2 Bedroom, 2.5 Bath Farmhouse Surrounded By Mountain Views 15 Min From Airport

Charming, peaceful & cozy this two bedroom farmhouse is set among stunning blue ridge mountain views and located on a property strewn with walking trails, friendly grazing horses, and its own banks along a crystal clear mountain river. Please your senses with fresh air, spring water, vibrant gardens, pebble walkways, and happy clucking chickens. Though it may feel like you are stepping back in time, this lovely setting is completely up to date with modern amenities including hdtvs and wifi. The home offers two large, beautiful bedrooms - one upstairs and one down. Each features a top of the line queen mattress with high quality egyptian cotton linens, oriental rugs, fine furniture, and restful seating areas. Located only fifteen minutes from the charlottesville airport and thirty minutes from the university, picturesque river rock farm is also close to many area vineyards, breweries, event venues and provides an easy gateway to the blue ridge parkway. This unique location is not only close to charlottesville, but is also only 45 minutes from harrisonburg and james madison university.

The downstairs bedroom with queen bed and tempurpedic mattress topper has its own heating and cooling unit separate from the rest of the house, operated by remote control, but also has a working fireplace for romantic evenings. The french door opens out to a small patio in the back garden. Its full bathroom has a shower/tub combination and a full compliment of luxurious bath towels. This bedroom has a 42' flatscreen tv with directv.

The second bedroom located up a flight of original 1800's stairs is full of light, looks out over the gardens and fish pond and showcases a four poster bed. This bedroom has a small half bath with a fantastic view of the back pasture and the mountains beyond. If you open your windows at night you will be treated in the spring and summer to the sounds of the pond's waterfall and the singing of frogs trying to find love.

The full kitchen downstairs is open to the living area so you can gather with friends/family while you prepare meals. You will find everything you need including fixings for coffee in the morning and fresh eggs from the chickens out your door. The dining room is just adjacent to the kitchen and has the capacity to seat 6. Just off the kitchen is a full bathroom with shower/tub combination - full size washer & dryer are located in this bathroom. Serving as the entryway to the house, the living room is also the heart featuring the wood stove, a comfortable couch, chairs, and a 42' flatscreen tv with directv. Put your feet up, unplug the kids and relax.

Outside you will find a lovely garden full of treasures in raised beds, a grape arbor, outdoor grilling and dining areas, a plethora of outbuildings and barns, walking trails through the fields, the woods and down to the river. The horses will greet you, the chickens will check you out and the goats will wander over to inspect. Don't worry, they're all fenced. In the summer, our guests have access to our pool and poolhouse located about 500 yards away. You may also find blackberries, raspberries, apples, peaches, pears and cherries - depends on your timing. No matter what time of year you visit, you will always find warm hospitality, a star filled night sky, and fresh eggs.

Peaceful getaway

I submitted a review once, but glad to do so again. Wonderful stay with luxury and farm house charm. Fresh cut flowers and fresh eggs awaited us on this beautiful rural property. Very peaceful with views of horses and trees. One of the best nights of sleep I can remember having. Would definitely stay again. Thank you for sharing your beautiful property with us!

Relaxing, cozy, and Family-Friendly Retreat!

If you ask my three year old to describe her stay at River Rock Farm, she'd sum it up perfectly with "AWESOME"! While she left reluctantly in tears, we took with us a lifetime of memories that she nor us will ever forget. From making friends with the horses to watching the sheep, goats and chickens to going on an adventure walk down to the river and roasting smores and star gazing in the grass, we had a weekend to remember! Thanks Christie and Jill!

We rented this house for a 4-day vacation with our 2 adult daughters, our son-in-law and our "grand-dog". The house was absolutely perfect for our needs. The 2 bedrooms had beautiful 4-poster beds with pretty quilts on both. There is a little cabin behind the house that provides an extra bedroom if you need it. The bathrooms have recently been renovated, and they were all very nice and clean. Jill and Christie were wonderful hostesses. The farm is beautiful. We enjoyed the walking trail around the back of the farm, where you can walk beside a stream and enjoy the crisp fall air. The Charlottesville area has lots to do, and we enjoyed it all.... wineries, Monticello, Michie Tavern, Carter's Mountain Orchards, great restaurants, as well as the UVA/UNC football game! I would definitely recommend this property to my friends, and I hope to go back there again.

A beautiful location and property with gracious and friendly hosts

River Rock Farm is a gorgeous place to relax in a natural setting but is still close to restaurants and activities in Charlottesville. The house is comfortable and the grounds, with the gardens and animals, are a delight. We enjoyed all of it in the rain and in the sun. We took a nice hike down to the river, built a fire in the fire pit, and visited the sheep, horses, goats, and chickens, and lay on the grass looking at the stars. Christie and Jill were exceptionally friendly and accommodating and made us feel at home and Jack the dog was a great companion. We'll definitely be back!

Rustic Farm Charm in Paradise!

This place just can't be topped! You want some place away from it all with lots of farm charm where you can relax in the rolling countryside, yet you're close to everything... search no further! My parents, our friend, my two young kids, my husband and I couldn't get enough of this place. We had plenty of space to roam on the farm and between the house and cabin. We loved being so close to the horses, seeing the chickens, goats, sheeps, and the occasional vist from their dogs. My kids loved hiking down to the river on the property with their dog Jack. Jill and Christine couldn't have been two nicer people. They even have a pool and a swing hanging from the barn to use. There are so many great spots to take pictures because of the picturesque scenes. Their beds were so amazing, it was like sinking into a cloud of fluff, yet supportive! The cabin was so cool. We spent evenings on the cabin's porch, rocking chair, and kept thinking that we just needed a jug that said "XXX" and a hound dog to complete the idyllic picture. The cabin doesn't have running water, but that added more charm to it. Between Shenandoah National Park, Luray Cavern, the surrounding wineries, Montecello, the great food, the amazing rich history to discover, and the farm you'd have a hard time being bored here. Basically, stay'll never regret it.

Beautiful country experience

We enjoyed our time on the farm. My 2yr old daughter absolutely loved all the animals and really enjoyed helping Christie feed them in the morning. The farm is absolutely beautiful, quiet and peaceful. Close to local wineries. We would stay here again! Thanks for having us.
