Summary:

The mesmerizing gem of Kailua-Kona is something that truly has to be seen to be believed, offering an unforgettable tropical escape for visitors from around the globe.



The Space:

Margo and Frank first came to the big island some 10 years ago. They came to Kona Reef in lovely Kailua-Kona. They spent the next three years looking for an Ohana at Kona Reef. Seven years ago they finally found their Ohana which they’d like you to make your Ohana when you stay on the Big Island. The resort is centrally located between Waikoloa in the North, Volcano National Park to the South and Hilo to the East. Our one bedroom condo is well equipped and is constantly being upgraded. Frank and Margo come out twice a year to check on and update.



The condo is conveniently located just a few blocks from downtown Kailua-Kona. Yet once you enter the condo at the Kona Reef resort you are into your own special world. The condo is at ground level in the front. Making condo access very easy from the free parking lot (usually less than 50 ft). Yet the lanai sits 10 feet above the ground. The complex has one of the best pools in the area and you can walk to the highly rated Honl beach next door (birthplace of the boogie board) and free Yoga daily. There is a greenbelt in front of the pool that allows for morning or evening walks right next to the ocean.



We provide 2 beach chairs and 1 cooler for guest use. Beach towels are available for guests.



Inside the home, cheerful, open spaces greet you the moment you walk through the door, a charming tropical theme woven into the furnishings and décor. Relax on comfortable living room sofa or armchair seating while you surf the channels or queue up a movie on the mounted Roku TV. Steps away, the well-equipped kitchen offers plentiful cabinetry and counterspace for meal storage and preparation, fully stocked with cookware and dining ware for the convenience of preparing meals right at home. Snag a high-top stool at the counter for meals on the go or gather the group around the dining room table for more formal dining or to host a spontaneous game night.



This home comfortably sleeps 4 guests between 1 private bedroom and a queen size sleeper sofa in the living room. The home’s full guest bathroom includes a spacious single vanity and glass walk-in shower.



The complex provides four BBQ units, pool, hot tub and a parking pass at no additional cost. Inside the condo you will find

• King size bed in the master bedroom with a brand new upscale mattress

• Queen bed in the sofa bed in the living room

• Full complement of kitchen and cook ware for eight

• Dining area with 4 chairs and a living area with a sofa and arm chair (all just reupholstered and painted)

• Roku TV’s in the Living Room and Bedroom.

• Pantry, Washer/Dryer and a Security Safe

Magic sands and Kahaluʻu beaches are 2 miles south and provide some of the best sunning, boogie boarding and snorkeling on the island.

All in all our Ohana would make for one of the best places to stay when traveling to the Big Island!



Air conditioning only in the living room/kitchen. The air conditioning system is programmed to maintain a minimum temperature of 75°F.



• For stays extending 30 nights or more, a security deposit and utility fee will be required. The security deposit ensures the protection of the property during your stay, while the utility fee covers essential services such as electricity and any damages that are caused by guests.

• Smoking is strictly prohibited inside the property, on the premises, and in any nearby common areas. Violations will result in an automatic $500 fine, plus any additional costs for carpet and upholstery cleaning or other damages caused.

These terms help us maintain the quality and comfort of our vacation rentals for all guests.

Dear Residents,

Attached for your reference are the tentative schedules for Buildings A, B, C and E.

Please note, schedules are subject to change due to weather and unforeseen conditions,

such as extensive spalling or any additional scopes of work the Board should choose to

include in the contract.

Work Hours & Noise

Work hours are Monday – Friday (8:00 AM – 4:30 PM), excluding weekends and

AOAO/ECS recognized state and federal holidays. Noisy work, such as jackhammering

and grinding, can be expected during work hours. Noisy hours are from 8:30 AM – 4:00

PM, Monday – Friday.

Access & Privacy

For safety reasons, lanai doors will be secured from the exterior side, allowing no more

than a 4" gap for airflow while work is being performed above or at your unit. For privacy

purposes, keep all windows and doors shut and curtains drawn during work hours while

work is being performed at or around your unit, as the workmen will be traveling up and

down the exterior side of the building. Observe all cordoned-off areas and abide by all

warning signage.

Lanai Clearance

All lanais will need to be cleared of all personal belongings by 8:00 AM on the first day of

work, beginning on your stack, and remain cleared until work on that stack is complete.

This includes but is not limited to chairs, tables, plants, and any items fixed to or draped

on the railing.

The owners have done a nice job with this unit. The management company was a little weak with their welcome package. One roll of paper towels, bottle of hand soap and dish washing soap. Not everyone can get to the store on the first day. Coffee would have been nice for the next morning. There are other things that could be provided that don't affect the bottom line much. We have two units at a 5 star resort in Oregon. We provide much more supplies that make for an easier stay. We also ask renters to do tasks prior to checkout. We don't threaten them with fines. The unit will bring us back not the management company.
