17th-Century Umbrian Villa with Private Pool & Vineyard Views

Poggio Belvedere is a private 17th-century estate set high in the Umbrian hills, with sweeping vineyard and olive grove views.

Designed for families and friends, it offers generous spaces to gather and plenty of privacy. Relax by the panoramic pool, dine beneath the century-old mulberry tree, and explore the hill towns, wineries and restaurants of Umbria and Tuscany. Our included concierge can arrange private chefs, wine tastings, cooking classes, drivers and more.

The entire villa and estate are exclusively yours during your stay.

Designed for families and groups of friends, Poggio Belvedere is a private countryside estate made for spending time together and exploring the enchanting towns, landscapes, food, and wine of Umbria and Tuscany.

The villa is arranged across two levels, with the spacious Gathering Suite on the ground floor serving as the heart of the home and the main place for the entire group to cook, dine, relax, and spend time together. Upstairs, three additional private living and sleeping areas give guests plenty of space and independence. Each has its own kitchen or kitchenette, bathroom, and living space, making the layout particularly well suited to families, couples traveling together, and multigenerational groups.

Throughout the villa, high ceilings and large windows fill the interiors with natural light and frame the surrounding Umbrian countryside.

PLEASE NOTE: For reservations of 5 guests or fewer, Lo Studio is not included as standard and will remain closed during your stay. If you would like access to Lo Studio, please request it in advance.

THE VILLA

The Gathering Suite | Ground Floor | 2 Bedrooms, 2 Bathrooms

The heart of the home, with generous, open spaces designed to comfortably bring the whole group together. A fully equipped kitchen with double sinks and a large oven and stovetop connects to the spacious living room with fireplace. The dining room’s floor-to-ceiling windows frame sweeping views across the vineyards, olive groves, and Umbrian countryside, while four entrances provide an easy connection to the surrounding outdoor spaces.

The king bedroom has a large ensuite bathroom with bathtub, while the cozy queen bedroom has an adjacent bathroom with rain shower. Located entirely on the ground floor, the suite is also well suited to guests with limited mobility.

L’Arco Grand Apartment | Upper Floor | 1 Bedroom, 1 Bathroom

Spacious and private, with views across the olive grove toward a neighboring castle. L’Arco features a queen bedroom, walk-in closet, large bathroom with double sinks, full kitchen, dining area, and living room with a queen-size pull-out sofa.

La Vista Penthouse | Upper Floor | 1 Bedroom, 1 Bathroom

With panoramic views across the vineyards and surrounding countryside, La Vista features a queen bedroom, walk-in closet, rain shower bathroom, full kitchen, generous living and dining area, and private balcony overlooking the landscape.

Lo Studio | Upper Floor | Studio, 1 Bathroom

Overlooking the estate’s century-old mulberry tree, Lo Studio features a queen sleeping area, rain shower bathroom, kitchenette, and its own living and dining space.

OUTDOOR LIVING

The private 6x12m swimming pool, open April through October, looks out across vineyards, olive groves, and rolling Umbrian countryside, with plenty of space for long, relaxed days outside.

At the heart of the outdoor space is our kitchen and bar beneath the estate’s century-old mulberry tree, a natural gathering place for aperitivo, long lunches, and evenings together. It’s also where we host private cooking classes, pizza nights, wine tastings, and our signature Umbrian BBQ.

Throughout the estate you’ll find terraces, gardens, an olive grove, outdoor dining areas, and quiet corners to enjoy the views.

MAKE THE STAY YOUR OWN

Poggio Belvedere can be as relaxed or as full of experiences as you want it to be.

Spend your days by the pool, cook together, and enjoy the estate, or use it as your home base for exploring Umbria and Tuscany. Every stay includes our personal concierge service, giving you local support and recommendations both before and during your stay.

We can arrange private chefs and catered dinners at the villa, cooking classes, wine tastings and winery visits, truffle hunts, artisan experiences, massages and wellness services, grocery and wine delivery, restaurant reservations, private drivers, and days exploring the region.

