Pinkie Flamingo zig-zagged along the famous winding coastal highway in her hot pink Gem car as the sun shimmered and sparkled atop the gentle, blue-green waves of the Gulf. Composed of a diverse array of charming beach communities and quaint eclectic neighborhoods, the beaches along Florida Scenic Hwy 30A in South Walton County in Northwest Florida have a collective appeal to just about everyone. Each of the sixteen neighborhoods has its own unique style and affords a different vacation experience. Beautiful house and wonderful layout for a large group! Walkable everywhere to shops and restaurants. Bicycles included with the house were so fun and helpful for our teens to get around town. We loved it!

The AC works on the main floor but the 2nd and 3rd floors don't have a thermostat and the cooling is ineffective - on 90 deg days the 2nd and 3rd floor are warm to hot.The main refrigerator does not work. There is an additional fridge that works but we left our food overnight in the main fridge and our food got spoiled.The mattresses are not comfortable and resulted in back aches for many people in our group.The beds are very average quality and creak and swing all the time so much for the price, the AC, fridge and beds are not up to the mark.

We’ve been coming to 30A for more than 15 years and this is by far the worst house we’ve stayed in. We haven’t been back for 5 yrs after frequenting the Seaside/Santa Rosa Beach area for 10 years straight. Disappointment. There was no welcome packet to tell us how and where to get our bracelets and parking passes. The couches, rugs,dining chairs were all DIRTY. We had to buy blankets to cover them so we could sit down. One dining chair was broken. Fixtures and lamps were broken. The kitchen was lacking and had severely scratched and warped pots and pans. The stove only had 3 working burners. The host didn’t warn us about the temporary fridge IN THE MIDDLE OF THE LIVING ROOM because the main one wasn’t working. The AC kept rebooting. No communication. Initially, the host was responsive but only when we had trouble opening the door. It was downhill after that. She was PASSIVE AGGRESSIVE. When told about the issues about the house to ensure we were not responsible for the issues, her email per verbatim (her preferred way of communicating) “Yes I understand completely Chona! None of this is your doing and we understand this house needs some TLC. Enjoy your stay”. I do not understand how they are allowed to rent this house out knowing these issues were there. We are truly shocked. We never communicated after that knowing that it would be a dead end if we raised any other problems. The only positive things were the number of rooms and the staff in the neighborhood were friendly.

The house itself was beautiful—spacious, clean, and very comfortable for our group. The bathroom-to-bedroom ratio was ideal, and communication prior to our trip was prompt and respectful.Unfortunately, our experience during the stay was frustrating due to a lack of communication. We messaged the host about wristbands, including where to find the pool and how to pick them up, but never received a response. We had to rely on other guests to figure this out.We were initially told wristbands were only required for pool and beach access in early communications (emails/websites) However, while at dinner, members of our group were stopped by security when trying to re-enter the property and were told wristbands were required at all times. It was only 7:30 p.m., and there had been no clear communication or signage about this policy. They were threatened with removal, which was stressful and especially unsettling for some of the younger members of our group.We left dinner early to help resolve the situation. Even after showing our reservation and payment confirmation, security required additional proof and insisted. They sent 2 members back to the house to retrieve all wristbands and the rest of our party had to wait behind a gate.We respect the need for security, but clearer communication from the host about wristband requirements would have prevented this situation. While the property itself was great, this significantly impacted our experience.
