We loved the location – everything was so easy to access, with plenty of excellent restaurants nearby. The apartment itself was perfect: spotlessly clean, bright, and very comfortable. We would happily recommend it to anyone. Just a note that there are a few stairs, which wasn’t an issue for us but good to know in advance. A big thank you to Helen for her wonderful communication, and to Mara for such a warm introduction to Venice – it made our stay extra special.
Absolutely perfect. The location is very quiet but very easily accessible to major tourist spots. Restaurants a plenty. Our last night there we went to Ai Cugani Dal 1911 restaurant and was the BEST one on our 4 night stay. A must and highly recommend. Staff was super friendly and accommodating. Only a 12 min walk from the apartment. Hosts were awesome and the remodel done by Mara were incredible. The rooftop terrace was the bonus. We were up there most of the time. Just incredible. We have stayed in Venice 3 times and this was one of the best. Perfect for two people! If you base your decisions on reviews then this is the place for you.Cant say enough positives.Enjoy!!!!
A superb apartment - very comfortable and convenient. At check-in we received much helpful information, and both check-in and check-out were very smooth and easy. We had an excellent stay. Thank you.
This apartment is just as beautiful as pictured.
Mara is a delightful host and made us feel welcome. We were very comfortable and had everything we needed. The roof deck is special and we enjoyed the neighborhood.
We definitely recommend!
We had a lovely stay at the Venice apartment. The apartment was spotless and well appointed. The view from the terrace is excellent, and the neighborhood was quiet with easy walks to restaurant and a grocery store. We certainly recommend the apartment.
The apartment was great. The Dorsoduro area was a perfect area to relax and get away from the crowds yet within walking distance of everything. Mara gave us all the information we needed and was so enthusiastic and friendly. We had everything we needed. The suggeestion list of restaurants and sights were very helpful. Thanks Helen and James for sharing your aparment with us.

Amazing apartment!
My husband and I stayed in this wonderful apartment for 5 days. It is in a very quiet section of Venice, but close to everything. The apartment is well set up with everything you could need. The best part is the rooftop terrace. We had breakfast and evening wine up there daily. We will be back for sure!
The apartment is ideally located for most of the Tourist hot spots but is actually situated where the ordinary people of Venice live. Loads of local information provided and the lovely Mara (who lives downstairs) who offers enthusiastic guidance about Venice which is a city she clearly loves.
The air conditioning was really good and much appreciated as it was very hot for the first 4 days.
I really would highly recommend this apartment with its magnificent rooftop terrace as the icing on the cake.
Great location in Venice - near the Guidecca Canal, Perfect size for 2, well-equipped, fabulous rooftop terrace an absolute highlight. And Mara - who is the local contact - is a joy. Any negatives? 1) 3 floors up so I guess not ideal if mobility issues 2) The aircon was playing up - and is needed in high summer. Will hopefully be sorted soon. But overall highly recommended.

Beautiful Apartment
Lovely apartment. Great location. Well equipped. Excellent communication and information from the owner.
The apartment is ideal for a couple. It is in a lovely area, within walking distance of all attractions, and has a water stop within 150 metres, if you need transport.
There is a well stocked food store 100 metres from the apartment and there are numerous restaurants within close proximity.
Lovely roof terrace with views to the Guidecca Canal.
There are a number of stairs leading to the apartment. I only mention this if you have mobility issues.
I would highly recommend this apartment.
This apartment is absolutely beautiful. The location is great. Dorsoduro is dynamic but quiet. We could get to all of the places we wanted to within a 30 minute walk (Venice is all about walking!). I’ve rented about 10 apartments through VRBO, and this is one of the nicest, most beautifully appointed, and most comfortable. The check in process was easy and quick. Like other reviewers, I have never encountered having to have a personal check out… I don’t love that, especially since getting out and getting to the airport can be a little stressful without the added challenge of coordinating a checkout, but Mara (the on-site contact) was super accommodating and quick to respond. So it wasn’t that difficult.
We highly recommend this apartment!!

