NOTE: While this property does not have a washer and dryer in the unit, a laundromat is just a two-minute drive away, and past guests have found it quite convenient.
The home is small but cozy and fully equipped with brand-new everything — a complete remodel.
The entire house is yours, including a private patio in front and back.
We are available and interact through the app.
Just one block from the U of A, this historic neighborhood has a mix of coffee houses, bars, restaurants, single-family homes, and apartments. There is a bar across the street, and Screwbean Brewing is a couple of doors down. (It`s a great place with in-house brewed beers, seltzer cocktails, espresso-based beverages, and food from local businesses!)

NOTE: There is a bar across the street that often has live music. It can be especially noisy on the weekends, so this might not be the best spot for you if you`re looking for a quiet, tranquil stay.
PETS: This is a pet-friendly home, and guests are welcome to bring their furry friends! There is a limit of two pets, and the associated fees are $58 for one pet and $90 for two pets. (Fees are charged per stay, not per night. For two pets, $58 is included in the initial reservation payment, and an additional fee request is sent after booking.) We ask that pets not be allowed on the furniture and that guests pick up and discard any droppings.
PACKAGES & MAIL: If you need to receive packages or mail during your stay, please DO NOT plan to have anything delivered to the property. Instead, please plan to have packages or mail delivered to an Amazon locker, FedEx location, etc. We are excited to have you stay with us! Please read the following rules carefully.
1. Respect for Neighbors: Please be considerate of our neighbors` privacy and keep noise levels to a minimum, especially during quiet hours from 9:00 pm to 8:00 am.
2. Unit Respect: Treat the rental unit with care and respect. Any damages or excessive cleaning requirements will be charged to the guest.
3. No Smoking or Vaping: Smoking and vaping are not allowed inside the rental property or on the property grounds. Violation of this policy will result in a $500 fine to cover deep cleaning and smoke odor removal.
4. No Parties or Large Gatherings: No additional guests are permitted on the property without host approval. Parties and events are not allowed in the unit or on the property. If a party occurs at the home, a $995 violation fee will apply, and the booking will be terminated immediately.
5. Pets: For our PET-FRIENDLY HOMES, guests are welcome to bring their furry friends! There is a limit of two pets. The pet fee is $58 for one pet or $90 for two pets. Fees are charged per stay, not per night. We ask that pets not be allowed on the furniture and that guests pick up and discard any pet waste. NOTE: An additional fee of $85 will be charged if our team finds evidence of pets on furniture or beds, or if pets cause excessive damage.
6. Lock Doors and Windows: For your safety, make sure to lock all doors and windows when leaving the property. Return key(s) to the lockbox when applicable.
7. Personal Belongings: We are not responsible for loss of or damage to personal belongings during your stay. We are also not responsible for packages delivered to the property addressed to you or your guests. Please secure your valuables.
8. Transient Occupancy; No Tenancy: a) Guest’s stay is transient lodging, limited to the dates approved in advance and not to exceed twenty-nine (29) consecutive nights, unless otherwise agreed and approved by the host management company. The parties intend and acknowledge that this occupancy constitutes transient occupancy excluded from the Arizona Residential Landlord and Tenant Act under A.R.S. § 33-1308(4), and that it is taxed under Arizona`s transient lodging classification. b) Guest represents that Guest maintains a primary residence elsewhere and will not use the Property’s address to receive mail beyond the stay, register a vehicle, obtain identification, or otherwise establish residency. c) This Agreement creates no lease, tenancy, or possessory interest, and may not be assigned or sublet. The relationship is lodging operator and transient guest only. Any extension requires Host’s written approval and a separate booking. d) Occupancy past the approved departure time creates no tenancy. Guest shall pay 200% of the nightly rate for each night of unauthorized occupancy, plus damages from any displaced reservations.
9. Innkeeper Provisions; Residential Use: a) Host holds a statutory lien on Guest’s property for unpaid charges under A.R.S. § 33-951 et seq., with disposition as provided by A.R.S. § 33-952. b) Host is not liable for loss of or damage to Guest’s money, valuables, personal effects, or delivered packages, except as Arizona law does not permit such limitation. Guest is responsible for securing valuables and locking the Property when unattended. c) Per A.R.S. § 9-500.39, the Property is for residential use only. No retail, restaurant, banquet, or event use, and no special event requiring a permit. Occupancy may not exceed the number of guests stated in the reservation. d) Host may terminate and require Guest to vacate immediately for material breach, including violations of the no-party, no-smoking, occupancy-limit, or nonresidential-use terms. No refund is due upon termination for cause.
10. Pool & Hot Tub Rules (if applicable): a) No unsupervised children in the pool/hot tub areas. b) NO DIVING. c) No glass in the pool/hot tub areas. Any broken glass will require a full pool/hot tub drain. Guests will incur a $700 fine for any broken glass found in the pool/hot tub. d) No swimming in the pool or using the hot tub after 10:00 pm. Quiet hours apply in the pool and hot tub areas, so please keep noise to a minimum after 9:00 pm. e) Guests are advised NOT to stay in the hot tub longer than 15 minutes and NOT to drink alcohol while in the hot tub.
11. Fees and Charges: The fees and charges stated in this Agreement, including the $500 charge for smoking or vaping (Section 3), the $995 charge for an unauthorized party or gathering (Section 4), the $85 charge for evidence of pets on furniture or beds (Section 5), and the $700 charge for broken glass in pool or hot tub areas (Section 10), represent the parties’ reasonable pre-estimate of the losses Host would incur from the corresponding breach, including remediation, deep cleaning, odor and damage removal, lost or displaced bookings, and administrative cost. The parties agree that such losses are difficult to determine with precision at the time of booking, and that these amounts are intended as liquidated damages and not as a penalty. These amounts are in addition to, and do not limit, Host’s right to recover for damage to the Property under Section 2.

