The fully equipped kitchen offers granite countertops, a large-bowl sink with disposal, dishwasher, microwave, coffeemaker, and all the cookware and dishware you’ll need. An open serving bar connects to the dining area, featuring a glass-top table that comfortably seats 4–6 guests.
The primary bedroom includes a king-size bed with a beautiful starfish headboard, a private full bathroom, and new full-view sliding glass doors that open directly onto the balcony. The spacious guest bedroom features a queen-size bed and two bunk beds, all with new memory-foam mattresses and cozy bedding. A second full bathroom is conveniently located nearby. Both bedrooms offer flat-screen TVs and ample closet and storage space.

*Edgewater Condominiums has a strict NO SMOKING policy. The policy covers all areas on the property including inside units, hallways/breezeways, balconies, stairwells, parking lots, and pool areas. This policy includes all smoking products, including vaping. If management determines that smoking occurred in any unit, the Tenant will be assessed a $400 fine in addition to any fees for cleaning and restoration. Management also reserves the right to terminate the Tenant’s lease immediately without notice.
*Every Tenant will be issued a parking permit for their lease period and must display it on the rearview mirror or front dashboard at all times while parked at Edgewater. This includes vehicles with handicap plates or placards. Tenants with additional vehicles must find parking off property. Guest Service staff can assist with options. Vehicles without a valid Edgewater Condominium pass will be towed at the owner’s expense. The Association is not liable for any damage, trespass, or other liability related to towed vehicles.
*Flammable oils, fluids, explosive products, and personal firearms (except those required by law enforcement or military) are prohibited on Edgewater property.
*The noise volume of normal activity and entertainment devices must be contained within the unit. Any noise that unreasonably disturbs or annoys other Residents or Tenants is prohibited.
*Trash chutes are located on each floor in the laundry rooms. Trash must be disposed of in tied or fastened plastic or paper bags.
*Luggage and shopping carts must be returned to their designated storage area immediately after unloading for use by other Residents or Tenants.
*Breezeways, elevators, halls, lobby, and parking areas are not play areas and must only be used for normal transit to and from units. These areas may not be used for storage of any kind, including hanging towels on railings.
*Washers and dryers must be emptied immediately after the cycle is complete so others may use the machines.
Please note that there may be periodic construction in front of the condominium.
There are cameras on the exterior of the home. They are motion activated, records video and audio, and are active during reservations. There is also a decibel monitoring device located in the home. This is a smart device that measures decibel levels only and allows us to respond to extremely loud and sustained volumes. It does NOT record conversation, it only measures decibel levels. This helps us to avoid unauthorized parties. Our goal is for our guests and neighbors to both have an enjoyable experience!
By booking, guests agree to all house rules below. Violations may result in immediate cancellation without refund, removal, and additional charges.
• MAX OCCUPANCY & VISITORS
Occupancy may never exceed the maximum listed. All visitors must be included in the guest count. Undisclosed guests incur a $50/person/night fee and may result in cancellation without refund.
• NO PARTIES OR EVENTS (ZERO TOLERANCE)
No parties, events, gatherings, or unregistered visitors. This includes exceeding occupancy, excessive noise, decorations, DJs, catering, event-style setups, or disruptive behavior.
Suspected or confirmed parties will result in immediate termination without refund and a $500 minimum penalty plus damages, fines, and related costs. No warning required. Law enforcement may be contacted.
• QUIET HOURS
9:00 PM – 8:00 AM. Repeated disturbances may result in cancellation without refund.
• CAMERAS & NOISE MONITORING
Exterior cameras and decibel-only noise monitors are in use. No interior recording devices.
• PETS
Not pet friendly. Undisclosed pets: $300 fine plus damages/cleaning. Service animals must be disclosed; ESAs require valid documentation.
• NO SMOKING
No smoking or vaping indoors. $500 minimum remediation fee. Smoke outdoors away from doors/windows.
• GRILL
Clean after use or $75 fee applies.
• LATE CHECKOUT
Unauthorized late checkout: $75/hour. Additional costs may apply if it impacts incoming guests.
• UTILITIES
Use responsibly. Excessive usage beyond normal residential levels may be billed at actual cost.
• PLUMBING
Flush toilet paper only. Guest responsible for misuse-related repairs.
• AMENITIES
Ice makers, fireplaces, WiFi, internet, streaming services, and utilities are convenience amenities. Interruptions beyond host control do not qualify for refunds.
• COASTAL PEST DISCLOSURE
Located in Coastal Virginia. Despite regular pest control, occasional insects may occur and are not grounds for refund. Keep doors/windows closed.
• DEVICE TAMPERING
Tampering with cameras, noise monitors, locks, or safety devices is prohibited and may result in cancellation without refund.
• PROPERTY CARE
Excessive cleaning (trash, bodily fluids, smoke odor, glitter, pet waste, biohazards, etc.) will incur charges. Guests are responsible for damages and missing items.
• TRASH & MAIL
Excess trash may incur hauling fees. No mail delivery or establishing residency at the property.
• KEYS & PARKING
Lost key: guest pays locksmith/rekey costs.
Lost parking pass (if provided): $100 fee.
• HVAC
Do not tamper with thermostats or equipment.
• RESTRICTED AREAS
No access to mechanical rooms, roof, or non-guest areas.
• VERIFICATION
Guests may be required to complete encrypted ID verification, provide ID, confirm guest count, and purpose of stay. Reservations may be declined or canceled for objective risk factors. We do not discriminate on any protected basis.
• SHORT-TERM STATUS (VA)
Stays under 90 nights are short-term lodging only and do not create tenancy or residency rights.
• ASSUMPTION OF RISK
Guests agree to use the property safely and lawfully. Pool use is at your own risk. No lifeguard on duty. Guests assume all responsibility and must supervise children. Owner and management are not liable for injuries, accidents, or loss.
• HOST ACCESS
Exterior lawn and trash services may occur during your stay.
• LONG-TERM STAYS
60+ days: cleaning required every 30 days.
90+ days: application, screening, signed lease, and deposit required. Bookings over 90 days are brokered by Sojourn Realty.
• WEATHER
Snow removal not provided. No refunds for weather-related events. Travel insurance is recommended.
