- This Short Term Rental Agreement is made by and between The Guest House Co., “Homeowner,” and the “Guest” as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows: 1. Property: The property is located at: 422 South Main Street (rear building) St. Charles, MO 63301 2. Property Belongings: The property is furnished and includes refrigerator, dishwasher, microwave, toaster oven, electric skillet, 2 tvs, Wii system, DVD player, towels, and linens 3. Maximum Occupancy: The maximum number of guests is limited to 4 persons. 4. Term of the Lease: The lease begins at 4 p.m. on the Check-in Date and ends at 11 a.m. on the Checkout Date. 5. Minimum Stay: This property requires a minimum 2 night stay. 6. Rental Rules: Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while at the property. 7. Access: Guest shall allow Homeowner access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner. 8. Rental Rate and Fees Deposit: A deposit of 50% is due at time of booking. If the premises appear dirty or damaged upon Check-in, Guest shall inform Homeowner immediately. Payment in full of the following fees shall be due within 15 days of the Check-in Date: $ 125 per weeknight (Sunday through Thursday) $175 per weekend night (Friday and Saturday) Cleaning Fee= $50.00 Taxes: 12.95% (5% county and 7.95% sales) The “Service Fee” is a separate fee charged by Homeaway/VRBO and is paid directly to that company. The Guest House Co. does not receive any of this fee, and is not able to remove it from the online payment requests. 9. Cancellation Policy: If Guest wishes to cancel his/her reservation, the deposit will be refunded as follows: 100% if cancelled 30 days or more prior to the Check-in Date 75% if % if cancelled 29-15 days prior to check in time unless the property is re-booked, at that time the the full refund will be given 50% if cancelled 14 days or less prior to check in time unless the property is re-booked, at that time the the full refund will be given. 0% if cancelled 24hrs or less prior to the Check-in Date, unless, again the property is re-booked. 10. Property Damage Liability: The Guest shall be financially responsible for any damages to the property or belonging that occur during their stay. 11. Age requirement: The Guest shall be at least 24 years of age. 12. Payment: Acceptable payment methods are [personal check or credit card]. Rental Rules 1. We do NOT allow smoking. You will be charged $500 minimum cleaning fee if caught smoking or if it smells of cigarette smoke upon departure. 2. People other than those in the Guest party set forth above may not stay overnight in the property. Any other person, vehicle, or belongings on the property is the sole responsibility of Guest. 3. The house is privately owned; the owners are not responsible for any accidents, injuries, illness or death that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. 4. Keep the property and all furnishings in good order. If any serious issues or problems arise during your stay, notify us immediately at 636-439-9394. 5. Only use appliances for their intended uses. 6. Pets of any kind are NOT allowed inside or outside. A $500 cleaning fee will be charged if a pet is kept on the property. 7. Parking: PARKING – Parking is limited to 1 vehicle(s). Vehicles are to be parked in designated parking areas only. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. The owners are not responsible for any damages to vehicles, bicycles or other modes of transportation or contents within them and are the sole responsibility of the renter while staying at the guest house. 8. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. 9. Water and Septic: DO NOT FLUSH anything other than toilet paper. No feminine products, paper towels, or any other non-toilet paper products should be flushed at any time. 10. The Owner is not responsible for any allergic reactions or illness due to food or drinks provided. Please check the label if you have any food allergies. 11. Please do not run the fireplace overnight or for long periods of time unattended. 12. Renters and their guests and friends will not disturb, annoy, endanger or interfere with neighbors nor use the property for any unlawful purposes, nor violate any law or ordinance, nor commit waste or nuisance upon the premises. It is further agreed and understood by guests that any disturbances resulting in neighborhood complaints or police action will cause tenancy to be terminated and all monies to be forfeited to the Guest House Co. When we saw this little historic house that had been forgotten and left to deteriorate, we both really wanted to save it and bring it back to life. We love to remodel and are happy to share it now with couples or small families to enjoy St. Charles like we do.

You can get a real feel for the heritage of this unique town when you stay at The Riverfront Guest House. The same walls and ceiling beams that that were there when Herman Kuhlmann was making wagon wheels for pioneers in 1830, surround you now for a very cozy and inviting atmosphere. This combined with the Missouri River out the front window and all the shopping and dining you could want out the back, make it a very special place to stay for your vacation.
