Our visit was fantastic, home was exactly as advertised and the check in/check out process was super easy. Highly recommend Oakley’s for pizza and while would have preferred to skip this part of the vacation, Margaretville Emergency Room was also a great experience right down the road for any snow sport injuries.
Pine Hill house was lovely, well appointed and comfortable for our party of four. We loved the proximity to Phoenicia and to the beach. We took a trip on Rail Explorers which was wonderful! We would recommend this home to other potential guests.
Great little rental near Bellayre. Well taken care of and cozy. A bit small/older home but well maintained and great available owners. Would rent it again!
The house was accurately portrayed on VRBO. There was plenty of room for our group of four couples. Since the weather was lovely we enjoyed the back porch area. It was in a convenient location to the wedding venue. Michelle was prompt in her responses.
Up for a weekend of skiing at Belleayre. House was really close to mountain. Common space clean and cozy. Rooms varied in size but were all very nice. Beds super comfy. Would stay here again.

Great Ski House
This house was a great ski house for Bellearye Mountain. Only 1.5 miles down the road. 2 young families - 4 adults and 5 kids stayed at the house and there was plenty of room. The living area is small but its a great layout with the open plan kitchen.
I would stay here again when visiting Bellearye.

Nice modern and cozy
The place was smaller than expected, but definitely had enough room for everyone. Backyard looked great for summer time, but we had to stay in for the cold weather. Most of the supplies were provided which was great. Owner was friendly and replied fast which was also great. Overall excellent stay.
We had an amazing time. We went to enjoy the Mountain Jam festival at Belleayre Mountain, which is close to the venue. It was only a 5-minute drive, which was awesome when, at the end of the night, you're ready to get back and relax. Michelle, the hostess, was great. She is located at the Starlight hotel, just less than a 1 minute down the road. We had to ask her questions as the internet was down, but this was due to the provider having issues. She gave us the latest update from the service provider and we were up and running before the time that was mentioned. We really enjoyed the screened-in porch. The kitchen had several amenities, a coffee pot, coffee, tea, sugar, salt/pepper, a Ninja blender, a toaster, pots/pans, etc. The bedrooms were very nicely kept, and the beds were very comfortable with TVs in the rooms. I truly can not complain. Thank you Michelle for a wonderful stay at your home!!!

A good place to stay.
This was our second times staying at this house for the MLK weekend. We noticed that the owner painted some of the walls and they included Netflix on TV (in addition to cable TV). The house had two TVs but we only used the one in the living room. We always brought air mattresses for the kids. The owners were able to accommodate us (8 adults and 7 kids). We knew that the house would be little tight for 15 ppl from our first visit but we liked the convenience of driving to Belleayre ski mountain. Also, the owners gave us the coupon for lift tickets.
Not the first, not the last option in the Catskills
Old farmhouse charm. Pros: 4 spacious bedrooms, 3 bathrooms, 2 tubs-good for large group. Closet and drawers in each bedroom. Screened porch. Kitchen: plenty of clean serving ware, basic supplies (coffee, tea, salt, oil, good coffee maker, stocked water cooler). Walking distance to Belleayre beach. Strong wi-fi, generous TV options. Large washer, dryer. Strong hot water supply. Plenty of clean towels. The house was clean overall. Quick response time from Michelle.
Cons: Location on Route 28-traffic noise from speeding cars. Kitchen, living room cramped with bulky furniture. Pots and pans in poor condition (scratched coating, rusty baking sheets). Screen doors on porch did not close perfectly and rainwater leaked in (missing gutter piece). Poor landscaping. Only a small portion of the backyard was cleared and even that was overgrown. Bbq deck enclosed by trees. Bent, rusty fire pit top. Guests carry out trash to the owner’s dumpster. Relatively pricey.
Motel management style: smell of chemicals to cover up odors, worn rugs in bedrooms & staircase, unkept grounds, no recycling, few wire hangers, first aid kit with expired supplies and band aid wraps. Need to better support their cleaning staff (give more time to clean and run a regular (not quick) wash cycle, better pay so they don’t have to ask for a tip).
Some online pictures are not recent/ accurate: bulkier living room sofa, stone patio not visible due to overgrown grass, yellowed non-slip adhesive strips in bathtubs.
My sisters and I gathered at this beautiful property for a time of fellowship, prayer and birthday celebration. The house was clean and beautiful. Michelle, our host was very attentive and quick to respond to our questions. Very accommodating host! We will stay again! Wonder memories!

Catskills are beautiful but property is not
I’d like to divide my review by floors. The upstairs is as pictured with comfortable beds and spacious rooms. Curtains need shortened to allow the guest to close them while allowing the air conditioner to work properly. Downstairs looks very little like pictures and if not for the screened in porch we would have found it very cramped. The landscaping is in dire need of trimming. Kitchen is well equipped but the pots and pans are so old that we could not use some. No dish clothes there either. We cooked all meals but lunch. Doors on screened porch do not close properly and can not be secured so that was an issue with young children and dogs. Our greatest concern is the electric. The owner is asking too much of the current electric panel. Many extension cords and the breakers kept popping when all air conditioning units were on downstairs. We felt in its current state this was a safety hazard. Overall the property was in a run down condition and we would not choose it again. It also sits right Rt 28 and was to close to the road for dogs and kids. The location was great with easy access to places we wanted to see.
Nice, clean with good size bedrooms and comfortable beds. We particularly enjoyed using the fire pit and the good size grill. A little close to Route 28, fortunately there wasn't much traffic.
This house is adorable, cozy and has everything you need for a relaxing weekend away. We had six adults and three kids and it was perfect for us. The rooms were comfortable and the outside screened in deck was my favorite area for meals or having a cup of coffee in the morning. We hope to stay here again soon!
This is a great house for family gatherings! Each of the rooms is fully equipped with television and air conditioner. We had plenty of room at the kitchen table, and the screened in porch is excellent for morning coffee with a big table for extended play board games. Check out the near by Hunter Mountain Disc Golf!

Good location but misleading description
The property is good location and the owner was very quick and responsive. The picture and description of the house is misleading as some of the pictures does not match with the actual. The space heater and the the patio fire pit dos not work and we spent good amount of time following the instructions. It looks like owner also does not know whether those works or not.
Michelle was extremely responsive with all of my questions, great communication. The house was clean and adorable. Many bedrooms and bathrooms to accommodate my large family but the living space was a little small. Great yard, porch and fire pit. We enjoyed our stay at this property very much.