Thank you very much for your lovely review. Please note we do not require our agent to be present at check out, this was something that happened without our knowledge but it is all resolved and guests simply leave the keys on the table in the apartment as they leave at the prescribed time.

The apartment was as beautiful and romantic as the ad stated. It was well appointed, tastefully decorated and curated with interesting local Venetian art. That being said, as a VRBO host for many years I would never let my guests arrive to a refrigerator without any sparking or still water after traveling to their destination and without any ice in the freezer. The check-in process was somewhat grueling. The property manager was repetitive and at times condescending. We had to meet with her again upon our departure which was a first for me. There has to be some level of trust in this process and I didn’t feel that was there. There was no lighting in the entry foyer so have a flashlight ready for the stairwell climb. A beautiful property in a desirable neighborhood but I wouldn’t return

Many thanks for your review and I am so pleased you enjoyed our apartment and thank you very much for your comments and observations. I am sorry there was no water or ice in fridge for you when you arrived and we will make sure this is not the case for future guests as I know it’s particularly welcome. I am sorry our agent who met you made it an ordeal. I know she is very thorough and looks after the apartment with great detail but you shouldn’t be made to feel it was gruelling. I wasn’t aware she was insisting on seeing you on check out. I will certainly ask her to be more considerate in the future. As for the lights in the entrance hall and staircase there is a light switch on a timer just inside the door with a small orange light on it to spot it in the dark. There is also another stair light switch in the apartment itself so the light can be put on in darkness as you head out. I am sorry this might not have been pointed out to you but rest assured you don’t need a flash light! Many thanks again for your comments we appreciate things being pointed out so we can rectify them and make your stay as enjoyable and relaxed as possible.

Lovely apartment in peaceful surroundings
We have stayed in Venice several times before and this is the best apartment we have been to. It is exactly as the photos and beautifully clean, with good linen as well as a lovely roof terrace.
It is only a moment from the San Basilio vaporetto stop and the Billa supermarkket but completely peaceful, which was very relaxing for us. It is no more than a 10 minute walk to the Accademia bridge where alternative vaporetto routes are available. There is a lovely cafe selling excellent croissants a few minutes away from the apartment on the Fondamenta San Basilio which was open by 7.30 each morning, except Sunday. The Billa supermarket is open at 8.30 until after 10 pm everyday including Sunday.
The apartment is beautifully laid out to maximise the space. We were lucky enough to have excellent weather and had lunch on the terrace most days. There is a staircase up to the terrace with handrail 2/3 of the way but we soon got used to it. Once up there it is lovely with a great table and chairs, cushions etc. We had no need of the parasol but there is one if needed.
We had really excellent week and hope to return one day.

Ideal.
My husband and I stayed in the apartment for a week in July. The location is ideal. It is “off the beaten path” in that that you escape the crowds, but have every amenity within short walking distance. Vaporetto stop? Yes. Post office and large grocery store? Yes. Great restaurants and bars? Yes. It is all there, but quiet and no crowds. The Academia bridge is an easy walk.
The apartment itself is lovely. It is beyond well-appointed, I can think of nothing that is lacking. You have a well equipped kitchen, a nice stereo system, and a television (no time for that!) and a wireless Internet connection. The washing machine is on the terrace. It was spotlessly clean and tastefully decorated. We had a very minor problem with the AC our first day, and Helen made sure the problem was solved immediately. Mara is also delightful and very helpful when you arrive.
The terrace is a gem. Try finding a hotel room with your own private terrace for a price you can afford! We enjoyed the terrace daily for coffee and again later for a glass of wine at sunset. Even in July it was a pleasant and secluded escape.
I strongly recommend the apartment, and have already told many friends I know the ideal place to stay while in Venice.