Overall great stay, a few hiccups during the stay but very minor, and didnt affect anything. Great hosts, amazing communication and very accommodating, if you have questions, they are always willing to answer. Would definitely stay here again!

Would absolutely stay here again despite not being a great area to walk in . Close to UofA and did feel safe walking during the day to campus . Great hosts and extremely responsive . We have stayed at many vrbos and this was clearly a standout .
We enjoyed our stay. The listing was very accurate. The home was clean. The beds were comfortable. Having a dedicated parking space was wonderful.

This property was great for us. Very nice, clean, nicely restored, and comfortable property. Everything about it's use was spelled out clearly in the instructions for the property too. It's in a ok neighborhood close to the UofA with mostly student neighbors. Net time we are coming to Tucson, we will definitely be looking for this property.

Visiting family in Tucson on both sides of the City. This was a central location. The bar across the street was a bit noisy the first night. Parking was private and felt safe. The home was clean and comfortable.

Good location for walking to both UofA and downtown. House was clean and the bedrooms were well-sized. Pleasant front porch to hang out on. Hosts were responsive. Very glad to have the white noise machines, as the live music venue kitty-cornered down the street was quite loud Thursday night after 10p. Thankfully it was only one of the nights. Be sure to read through all of the check-in instructions to ensure you park in the correct place…including scrolling past all of the “extra things you can buy for your stay” to find parking information. The parking spaces immediately out front of the unit are permit-parking only, which we did not realize the first night we arrived. Overall, good stay! Enjoyed having the pleasant coffee/beer cafe just down the street.

The house was clean and functional. Luckily no bands playing at club across the street. Gate code did not work when we checked in, but they responded quickly and we ended up entering and exiting through the back for the whole stay, which was more convenient anyway, since parking is in the back.

Nice inside. Loved the wood floors. Perfect for 2 people. Parking is in back and there’s gate access to back door. Step to back door is very steep and no handrail. The bathroom needs some more racks/hooks for towels and accessories. We didn’t see a full length mirror which we could have used. Ceiling paint is peeling above shower. However, overall property was perfect and centrally located and was quiet at night.

My sister and our husbands and our 2 small dogs spend 2 nights and days touring Tucson. We were the very first renters for this home and that was apparent. I’m sure this will be a 5 star property as soon as a few details are worked out. We had no Wi-Fi and therefore no streaming service for television. we were hoping to watch a family event. Todd tried hard to get working, even replacing the TV but likely this was a service provider issue. The location was great, we walked to dinner both nights and tons of good restaurants within a mile walk. Beds and furniture were very comfortable and it was a good space to let out our small dogs - yard was enclosed and safe. Being an older home- doors are very sticky and hard to open and close, to be expected I suppose due to many layers of paint. Todd’s communication was speedy and we would stay here again for sure.
