This spacious oceanfront duplex offers the perfect blend of comfort, style, and breathtaking views, making it an ideal retreat for large families or groups. With a total of eight bedrooms and five bathrooms, this home provides plenty of room for everyone to spread out and enjoy their time by the sea.

The open-concept living areas are designed to maximize the stunning ocean views, with large windows that fill the space with natural light. Whether you're relaxing in the cozy living room or gathering around the dining table, you'll always be surrounded by the beauty of the coastline. Each side of the duplex features its own well-equipped kitchen, offering ample space for preparing meals and entertaining guests.

Step outside and you'll find both a private patio and a balcony, perfect for enjoying the fresh sea breeze and panoramic views. The patio is ideal for al fresco dining or simply lounging in the sun, while the balcony offers a more elevated view, perfect for watching sunrises, sunsets, or just taking in the vastness of the ocean.

HOME LOCATION:
For those of you looking to enjoy a Beachfront Vacation, you have found the right place. Located directly on the sand with volleyball courts right out front and the beach boardwalk entrance just a few blocks away, you are never far from all the action Newport Beach has to provide.

From this location, you can safely walk or ride bikes anywhere on the Newport Peninsula, Balboa Island, or down to Huntington Beach (45-minute bike ride in one direction) along the oceanfront boardwalk. However, with more than 30+ restaurants & bars, shops, electric boat/jet ski rentals, Surfboard/Stand-Up-Paddle-board Lessons all in the area you will never need to travel far!

Although you may be looking for a quiet getaway, the action is never more than a Walk/Bike Ride away. (2-15 Minutes by Bike) 20+ Restaurants, Bars, Coffee Shops, Surfboard/Bike rental shops, Grocery Store, Duffy Boat Rentals, Newport Pier, Balboa Pier, Balboa Fun Zone, Balboa Island, Boat Docks (The Catalina Express, Whale Watching Tours, and Sailing Adventures) Huntington Beach Pier/Pacific City, and much more!

IMPORTANT HOME NOTES - PLEASE READ PRIOR TO BOOKING

Construction Notice: Adjacent construction November 2025 - September 2026. The City of Newport Beach allows construction to take place between 7:00 a.m. & 4:30 p.m. on weekdays with no weekend (Sat/Sun) or holiday work permitted. Rental rates have been reduced to compensate for any inconvenience.

Minimum Age Requirement:
Primary Guests must be 25+ years old.

House Rules & Guidelines

Laundry
Washer and Dryer are located in the Garage, and are coin-operated.

Air-Conditioning
This home does not have air conditioning. Box fans are provided for your comfort, and if additional cooling is needed, a portable AC unit can be rented from a local vendor for $399.

Parking Details
You are provided 2 Parking Spots in the 2-car garage. Mid-Sized SUVs and compact cars are recommended. 3rd row vehicles will not fit

High Chair & Pack 'n Play
High chair and Pack 'n Play are available by request only. Please request at least 48 hours prior to your stay, subject to availability.

Noise/Construction disclaimer
Our home is located in an active beach community. As is common in these areas, noise from construction, municipal services, beachgoers, vehicle and air traffic, adjacent homes, and nearby commercial or residential spaces may occur. Noise outside of our control will not constitute a refund or rental cancellation.

Firepit Warning
The firepit must never be left unattended while in use.

Quiet Hours Notice
Per City of Newport Beach “Good Neighbor Policy” Quiet Hours are Strictly Enforced between the hours of 10:00 PM to 7:00 AM. No patio noise is permitted between these hours. Please see house rules for more city noise requirements.

Pet Policy
This property accepts one (1) pet with a fee of $399 plus tax and applicable fees. All pets must be disclosed at the time of booking. Certain breeds may not be permitted at the discretion of the property manager. Pets must not be left unattended. If a pet becomes a nuisance, including excessive barking, or poses a threat to other residents or guests, you may be required to remove the pet or your reservation may be canceled without refund. All potty accidents must be reported to the property manager immediately. Additional charges may apply to cover any repairs or damages caused by pets.
