Wake up and open the Juliet balcony to breathe in the fresh salt air! Have your morning coffee with or without your family on one of the many decks over looking the water :). Or you could just sit on the dock watch the swans, ducks, fish, baby lobsters and geese too swim by (They love bread and popcorn). Maybe you will decide to sit in front of the 55' Ultra 4K TV or put on the house wide Sonos while cooking up a nice breakfast. There are water views in every angle so your mind will be blown the entire time you walk through the house. You could stay at home and use the small beach in your backyard or drive 5 minutes to the closest beach! Or maybe you can fish off the dock (Stripers are plentiful), cook your catch on the BBQ, swim, play some corn hole or sit and relax looking at your unobstructed views. Then you can take a nice warm outdoor shower while optionally viewing the views (depends on how daring you are). Make use of the kayaks and Canoe by going up and down Green Pond. You could certainly go out to the ocean, but you may 'need a bigger boat' :).

The other nice feature of the house is that the bottom level is a one bedroom apartment with its own kitchen and full bathroom. Of course, with gorgeous views as well that walk out to a sandy 'beach' in the back of the house. The upstairs level boasts a new kitchen with stainless steel appliances (including a Vitamix and fancy coffee maker), a gorgeous dining room (could be out of a magazine from Beach Cottages) and large living room area with a big TV. There is one bedroom one this floor and one full bathroom. The second level has two large bedrooms. It will be hard to pick one because the views are stunning from each one. One has a gorgeous Juliet Balcony and the other has HUGE windows. I don't even know which one I would choose. The third level (really 4th) has a loft area with a daybed. It is actually a nice size area that is used as an office/extra bedroom.

The house is fully air conditioned with new efficient central heating and cooling. I don't know if this will matter to you, but you will have a touch-less flush toilet, yeah, I know, pretty cool right? :) Trust me, there was no expense spared here.

The list does not end because the street is a dead end. There are only about 6 houses past our house so you can pretty much stand on the street and very, very few cars go by. It is very quiet. What is amazing is that although it is quiet you can walk to a Dunkin Donuts in about 7 minutes or drive there in 2. There are some great restaurants within 5-7 minutes of the house, a grocery store and spa at the beginning of the street, fitness center close by and you always have downtown Falmouth within a 10-15 minute drive (depending on if you take the scenic route by the waters edge).

PS - Feel free to charge your car at the house. Our house is EV friendly. You can charge a Tesla, Leaf, etc. with our NEMA 14-50 outlet.

Wonderful home!

This was a beautiful home, and a great place for our family reunion! Everything in the home was spotless. We loved the beach theme of the home, the serene sight of the river, roasting s'mores, watching the kids feed the ducks, kayaking on the river, walking down the street for ice cream, ferry to Martha's Vineyard, and sail on the Liberte schooner. House was incredibly well stocked! We loved our stay.

A Little Bit of Paradise, Right Here in Falmouth!

We wanted to write to encourage people to rent this beautiful, spacious home with gorgeous views from every window. This lovely home is picture perfect, both inside and out. It is fully equipped with every amenity that you could want. We didn't even get to use everything. The AC kept us comfortable on those humid days/nights although we didn't even need it most nights, as there was a cool breeze blowing. We have a large family ages 3 yrs (a very busy grand-toddler) to 50 "somethings". (Yup, that's us.) Each morning, after waking up to the sparkling water view from the Juliet balcony, the coffee went on in the kitchen and we sat outside on the quiet deck to watch the ever changing wildlife "show". So beautiful and a great way to start any day. Along with cooking at home, we ate at most of the restaurants that Stephanie suggested in the Welcome Binder and each was terrific. Not to mention Smitty's Ice Cream Shop at the end of the road. A real hit! Mashpee Commons is short distance for those who may not want to go to the beach and Falmouth Center is a lovely way to spend a day. We stayed during the week of the Falmouth Street Fair, which included lots of vendors set up in the street (which was closed for the day), yummy foods and happy store owners, who bring their goods onto the street. Stephanie's lovely "homey" home is a treat in itself, but is also situated close to everything that Falmouth has to offer, including the Martha's Vineyard Ferry and fabulous beaches. She has decorated her home, not only for comfort but with every amenity you could possibly want. When you enter, you immediately feel "at home" and you want to care for it, as you would your own home. You feel like "family". Thank you Stephanie for a wonderful vacation and for opening your home us. You've done a terrific job and anyone would be lucky to have a week in your home. :), Lisa and Fabian (& Family)

Did Not Disappoint

It's always hit and miss when booking a rental property. Know with certainty that this one is an absolute gem. It's large enough for a large group to get away from each other ( the downstairs apartment is a +++!) and yet cozy enough to enjoy each other's company. Everything else that is mentioned in description is absolutely true. The owner is so spectacular, we felt we were staying in a friend's house...thank you Stephanie!

Beautiful home and location! Memorable family vacation : )

My family stayed here for a week, and we had a perfect time. As noted in the description, and in other reviews, the house is well-outfitted with technology and appliances. We especially loved the Sonos system; every morning, I listened to music of my choice while showering. Speaking of showering...the outdoor shower is also a wonderful setup. It's nice being able to take a private shower but also feel the sun and fresh air. The kitchen had everything we needed to make a huge daily breakfast and a clambake. From the outside, the house appears to be deceptively small; once you're in, it's open, accommodating, and a perfect size! It's well maintained and clean, and it's obvious that the owners are good people who love their home and take good care of their guests. Stephanie always responded to texts and emails very promptly before and on the first day of our stay, so I felt well taken care of. Since everything went well, I didn't have to reach out to her afterward.

The town of Falmouth is also a perfect small town atmosphere, with friendly people and a great town center with lots of good restaurants and shops. The Vineyard ferry is close by, as are supermarkets and fish markets.

My only complaint is that I didn't catch a fish off the dock in the backyard : ( . Well...that was probably my fault!

Beautiful, well-kept property

This house was an amazing find. It combines the functionality and utility of a well-thought out home with the comfort and views of a top-flight B&B. A fun nautical aesthetic fills the house and puts you in the perfect mood to enjoy your Cape vacation. You can throw open the doors to let fresh air circulate, or use the high-powered climate-control to keep you cool on the hottest days. Many interesting amenities come with the rental, including some bikes, some canoes and even a little Zodiac watercraft! We brought 6 adults and 4 kids to stay, and had a blast for our week. We had easy access to Falmouth, of course, but were only a half hour away from Woods Hole and Hyannis. The owners could not have been more accommodating - they even tracked down a lost craft kit and mailed it to us! Our only concern was the dazzling view - at times it was so dazzling it was hard to find a place for the little ones to nap! Our only recommendation would be to add some shades to the dining area/basement. The bottom floor can get warm, as the owners mention, when you run the washer/dryer.