We are so pleased you enjoyed our apartment as much as we do and you had a good holiday. Thank you so much for your comments and hopefully we can welcome you back on a future trip to Venice. Helen
You have to go up several flights of steep, narrow steps. The stairways are not air conditioned and it felt like we were going pass out trying to get up to the apartment but we made it. The temperature inside the apartment was hotter than the stairway but we opened the windows and turned on the A/C. I took a quick shower to clean off the sweat shortly after check in. My wife went to take a shower after dinner but there was no hot water 😳🤬. We contacted the manager. She said she would get a plumber in the morning. The living room cooled within 4 hours but the bedroom doesn’t have A/C so we went to bed and marinated in our sweat. Got a crappy nights sleep and woke up to find still no hot water. We called the manager. She came over quickly and told us there would be no plumber until the following day. 🤬 We contacted VRBO and after waiting 30 minutes we finally got to speak with someone. That person connected us the property owner. Jamie and Helen were very apologetic and gave us full refund. 👍
Please check about the hot water before booking. Also, the amenity of A/C is a little suspect.

July and August are the hottest months in Venice and this summer, like much of Europe has been extremely hot. Unlike Hotels Venice apartments do not have air conditioning in stairwells. When our apartment is not occupied it does not make economic or climatic sense to run the air conditioning therefore it can be very warm when first entering it. We are fortunate to have windows on either side of the building which when opened help to dissipate the heat. It was unfortunate and I am sorry the hot water did not work during your stay and that it was at the weekend when it is almost impossible to get a plumber to fix the problem. As soon as we heard about the hot water problem we offered a full refund and I was pleased you were able to book into a hotel. We always aim to make sure people enjoy the uniqueness of our apartment as it is very much our second home but I am sorry you weren’t able to enjoy it to its full. Helen and Jamie

Delightful Dorsosduro....just book it!
II´ll kick-off by saying that this is a truly lovely apartment in an extremely quiet, convenient and enjoyable area of venice....we had a wonderful 8 days here and are looking forward to visiting again within the forseeable future. And now the details....
First things first....the listing and photographs are accurate and the apartment is likely to exceed expectations. We enjoyed every minute. Enquiries are answered swiftly and professionally. Helen is exceptionally helpful, informative and courteous at all times. Paypal or credit card payment facilities would be a bonus - but we do understand. Arrival and check-in is completely hassle free... not always the case in Venice! Helen provides detailed info in advance of arrival of how to reach and access the property....believe me it´s a doddle and don´t let those steps which have been mentioned deter you. Really no problem at all unless you have a severe disability. If the idea of a few flights of steepish steps does put you off then i would recommend reconsidering any travel to Venice. Be warned...it´s a city that really only rewards the relatively fleet of foot. The apartment is light, bright and airy, clean and well equipped. There´s a very comfortable and attractively furnished sitting and dining room, a compact kitchen with cooker, fridge, toaster, etc. The bedroom is small, pleasantly furnished with comfortable double bed and fitted wardrobes. Bathroom is a bit narrow, but i´m a "big" girl and still found it roomy enough. We travelled as a couple and found everything spacious enough for our requirements. There are lots of windows (allowing welcome cross ventilation) with lovely views over a garden along one side. The apartment provides a high degree of privacy. There are lots of charming paintings and graphics on the walls and other enjoyable details too. The apartment is well lit...natural light, bright or soft glow, take your pick. There´s an excellent selection of books and guides and a small DVD library. There´s AC and you may well be glad of this if you visit in the warmer months. A further easy flight of stairs takes you up to the beautiful Altana (roof terrace)...when we weren´t sightseeing this is where we spent every possible waking minute....the sweeping views over the rooftops (Giudecca Canal, San Marco and much more ) are wonderful, simply marvellous. Restaurants, cafes, shops and waterbus stops are all within 3 minutes. You won´t be disappointed. Dorsoduro is our favourite area in Venice.

What a wonderful and complete review, thank you so much and I am so glad you had such a good time. Very much looking forward to welcoming you back to Venice in the near future. Helen
Sehr nette Vermieter. Auf jeden Fall weiter zu empfehlen.