For guests who would rather leave the planning to us, we can also curate complete days or an entire stay around your group.

EAT WELL

Some of our favorite places are surprisingly close to home. Within 5–10 minutes of the estate you’ll find excellent restaurants, local bars, bakeries, butchers, grocery stores, and small producers. The award-winning Maca Muta Restaurant is just 10 minutes away, while Michelin Guide restaurants and destination dining can be found throughout the region.

Or stay home. Have a chef prepare dinner, take a pasta class, enjoy a pizza or BBQ night beneath the mulberry tree, or simply cook together and open a bottle of local wine.

We loved our stay in Umbria. Everything was outstanding. Kaila & Ludo are ideal hosts and arranged authentic experiences for us. Truffle hunting, cooking class with a Michelin Star Chef. Peaceful, beautiful location. Amazing food. We’ll be back.

About the host

Hosted by Kaila and Ludovico

Host profile image
We’re Kaila and Ludovico, an American-Italian couple who met while living in Sydney and eventually made our way back to Italy, where Ludovico grew up.

Our backgrounds in Italian wine, hospitality, design, and travel shaped the way we created Poggio Belvedere. When we found this 17th-century farmhouse in the Umbrian countryside, we saw the opportunity to create the kind of place we had always looked for when traveling: somewhere with character and a true sense of place, but also thoughtful design, comfortable spaces, and the level of hospitality that makes a trip feel effortless.

We renovated and designed the property ourselves, creating generous spaces for families and friends to gather while giving guests plenty of privacy and independence. We paid attention to the things that matter to us when we travel—from good kitchens and comfortable bedrooms to local craftsmanship, beautiful views, and spaces that make you want to sit around the table a little longer.

Poggio Belvedere is also the home of Vero, our Italian travel and hospitality company. Vero means “real, authentic, true,” and reflects the way we want our guests to experience Italy. Over the years, we’ve built relationships with the chefs, winemakers, artisans, farmers, restaurants, and small businesses that make this region so special.

That means your stay can be much more than simply renting a villa. We can help you discover the places we genuinely love, arrange private chefs and cooking classes at the estate, send you to a family-run winery for lunch, organize a truffle hunt or artisan visit, book a driver for the day, or simply point you toward the perfect restaurant.

Our goal is to give you the freedom and privacy of your own Italian countryside home, with local knowledge and thoughtful hospitality there when you want it.

We hope Poggio Belvedere becomes a place where you gather, eat well, explore, slow down, and experience the Italy we fell in love with.

Why they chose this property

We chose this part of Umbria because it offers exactly what we love about living in Italy: beautiful countryside, incredible food and wine, historic hill towns, and a slower pace of life, without feeling isolated.

From Poggio Belvedere, we’re surrounded by vineyards and olive groves, yet excellent restaurants, bakeries, butchers, cafés, and everyday essentials are just minutes away. Perugia, Assisi, Todi and Montefalco are within easy reach, while Cortona, Montepulciano and the Val d’Orcia make Tuscany an easy day trip.

Most importantly, this is still a part of Italy where you can find family-run wineries, small workshops, local producers, and restaurants filled with Italians rather than tour groups. It gives our guests a wonderful base for exploring, while still making it very tempting to stay home by the pool.

What makes this property unique

Poggio Belvedere offers something we found surprisingly difficult to find in Italy: a historic countryside home designed for groups to truly spend time together, without sacrificing privacy, comfort, or modern amenities.

The Gathering Suite gives everyone a generous space to cook, dine, and relax together, while the separate apartments, each with their own kitchen, bathroom, and living space, allow couples and families to have independence when they want it.

Outside, the panoramic pool, olive grove, terraces, and outdoor kitchen and bar beneath our century-old mulberry tree make the estate just as much a destination as the region around it.

What really sets Poggio Belvedere apart, however, is the hospitality behind it. Every stay includes our personal concierge service and access to the chefs, winemakers, artisans, restaurants, and experiences we’ve discovered through years of living and working here. Guests can simply rent the villa and enjoy it, or we can help turn their stay into a complete Italian experience.
