We bought this lovely apartment in 2013 and completely refurbished it in 2014. It is 583 square feet, comprised of a bedroom, bathroom, living/dining room, kitchen and balcony.
The bedroom has a GE window air conditioner unit, as well as a quiet but powerful ceiling fan, each equipped with a remote (in our experience the AC is only needed during the hotter summer months, and the fan is way more than enough in the winter). The queen size Sealy mattress we bought new, as well as the pillows and linens. The bed is a modern wood frame, and has built-in fluorescent reading lights at either end. There are one-drawer bed tables at either side as well, and a matching dresser drawer large enough for all your needs, including spare linens and towels. There is also a large walk-in closet with shelves and plenty of hangers. The windows face the beach, with stunning views day and night, and are equipped with roll-down shades to keep out any unwanted sunlight.
The bathroom has a shower stall and a tank-less water heater, so hot water is never a problem. It also features two mirrors and a hair blower.
The living room includes a round dining table with seating for four. The chairs and seat cushions are waterproof, so feel free to use them in your wet bathing suits. There is a wall-mounted 40” Samsung flat-screen smart TV hooked up with Claro IPTV service, which includes many popular US channels (ESPN, TNT, TBS, CNN, etc.), as well as Netflix, Hulu, etc. There is also a SONY Blu-Ray DVD player and a high-speed wireless modem with free Wi-Fi throughout the apartment. There is also a land-line telephone with free local calls, as well as two remote-operated ceiling fans.
The living room also has a futon sofa that folds out to a full-size bed. Keep in mind, however, that there is no AC in the living room and that the windows do not have shades. This unit is meant to be occupied by two people, and the sofa bed is only meant to be used on special occasions. Occupancy by more than two guests needs to be arranged in advance.
The kitchen was remodeled shortly before we bought the apartment, and includes a Frigidaire stainless steel refrigerator and freezer, a four-burner electric stove, a GE in-wall microwave oven and a Hamilton Beach counter-top oven with rotisserie. It also includes a full-size blender, a Black & Decker 10-cup drip coffee maker as well as a stainless steel espresso maker (greka). It comes with a white stoneware dinnerware set and a stainless steel silverware set for 4 people, as well as 8 sets of small espresso white stoneware coffee cups, a white stoneware sugar bowl, a white stoneware teapot and a tea kettle. You will also find wine glasses, glass plastic tumblers and all conceivable utensils, knives, bowls, corkscrews, can and bottle openers, etc. There are frying pans, stockpots and rice cooking pots (calderos), as well as pot holders, towels, Pyrex bowls, measuring spoons, place mats, cooking shears, etc. The kitchen also features a high-top counter, with two bar stools (also waterproof).
The apartment was recently painted throughout, and is tastefully decorated with original artwork by Puerto Rican artist Poli Marichal. The highlight, however, is the balcony. Completely private, it offers a truly breathtaking view of a half-moon cove. It is furnished with a high cocktail table and two high chairs, from where you can sip a cup of coffee, a cold beer or a nice glass of wine and enjoy the view from your 12th floor perch. If you’re an early riser you’ll catch stunning sunrises, and if you’re lucky enough to be there during a full moon you’ll get to experience a romantic moonrise reflected over the ocean. When we first caught a glimpse of the view we knew this was the place for us, and once we realized all the other conveniences this apartment had to offer it became clear this was the best possible spot in all of Isla Verde. We think you will agree.
My wife and I both grew up in San Juan, but for the last thirty years have been living in Los Angeles, CA. It was work that brought us here (I am filmmaker and my wife is an artist and filmmaker), but we miss our island very much. As children, we used to visit the beach regularly with our families, I on the Northeast side of the island and my wife on the Southwest. California has a very beautiful coastline, but nothing compared to the warm waters and palm-covered beaches we were used to. Thankfully, we were able to buy this little home-away-from-home and will be able to enjoy the sunny Puerto Rican beaches regularly once again. Since we live so far away, the apartment is managed by María 'Tity' O'Neill, who will greet you upon arrival and oversee your stay. She manages multiple units in the area and we had been renting from her for years, so when we needed someone to manage our place there was no better choice.

