Enjoy our cozy Farm House situated on what is considered one of the most beautiful landholdings in the area. The Tye River borders the front of our 10 acres with guest access to swimming, canoeing, tubing and kayaking. The farmhouse has creamy colonial colored walls with a bright colonial colors for each room; and Original Hardwood floors throughout. The kitchen with its views of the mountains is equipped with modern appliances. The master bedroom glass doors give an open-air feel with views of the Blue Ridge Mountains.

Come sit on our back porch and enjoy the sunset and the natural beauty of the Blue Ridge Mountains in Nelson County, Virginia!

Wide open fields and lots of places to hike and investigate. We have private access to the beautiful Tye River. When the water is up a perfect place to kayak. Google Tye River Kayaking. A great place to tube float. Bring your own equipment, as we cannot provide for liability reasons.

You will love nearby Crab Tree Falls. The Appalachian Trail and Blue Ridge Parkway are a few minutes away. Nice biking trail close by: Virginia Blue Ridge Biking Trail.

Plentiful wineries and beer breweries are within a 20-mile radius. Also, distilleries and a Hard Cider Brewery using locally grown fruit.

We are dog friendly. No extra charge for dogs. We love dogs! Dogs love the wide-open areas with no busy roads nearby. Also, the river is a great place for your dogs to go swimming. No other dogs in the area so your dogs are safe.

Home is on the Tye River with easy access via Route 665 off of Highway 29. Halfway between Charlottesville and Lynchburg.

Amherst County with city of Amherst and Sweet Briar College is just down the road. A nice place to visit with a couple of antique shops and nice restaurants: Vitos Pizza Bar and Grill, The Briar Patch, and Travelers Restaurant. Another nice rural town to visit is Lovingston, VA. The Lovingston Cafe is good place to have lunch or dinner.

We are close to Oak Ridge Estate for Lockn' Festival and other music concerts. Google Lockn' Festival or Infinity Downs Farm.

Great golfing close by: Winton Country Club, Poplar Grove Golf Club, Stoney Creek Golf Club, Shadow Ridge Golf Course, Devils Knob Golf Course.

Access to our property is a convenient one-mile off Highway 29 about halfway between Charlottesville and Lynchburg on Old Rose Mill Road in Arrington, VA. Thirty minutes from Wintergreen Ski Resort and Crabtree Falls.

Family reunion perfection

This is the perfect place for a family reunion! Lots of open space for kids to play and beautiful vista with outdoor swing and fireplace for adults to enjoy. A cozy common area, sizeable dining room, and everything you would need for a wonderful family get together. Kitchen had all the utensils we needed. Lots of extra towels and strong wifi. Wanda was very helpful and prompt with answering questions. Will stay here again for sure!

Old farmhouse charm with modern amenities aplenty.

We had a great time. Master suite is very nice and roomy. Ac stayed nice and cold despite it being super hot outside. House had all kinds of charm. The picnic area shown in the picture is overgrown - wish that little river had some kind of acces point!

Owner's Response: Thank you for the review. You raise a good point. The floods last year washed away our picnic area and we forgot to remove that picture from our listing. This has now been done and thank you for pointing this out. Our bottom river access point on the Tye River floods a few times each year taking away any tables we put there with it and also saturates the ground. People renting do have river access at all times to the Tye River from our private property but it is not possible to keep picnic tables down there and not always possible to mow. When it floods it gets muddy and our equipment gets stuck trying to mow. This has happened three times so we wait for things to dry completely. Almost had an expensive mower slide into the river once! Had to get a tractor to pull it out. If renters have kayaks they can put them in on our property and we encourage this. We can not provide any flotation devices because of liability issues but would encourage renters to swim, kayak and float in the Tye River as it is safe and clean - we love the river. If we can not mow you can still access the river but you will have to go through some tall grass. Thanks! Glen

A well-equipped house in beautiful surroundings

We had an enjoyable stay. The kitchen had everything we needed. The house is in a lovely spot, with plenty of outside seating for enjoying the views. There are hikes and vineyards and breweries to visit in the area. A couple of minor problems were put right immediately (which we appreciated), but the master bedroom remained rather cold, as the heating never seemed to reach it.

Owner's Response: Our apologies regarding the heat to the master bedroom. We have guests in residence and checking with them they told us that closing the door to the master bedroom did cause it to get cool as the main heat is in the living room. We were not aware of this circulation issue. We have purchased a room heater for the master bedroom and this has solved the problem according to the current guests. We appreciate you alerting us to the issue. Thanks for staying with us! And the nice review!

Charming home with amazing views!

This home is prepared for a lot of fun and has many options for adventure or play! We had a wonderful experience here with several friends and family members. The views were breathtaking, and the house was well-equipped, even with things you didn't know you might need! The only things keeping this review from being a 5 are the dated decor, the fact that our satellite and wifi didn't work throughout our entire visit which was quite frustrating (The property manager was a pleasure to work with, and attempted to solve the problem), and the king bed in the master suite is very uncomfortable. However, despite these minor inconveniences, I would recommend this home to any group of 6-8 people who want to get away!

Owner's Response: Thank you for the review and for staying with us. Upon check-in guests called to say the Direct TV was not working. Direct TV technician came within 2 hours on holiday and charged double. Technician reported that someone tampered with the dish alignment and both TVs were inoperable. Dish was re-alinged and TV's looked as if they worked to the technician. We found out later that he neglected to test all stations. After guests checked-out, upon testing all channels we discovered that on one TV receiver local channels were not coming in. This was never reported to us by the guests or we would have had technician return during their stay. Direct TV technician returned after checkout to find that a B-Band Converter was defective on one of two TV's. This was not discovered on first visit because the focus on first visit was on alignment that had been tampered with. B-Band has been replaced and everything works perfectly now. Appears the B-Band converter was intermittent on one TV receiver affection local stations and someone had tried to fix the problem on their own by re-alinging the dish throwing off the technitian and this caused two service calls. The internet also was down while these guests were staying. This service is separate from Direct TV. A technician came to house and found that someone had re-set the router/modem which is a recessed button on back of Modem kind of hard to get to. Internet Modem had to be re-programed by internet company and service call paid for because someone tampered with the internet. The decor of our home is in keeping with the ambiance of a farm house. This is intentional. Modern furniture would not fit in this home. Please look at the pictures here on VRBO as we believe our furniture is in keeping with the look of a dated farm house in the country.
