Our delightful upstairs unit is situated on a quiet street, yet is oh-so-near to the beach and Newport Pier commercial area. Park your car and walk everywhere you want to go! Every detail of this home has been thoughtfully presented and maintained, making it a long-time favorite for many of our returning guests year after year. Plan ahead to ensure there is still availability for your dates! Here's what you'll find:

LIVING/DINING AREA:
- Upholstered sofa and side chair
- Cable TV
- French doors that open out to small front balcony
- Dining table w/ seating for 6

KITCHEN:
- Fully stocked w/ dishes, utensils, cookware, bakeware
- All major appliances; small appliances
- Guests must provide their own food, drinks (including coffee), spices, condiments, and paper goods (coffee filters, napkins, plastic wrap, etc.)

BEDROOMS:
- Bedroom #1: 1 Queen bed
- Bedroom #2: 1 Full size bed, 1 Twin bed
- Bedroom #3: 1 Queen bed; private balcony

EXTRA SLEEPING ARRANGEMENTS:
2 twin trifold floor mats with pillows and linens are provided (and are best suited for children). A twin rollaway bed can be rented and delivered, if desired, in lieu of the floor mat. Make arrangements with our office for twin rollaway in advance of your stay to ensure availability and timely delivery.

BATHROOMS:
- Hallway Bath #1: Tub/shower combo
- Hallway Bath #2: Separate sink/vanity area; Private toilet/step-in shower room

LINENS:
- All bed/bath/kitchen/beach linens for the maximum number of guests are provided as part of the cleaning/linen fee and are attractively installed.

OUTDOOR LIVING:
- Ocean view front balcony (small) w/ seating for 4
- Shared portion of downstairs front patio and propane gas bbq grill

ALSO INCLUDED:
- Wifi
- 4 low-profile beach chairs
- heating; ceiling fans throughout
- iron/ironing board
- starter supplies: liquid hand soap; dish soap; dishwasher caps; sponge; kitchen trash bags; 2-4 rolls toilet paper; 1 paper towel roll (guests must provide additional amounts, along with their own personal toiletries/shampoo/conditioner)

DUE TO THE TYPICALLY MODERATE COASTAL CLIMATE, THIS HOUSE - LIKE MOST IN THE AREA - DOES NOT HAVE AIR CONDITIONING.

LAUNDRY:
Full facilities are located in hallway laundry closet; guests must provide their own supplies

PARKING:
2 tandem spaces in shared 4-car garage. Garage height 84.5" H. Fits most standard vehicle sizes. Available neighborhood street parking can also be utilized, both metered and non-metered.

LOCATION:
This home is easy walking distance to the Newport Pier, Lido Marina Village, restaurants, coffee shops, grocery store, & night life. Many recreational activities available including biking on the boardwalk, fishing, kayaking, surfing, golf, rollerblading, boating.

ALSO:
The equally delightful downstairs 3 bedroom/2 bath unit can be booked simultaneously, when available, to accommodate larger family groups on the entire property. See separate listing for more details or contact our office.

RECREATIONAL GEAR:
Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: bikes, child seats, trailers, body boards, surfboards, large ice chests, wagons; plus Pack n Play portable cribs, and portable high chairs, jogger strollers, twin rollaway beds, etc. Contact us for more information!

CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.

SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances.

30 min from Disney, 1 hr from Legoland and beaches were steps away. House was spacious, clean and well stocked. Would recommend offering 1-2 tabs of laundry for those guests doing a few nights there but kitchen was satisfactory for basic cleaning.

Ideal for Families
We enjoyed staying in this home for our recent spring break with three teenage boys. The property is an easy walk to the Newport Pier, and a lovely bike ride to Lido or the Balboa Peninsula. We loved being so close to the beach to come back for lunches and bathroom breaks. The home is clean, well-supplied, and comfortable. It was great having a dedicated garage given parking challenges in the neighborhood (although its not really two spaces - we could only fit one car). We will likely rent again!