It took us a few years of scouting until we came upon this particular apartment. We decided to buy here as early as 2005, when we rented another unit in this building, but found that few owners were interested in selling, so we had to wait it out. It took eight years of patiently searching the online classifieds until we found this unit for sale, but once we did we moved quickly to buy it. In those eight years we could have purchased many other units in other buildings, some for significantly less money, but none of them compared to this one, so we're glad we waited.
For our taste, this is the ideal spot. It’s a small quiet building, yet right next to all the happening bars and restaurants. It’s flanked left and right by the two best beaches in San Juan, while tucked away in a narrow peninsula where the visitors are mostly manatees, pelicans, sea hawks and turtles. It's right off a main highway (PR 26), on which you can hop on and be anywhere in the city within minutes, but also conveniently located on a dead end street where the only traffic is the local residents. Did I mention the airport is a six-minute ride away? It doesn’t get any better than this.
Location and view couldn't have been any better!!!! The owners were easy to work with and very helpful. The unit is nicely updated and clean. We are already talking about return. The pictures can't even do justice of how beautiful the view is from this deck!
We spent a week at this condo and loved every minute of it. The booking process was very easy, Ricardo & Poli were amazing and provided a lot of information as this was our first visit to Puerto Rico, Maria the property manager was also wonderful to deal with. Also want to mention that Ricardo & Poli were able to accommodate our early check-in & later check-out as the condo was available, this made it easier for us to accommodate our flights. What can I say about the view, it's absolutely amazing!! And the sound of the waves too. We found this location to be great too as it was walking distance to restaurants and shopping, we also visited the Ritz Carlton & El San Juan hotel that are very close, one on each side, Walgreens was just a short walk away and it had the basic grocery items available and beer & wine. We had a few meals at the little hotel right next to the condo "La Playita", it's very casual but the food is really good and prices are good (Happy hour every day from 4pm to 7pm) and you get to enjoy the ocean views. My favorite parts of our trip were having the beach right in front of the condo, we really enjoyed that it was not crowded during the week and we also spent most evenings on the balcony enjoying the views. We also really enjoyed the people in Puerto Rico and enjoyed some great food & drinks! We will be back!!

This was a very nice unit right on the water. The view is just like the owner's picture. Every morning drinking coffee on the balcony and overlooking the ocean from the 12th floor was heavenly.
The good points:
Good sized for two people
The neighbor look safe and was quiet except for Friday night when we did get some minor bar noise.
Close to good tourist restaurants
Has a second beach out the front door. Leave the condo on the road side and turn right.
We saw no bugs in or near the unit but did see bugs in Old San Juan.
The bad or less good points:
The bed is lower than normal. Might be hard to get out of if you use a cane or have back problems.
There is some noise from the airport. The planes land and takeoff away from the unit. If the wind is right you can hear the planes. We found this to be a minor problem.
We would stay here again.
Very nice. The condo was nicely stocked with everything we needed and the view from the 12th floor is absolutely fabulous. The location is perfect as well, two beaches just footsteps away, plus restaurants and more only minutes away by foot. The keyed entry gives you peace of mind and the property manager Maria is pleasant and most helpful. We would definitely stay here again and again.
We were very pleased with this well appointed apartment and all the benefits that accompanied it, namely, but restricted to: umbrella and 2 chairs for use on the beach; Samsung Smart TV(used sparingly for sports as we spent most of our time enjoying long walks on the beach); balcony that was used frequently with excellent views of the beach and some of the most beautiful sunsets every experienced.

As mentioned above, most enjoyable and long walks on the beaches (approx 2 miles return for both beaches on either side of the apartment) with a great variety of restaurants on Isla Verde Blvd where we enjoyed some local dishes.
Very close to airport. Would certainly recommend to friends / relatives and, if we ever return to San Juan, would certainly consider renting this unit again.
