in the past. I recommend visiting; I'd just advise you to not rent this house.

The electricity went out late one afternoon. No one at the property speaks any English at all. The gentleman that you interface with most doesn't even speak Spanish. He speaks the Mayan language. So even our broken Spanish didn't help.

It took us a very long time to understand they would not get anyone to fix it until morning. That is not the real issue or why I advise against staying here. How they handled the situation is the problem.

I contacted Ana via the Homeaway app once I realized they didn't plan on taking action that day. She had been told they would replace the light bulbs that were out and that we had run the AC too low. I have to emphasize... NEITHER of those were the issue. The power was out. It took a long time to convince her that the power was out. A power cable on the property had been burned through.

Next, Ana talked about how the environment is fragile, and it is an ecological zone, etc...and "having a house in the middle of nowhere with very few amenities its hard but its also the charm of having a place on a piece of earth so virgin and that makes it so special ".

Ok... but the power wasn't out in the area. It wasn't a grid issue. They had power next door. Just not to this house. I asked her several times to call me so I could explain. She said she would. She never did.

During the conversation with Ana via Homeaway messages, she said they would offer me another place to stay that night. They never did.

Keep in mind, that without power, the water (supplied by a pump) doesn't work. No showers.

No flushing toilets. The A/C doesn't work. Etc..

Ana said she would refund me the cost of one night due to these issues. Frankly, that would have resolved the issue. She never did, and won't respond to messages.

So, it's not the location (it's beautiful), or really the house (also nice), or the fact that issues happen (we all know they do). But when you have an issue, and have to deal with people as I describe above, it's just better to spend your money somewhere else. There are many awesome places in the area with owners and managers that are very helpful. This isn't one of them.

Owner's Response: Our story was quite different... On Monday night (around 10:00 pm) something on the electricity burned that caused 2 bedrooms to loose electricity, he still had 3 good bedrooms with a/c, I offered another property a couple of houses away for that night as we couldn't find any electrician to go out and replace the burned piece and I went to sleep. I woke up to at least 10 missed calls and 20 emails (in a very disrespectful way including name calling) he had decided not to change and demanded the electricity to be fixed at midnight, it was repaired by 9:00am, he also was demanding me to call by phone, but I explained that I felt uncomfortable and disrespected, that I preferred having all conversation by email, I offered a refund if he wanted to go to another place and he refused, he accused me and the owner of being cheap for not getting an electrician at midnight and then he blacked mailed me that if I didn't give him money he would write a bad review, here the situation... I can proudly say that I have more than 500 happy customers (most are referrals) and anyone that has stayed at any of my villas know that I go way and beyond to make them happy, if issues arrive we work things fast. Sadly there are people that they dont mind saying lies because they didn't get what they wanted and they dont care about anyone else, I am happy to provide contact information about many happy guests that they will tell you that this not true.

A Little Slice of Paradise

I stayed here with a group of 10 women the first week of March. It's more beautiful in person. It was so light, beautifully decorated, and very spacious. We enjoyed running down the beach, sitting outside in the sun on yellow chairs, by the pool, on the upstairs covered balcony and at the huge outdoor dining table. We snorkels right off the beach as well used the sea kayaks. The staff was wonderful and were always available to answer questions as well as order taxis for us. Tulum is pretty close and we went shopping there and had dinner. We also had dinner at the house twice, it was very good but the portions were small. As soon as we left, I was ready to book my next stay.

Gorgeous house, gorgeous beach! Minor issues

We stayed at Casa Mandala with a group of friends during the week leading up to Easter. The house and grounds are well looked after by Mari and Jose (you must ask for the bag of snorkel gear if you'd like to use it - including water shoes in a range of sizes!), but some of the kitchen utensils and tools could use a solid cleaning/updating. We had a great time on the beach, pool was a bit chilly but nice for a refreshing dip and the shallow end is great for kids to play in. Tide was high the week we stayed so you could swim out over the rocky coral and we used the kayaks regularly. We did encounter some plumbing issues during our stay (intense sewage smell, leak from one of the bathrooms over the kitchen island, and intermittent lack of water) which weren't ideal situations and caused frustration for our guests. We had to keep reminding ourselves that we are in a jungle, in an ecological zone, but when renting a house of this size to a group of 8 adults and 3 kids, certain amenities like running water are expected and the owners should work to maintain the standard they've set by building such a lovely house. Ana was quick to respond to our communications, but some offer of compensation for the inconveniences would have been appreciated. Overall a great stay, and if the plumbing was sorted out we would stay again.

paradise

View and beach are amazing, closest to the private beach in my imagination. House is beautiful, interior design is beyond our expectations, beds are comfortable, rooms are large, air conditioner in every room, large bathrooms and closets.

People who take care of the house, Mary and Jose, are great and helpful. Property manager replied almost immediately to all my questions. We had private chef cooking fantastic meals. There is not a single thing that would stop me from wanting to go back to Casa Mandala
