Right across the beach in a quiet low density complex in the gated subdivision of Playacar I not to be confused with Playacar II which is located further away from the beach. We are 5 minutes away from shops and restaurants. This unit has been completely remodeled and retaining the character of the Region, the tropical location yet adding all the modern comforts and conveniences. Right across from the unit, the beach is just 50 steps away. Large terrace at the back overlooking the pool and BBQ area. Wrap around terrace on the Carribbean side and Mayan ruins park side. On the ground floor with no other unit overlooking your space, it offers total privacy, a perfect location and a luxurious space.

We live in Playa del Carmen, our family has moved to Playa, our relative purchased in Villas Archeologicas and we discovered the magic of it. We love it so much that we wanted to expand and offer this perfect location with others.

Why Caren chose Playa del Carmen

This is an amazing location. It has it all. See our other property # has received continual 5 stars. This low density complex with a beautiful large pool is located in the only gated residential area in Playa del Carmen, on the same beach as all the best hotels. Set in a quiet tropical setting where you may even see deer yet just 5 minutes walk to 5th avenida with its shops and restaurants, walking distance to the main Playa bus station and the Ferry to Cozumel. And even better cross the road and you are on the best beach on the Caribbean.

What makes this apartment unique

Quiet complex, across the beach, walking distance to shops and restaurants, gated quiet subdivision, just renovated, lots of terrace space, all around at the front and large terrace at back. Best location in All Playa del Carmen.

Ideal Location and Excellent Accommodations

We just returned from a one week stay in Casa Sonrisa and are already considering booking again for an upcoming trip. I was a little nervous about getting in as the owner forgot to send an access code for the lockbox in case the code for the front door did not work, but the code did work. The condo is in a perfect location for beach access and for walking to town for dinner and sightseeing. The "park" side bedroom, which can be 2 single beds or combined for a king, has the most comfortable bed(s). It also has access to the main bathroom. The "pool" side bedroom is the master room with a king size bed and ensuite bathroom. It has a large patio with tables and chairs for 6 people and a bbq. You can access the pool area from the patio. There is also a large porch with seating for 6 to 8 at the front/side of the condo facing the park. It is very private and quiet with lots of wildlife. You can also access the porch from the "park" side bedroom directly. The kitchen is fully stocked and functional with a gas stovetop, huge fridge and convection/toaster oven. The Christmas Tree set up in the entrance/living room area was a real nice touch. The only negative thing I would have to say about this condo is the couch in the living room is the most uncomfortable couch ever. It is not a deal breaker as not much time was really spent in there. If you are looking for an amazing Italian dinner, do not miss Romeo on Calle 4 between Ave 10 and 15. Very reasonably priced for incredible food. You may need to go by and make a reservation as they get really busy and it is a small restaurant.

A dream vacation!

I cannot say enough of this condo. Put it simply, it was awesome! My husband and I rented this condo for 25 days with our two boys (respectively 15 and 9 years of age) and spent Christmas and New Year's there. Absolutely fabulous! The unit was exactly as described by the owner Caren. The pool is amazing and most times we had it all to ourselves. You absolutely do not need a car as everything is well within walking distance. 5th avenue is awesome but don't be afraid to step away from it and experience various areas of Playa Del Carmen. The carribean sea...simply breathtaking.

Caren, my family and I cannot thank you enough for making our stay truly memorable. We would come back in a heartbeat. This was an outstanding condo!

Paradise!

We got back a couple of weeks ago from this "Place in Paradise"! It had everything that we were looking for. The ocean is just steps away, pool right out of the door and very quiet. We walked to 5th Avenue area every night. Great times! We will be looking forward to our return visit next year! Thank you Caren for all that you do to make your guest feel right at Home away from home.

GREAT CONDO

We vacationed here for 10 days. I cannot say enough good things about this condo. It had everything we needed and more, is in the perfect location and we loved it!! Already booked for our next vacation. Yes we had issues with the AC but we survived. Love Love it!!

Buyer be aware

The unit is below average. The TV did not work. The carrier had terminated the service for non-payment. The A/C is in the bedrooms ONLY. The kitchen is well appointed. The beach is nearby, but it is overrun by kelp and seaweed and consequently sea lice.

The owner/manager's name is Caren Ore. She is by far the worst person I have ever done business. She is attentive until she has your money, then she disappears and if you don't make it extremely unpleasant for her you will loose your money and find yourself without a place to stay. I had to call Becky at Maui Leasing to get Caren to respond. You will be given an Atlanta phone number, but she really lives in Mexico. Unfortunately this site does not let me post Caren's real numbers. You will have no legal recourse, should you have to pursue it. Oh yes, trying to get my deposit back was an ordeal. After waiting endlessly it took another call to Becky. BTW, Caren hates to have you call Becky.

Caren is either the most incompetent business person I have dealt with, or just plain insensitive, or a crook

Lovely Condo

Just returned from a 2 week stay in this condo and highly reccommend it. It is an open, breezy, private place across the street from the beach and a couple of minutes from 5th. It is very nicely appointed, elegant but still kinda barefoot. Excellent outdoor spaces with a large balcony both in the front and the back. The kitchen has everything you need, even nice wine glasses!

Our stay was not without problems but I attibute them to growing pains as this is a newly renonvated condo. I must say that the problems encountered were dealt with by the owner swiftly and effectively.

We will not hesitate to return to this condo in the future.

Playacar I (not to be confused with Playacar II) is the best location in all of Playa del Carmen. It is the only gated community right on the beach and within a short walk to town center and all amenities like shops, massage, hairdresser, supermarkets, etc. Our complex Villas Archeologicas is a very low density unit, very quiet, well insulated. It has a very large and beautiful pool with sun chairs and a BBQ area with tables. You will find the pool is mostly quiet and empty as all guest favor crossing the street to our stunning white sandy beach. We provide beach chairs, umbrella, cooler for your beach comfort. If need anything you will probably find that it is within reach or already provided however if this is not the case we are owners residing in the same subdivision so just let us know and will do all we can to accommodate your needs.