Beautiful view and very clean apartment. The owners were very easy to communicate with and the property manager was very responsive as well. The onsight parking was a plus.
Our unit is on the top floor of a relatively small 12-story residential building located near the tip of a narrow peninsula between the two best beaches in San Juan. On the East side is the Ritz Carlton beach (aka Pine Grove), favored by surfers, and on the West side is the El San Juan Hotel beach (aka El Alambique), with its hard-packed sand favored by joggers, walkers and paddle boarders. The nearby hotels also offer all the typical beach rentals, whether it’s a kayak, jet ski or paraglider, or just a lounge chair and umbrella. In their lobbies you may also book fishing trips and guided tours, as well as one-day trips to some of the neighboring islands such as Vieques and Culebra.
Before purchasing this unit, we scouted the area for several years looking for the perfect spot. During different visits to the island we stayed at the Ritz Carlton and Caribe Hilton hotels, the ESJ Towers, as well as the Marbella, Girasol and Raquet Club condominiums. All of them are right on the beach and offer easy access to the shops and restaurants of Isla Verde Ave, but for our taste they were either too big, too noisy and/or too crowded. Navigating huge lobbies, circling around underground parking structures and fighting heavy traffic on Isla Verde Ave just wasn’t our idea of a nice vacation. Then we found the Amapola 14 condominium.
Only six minutes away from the airport, it is on a quiet dead-end street which is accessed directly from the main highway without having to traverse busy Isla Verde Ave (surprisingly, the airport noise has been a non-issue). Since it has only 60 residential units (most of which are not offered for rent), the building is quiet, family oriented and peaceful, yet the hustle and bustle of Isla Verde is always a few steps away, with its top-rated dining, bars, supermarkets, cafes, banks, drug stores and shops.
If casinos are your game, some of the best in the island are right next door, such as the El San Juan, with its lavish lobby, lounge and bar area, the Casino Metro at the Sheraton, the largest in Puerto Rico, with almost 450 slot machines and 16 table games, including blackjack, roulette, baccarat, pai gow poker and three-card poker, as well as the Condado Plaza, the Ritz Carlton and the Marriott.
If you choose to rent a car, our unit includes a reserved spot in the building’s secure parking area, right at street level, in the shade and steps away from the lobby, so you can get in and out easily, rain or shine. Puerto Rico has many attractions to offer within short driving distance, such as Old San Juan, the best-preserved colonial city in the Americas, the El Yunque tropical rainforest, with its beautiful waterfalls, swimming holes and hiking trails, and the phosphorescent bays in Fajardo and Guánica. You can rent from one of the national chains, Alamo, Hertz, Avis, Enterprise and National, or try one of the often cheaper local alternatives such as Popular Auto, Target, Charlie or VIAS.
Venturing outside Isla Verde to the neighboring areas, you will find an even wider array of truly excellent restaurants. Lima, in the Miramar area, offers delicious Peruvian dishes and ceviche. The local cuisine has some strong entries, such as José Enrique, near the Plaza del Mercado in Santurce, where crowds gather on weekends to enjoy the popular cluster of bars and restaurants, including the also wonderful El Pescador and Boronía. Other terrific local cuisine choices are La Casita Blanca and La Jaquita Baya, both in Santurce, and Manolín in Old San Juan. Keep in mind San Juan also has the strongest Spanish presence of any Latin American capital, which includes fine restaurants such as Compostela, José José, Casa de España, El Mesón Gallego and El Picoteo, but also the immensely popular and not-to-be-missed Spanish-style delis Kasalta, La Ceiba and Cafetería España, where jamón ibérico, caldo gallego and Spanish wine can be savored side by side with espresso and delicious sweets such as mallorcas, natilla and tembleque.
At Amapola 14 you get the best of both worlds, you can relax in your own private balcony overlooking a stunning view, or walk to one of the many nearby lively casinos, bars and restaurants. You may opt to walk alone on the beach, book tours alongside fellow travelers or drive around the island. It’s your choice.
