The house is a duplex with two completely private units in Los Feliz. One listing is for 4303 the top unit, with one bedroom one bathroom with a private patio overlooking downtown LA. Sleeps 4. The other listing is for 4301 the bottom unit with two bedrooms and one and a half bathrooms also with downtown views. Sleeps 6. Both units share a great 3000 Sq Ft yard with a great lawn, BBQ, trampoline, oversized chess game and soccer goal. Rent them separately or together!

Quaint, artistic, perfect location
Charming property. Beds were luxurious. Walkable to downtown eateries and grocery store. Easy access to expressways. Would love to return.

Four of us stayed here for a weekend girls trip and it was perfect. Location was great for walking to bars restaurants and shopping. Outdoor patio space was relaxing and indoor space was nicely decorated. We also walked up to the observatory one day and it was a good distance hike from the house. Only negatives: if upstairs is occupied the walking noise is loud, and curtains are not thick so lots of light in the morning. Nothing that can’t be solved by earplugs and an eye mask. We’ll be back!
Charming Hacienda with a fabulous view!
We were quite comfortable in this charming 2 bedroom unit with a full kitchen and comfortable beds. Lots of TVs! The view is fabulous and we sat outside on the small patio and ate our breakfasts and dinners while watching the beautiful LA skyline. We could walk to excellent local restaurants and an Albertsons and Coffee Bean. Very close to Griffith Park and the Observatory. Always delighted to discover a new place to stay in LA. So much to do in the LA area. Getty Villa in Malibu, Santa Monica Pier and beach, La Brea Tarpits and the LACMA.
Great LA Neighborhood
With a family of 5, three teenage kids, this place was comfortable, clean, and central to everything we wanted to see. We also appreciate turn of the century style and architecture, and this place has it. Also, decent view of downtown LA in the distance. A great ,safe neighborhood!
Great residential community and home
The apartment was great for our family of 4. The decorations are cute and it had everything we needed. We used this trip to do college tours and Disneyland (plus to visit Santa Monica/Venice and Hollywood). Being our first time in LA, we were concerned about traffic, but it wasn't as bad as we feared, and this was a great point to stay to see all (we went to Loyola, UCLA, Pomona/Claremont, Chapman, UC Santa Barbara and USC). We were exhausted at the end of each day (particularly after Disney) and enjoyed relaxing at the apartment. It was nice having 2 beds for our kids in the same room.
The yard is very nice. It is great to sit on the chairs in the morning with the cool breeze, drinking coffee and looking at the City. Grocery stores are very close. We absolutely loved our stay.

Choose with Confidence!
We are less than a week back from our Los Angeles vacation and our rental from Livinio in Los Feliz. The house was a perfect fit for myself, husband, and two teenage boys. Having a house with the extra 1/2 bath was key in our selection. Los Feliz is a quaint, quiet and very nice neighborhood. It is a great choice for all LA attractions. You can count on about 55 minutes to Marina Del Rey, Venice and Santa Monica with average traffic and only 15 minutes to Universal and all studio tours. We traversed around daily with no problems. The house is charming and characteristic with a great 1920's vibe. The kitchen is stocked well although we only used it to heat up pastries in the microwave and make coffee. It is a modern and updated Ikea kitchen with updated appliances. We utilized the updated washer/dryer without issue and appreciated having it so handy. The beds are EXTREMELY comfortable and although the temps rose into the upper 80's on a few days, the temperature inside the house was very lovely without needing the air conditioner. The house is on a hill and gets a fabulous breeze. The view from the front yard is great. The house is much brighter/sunnier than the pictures indicate and has great closet space in the master bedroom (Ikea designed!!) The gate from the street along with the front door are electronically coded and very easy to enter/exit. The house is well supplied with paper towels, bathroom tissue, q-tips, cotton pads, and kleenex. There are ample towels that are nice sized and soft to use. We did have to launder towels/washcloths mid week to get us through but do not see that as any problem. Parking was fabulous and easy as there is a dedicated space right in front of the house.
The owners make it known they are there for any issues but do not interfere unless needed. Should we ever return to Los Angeles, I would choose this house again without reservation!
