The Farmhouse is located in the beautiful rolling hills, on the southern edge of the Texas Hill Country. We are just 10 minutes to either New Braunfels, San Marcos or Seguin and about 35 minutes to San Antonio or Austin. The house sits on top of one of the highest hills in the area giving you fantastic views of the countryside.. The setting is one of rolling hills and small farms - a tranquil, peaceful spot - yet it's only minutes from shopping, restaurants and local attractions. It's a great place to vacation, honeymoon, or get away. The large front porch and garden area is the ideal place to relax and unwind. A charcoal grill is also provided for those who enjoy outdoor cooking.
The house has been in the family of the owners since it was built in the early 1900s. It has been lovingly restored with modern conveniences added. It is furnished and decorated with country antiques, patchwork quilts and 'Texas treasures.' The large kitchen, dining, living area is big enough for your family to gather together. The kitchen is fully equipped with full size appliances, pots and pans, dishes, and utensils. The home has 3 bedrooms. The master bedroom has a queen bed and a futon. The second bedroom has a queen bed and the third bedroom has two twin beds. There is also a trundle bed in the living room which opens to two twin beds. The house has all the charm of a turn-of-the-century farmhouse combined with accommodations of the 21st century. It has central heating and air conditioning, satellite TV and a utility room with washer and dryer. So come visit and experience all that our country home has to offer.
Also on the same 60-acre property are The Cabin 38667, Opa's Haus 639244 and The Bunkhouse 1095714. All four could be rented to accommodate a family reunion or event needing housing for about 30 people.

I wish I could have stayed and just in joyed the farmhouse I was so busy with wedding . Didn’t get to enjoy the porch with a cup of coffee . It’s so close to everything . Dollar general 1.2 miles away . Loved it .
Property was perfect for us. We had a large group in for my son’s college graduation. Everyone had a place and we enjoyed being outside enjoying the property
Beautiful location, with nice expansive views in all directions. Easy to get to either New Braunfels, Seguin, or San Marcos--about the same distance to each.
We went to float the river but as a big group wanted a house we could relaxing and hang out together in. It was quite, clean and just what we needed. Everyone had a great time.
We had a great family trip. Joy was amazing and super sweet.
We loved getting out of the city for a couple days. House was as listed and the property information was accurate.
Property was located on a beautiful hilltop with amazing views and the house had all the necessities for our stay. My only issue with the property was there were quite a few spider webs throughout the inside of the home. I would also suggest some clearer directions to arrive at the property, gps didn’t get it right and it was a bit difficult to find but once you learn the right location, it’s was great!
We enjoyed our stay at this spacious home in the country. The views were spectacular, and the area was relaxing and quiet. Joy was a great host, prompt, and available if we needed her. We learned a thing or two about the country. I would recommend it.
We have rented another house from Joy previously, this year we chose this home as it has two bathrooms. The property is absolutely beautiful. Excellent scenery all around, beautiful sunsets, and nice, quiet and peaceful. We really enjoyed the feel of the older home. This place was perfect for our family for Texas State Family Weekend. I was able to have all my children and both grandmothers join us in a nice relaxing setting for visiting.
It was quite. Very nice breeze all the time. Loved sitting out in the evening on the patio. Very homie. Like staying at grandma and grandpa's house. Than you!
This was our 3rd time to stay in one of Joy's homes. Second time in this home specifically. Home is exactly as advertised. Check in/out is easy with a lock box, home had everything we needed and the best part is being on property and not in a neighborhood. We were able to enjoy evenings and morning on the patio soaking up the fresh air and amazing views. And we were able to bring our dog. This is likely our last weekend stay in San Marcos, but if we find ourselves out there again, we will definitely look at her properties for availability.

The house was clean. The beds were comfortable. The pictures and description of layout were not as expected - bathrooms not convenient. Not as convenient to San Marcos

We are proud of our authentic farmhouse parts of which were built at a time when room arrangements were different and there was no indoor plumbing. Since then bathrooms have been added. Two of the three bedrooms are adjacent to one of the bathrooms. And the house has been modernized to include central heat/air conditioning and high speed internet. Our guests enjoy the quiet country setting yet you are only 10 minutes from Seguin, New Braunfels or San Marcos.
Only issue was the assumption of internet. My daughter freaked out a little. We found this actually to be a good thing. I would recommend this property for completely being able to destress and relax!!

We are in a rural area but internet reception for devices like smart phones is excellent. Our guests successfully use them as hotspots for computers.
It's a farm house in the country. If that's what you're looking for, this is it! Very good communication with owner. Everything functioned as expected. A beautiful view. Quiet and dark at night. We had a family get together on Saturday with 34 adults and kids enjoying the back yard and everyone who was there was complimenting the place. Thank you to the owners!
We needed a home-base for a 3 day track meet in Seguin over the 4th of July, and this was perfect! We were able to avoid the crowds while still having access to everything we needed.
We had some last minute changes to our travel plans, and Joy was incredible with communication and accommodating our needs.
In spite of trips to National Parks, mountains, and other peaceful destinations, our teenage daughter was surprised by the quiet. It was my first time to see 4th of July fireworks with cattle in the foreground!
We made trips into Seguin, Gruene, and New Braunfels for shopping, live music, groceries, and restaurants. The nearby Dollar General had more groceries than expected, too.
The farmhouse reminded me of my great grandparents' farmhouse in west Texas. Having the amenities of a home for the week was much appreciated! Our daughter had her own space and bathroom. We were able to make meals together and relax after long days at the track.

Sherman is a carpenter by trade and usually builds using modern conventional methods. But he and Joy especially like saving old homes. So when they were able to purchase the home from a family member they began the restoration project. Sherman and Joy grew up in the community surrounding the area and even though they are not able to make their living from the farm, they wanted to keep the property in the family. Having vacation rentals gives them a way to do that. They opened their first vacation rental in 2000 and have since then completed 3 more. Joy just retired from 30 years working as a teacher and counselor in the public schools. So now she can devote more time to the vacation rentals. Their latest project is restoring a house built before Abraham Lincoln was president! It has been moved beside Joy's Country Cabin and will hopefully be completed within the next year. It is definitely a labor of love, bringing a house back to life.
Why they chose this property
Sherman and Joy have a real appreciation for old homes. It saddens them when they are not cared for. Their first vacation rental on the same property as The Farmhouse is The Cabin which is a restored log cabin. . They have a charm that is hard to beat. And they are part of our history. The log cabin which is now the living room of Joy's Country Cabin was built by German immigrants who came to the area in the mid 19th century. At that time there were no lumber yards or even lumber mills. There was not a hardware store around where you could buy nails. So the early settlers built with what they found in the area. In the case of this house, it was elm trees. Sherman and Joy have a real appreciation for the work that went into building these early structures and want to see them preserved. Having vacation rentals allows us to save some of these wonderful old homes and share them with others.
What makes this property unique
The property where The Farmhouse is located has always been special to Sherman and Joy, especially Joy, since it has been in her family for several generations. The area on the southern edge of the Texas Hill Country is some of the most beautiful and productive in Texas. The soil is black and rich which means the grass, trees and crops grow lush. Cattle and horses graze on the grasslands surrounding the house. In the Spring, Texas wildflowers bless the countryside. And at all times of the year, wildlife come to the pond which can be seen from the porch. Many, many guests from all over the world come back to The Farmhouse time after time just to be able to sit on that porch.
