This lovely flat was originally designed for one or two people. Four people can fit if they are willing to squeeze around each other.
Whilst this lovely flat was conceived and built in a contemporary and functional style, the exposed brickwork of an original wall confers a warm and homely feeling to this unique place.
Apart from the secluded, well looked after shared patio garden, this flat is totally self contained, and is accessed by its own independent entrance.
Generous insulation and modern central heating make this space warm in winter and cool in summer.
The sleeping area is on a mezzanine floor. The remaining area has a wonderfully high ceiling reaching over 5 metres at its highest point and is well lit by large skylights.
The shower room is fully tiled, spacious and bright.
The sleek galley-style kitchen has a 4 m long worktop, double sink, double oven, microwave oven, gas hob, fridge, freezer and plenty of cupboard space available. It is well equipped with cutlery, crockery and quality utensils.
There are two single beds in the sleeping area which can either be used separately or put together to form a 1,4 x 2 m double bed. The double bed takes up the full width of the mezzanine, so access will be from one end of the bed. Any guest after the second will sleep on mattresses made up as beds and laid on the floor either next to each other on the mezzanine or on the ground floor at your choice.
If needed, one parking space can be made available for a small daily fee as long as it is booked in advance.
Please consider that the apartment is set on two levels and the stairs are steep. Many guests come with children and the children actually enjoy the stairs even though I am sure you understand there might be a danger there if the children (especially small children) are not supervised all the time.
The stairs are not suitable for disabled people. Senior guests are generally able to use the stairs as long as their mobility is not impaired.

This smart mezzanine flat is located amidst a mix of private and local authority houses. The area is very close to the centre of London and well served with bus routes to the main attractions. The closest bus stop only 200 m away. Marylebone underground and railway station can be reached with a 5 min walk. Baker Street and Edgware Road underground stations are 10 min walk away. All these stations are in pricing zone 1.
Should you be too tired to cook, you will never be short of options for places to eat in the West End or in the nearby St John’s Wood High Street.
The flat is also very close to Regents Canal, where it is nice to stroll, jog or cycle all the way to Little Venice and Paddington one way or Camden and beyond the other way. You can relax in the lovely open spaces of wonderful Regents Park again only 5 min away and enjoy the views of the boating lake, the rose garden, London Zoo, all surrounded by magnificent John Nash designed terraces.
Also 5 to 10 mins away are Church Street market with the famous Alfie’s antique store, Madame Tussaud’s waxwork museum and Lord’s cricket ground. Bucking Palace and the House of Parliament are respectively two and three tube stops away.
I live next door to the flat and therefore should something go wrong you will not have to go too much out of your way to find me.

Please note that the stairs are steep and narrow and are not suitable for less able people. They could be dangerous for small children who must be supervised at all times. No liabilities nor responsibilities are accepted in case of an accident to guests of any age.

Check in time is flexible . We need to clean between guests. You are welcome to arrive early and if the flat is ready you will be able to access it. If it is not ready yet, you are welcome to come along, drop off your luggage and have a cup of tea. We can then let you have the key so that you will be able to return at your convenience once the cleaning will have been completed.

Enrico is a wonderful host; communication was efficient. The flat is probably best for 1-2 people (there were 3 of us, so a bit crowded). A pleasant walk to Marylebone station.
Great spot with easy access to most of London.Very clean place with the necessary amenities.Best suited for one to two people who are good with the walk from the tube and the steep stairs to the bedroom.Enrico was very communicative and helpful.
The location is very convenient - we loved that the Russell Square station was across the street, and we took advantage of all the shops/restaurants that were on the ground floor of the complex. The host was very attentive and gave us advice when we found out the trains weren’t running on Boxing Day. Self checkin was easy - we followed all the information the host provided. The only thing that didn’t work in the apartment was the microwave -all the other appliances and amenities were as described.
Check-in was smooth, host was responsive, house was clean, heating was good. We were two but we booked this on the premise that it sleeps four, and we figured we will use the extra space as living space. Turns out that the extra sleeping space is not set up if it is only two guests. There is only one chair and a box, and two foldable chairs on a table - but the chairs are not comfortable for hanging out. Small additions to the furniture would have made our stay much better. The stairs are tricky and we were always afriad of them. Location is okay, but you need to walk atleast 15 minutes to get to the station.
Very nice, very, very clean beautiful two story flat. But believe it when you’re told the stairs to the bedroom are steep and narrow. But if you’re up for that, a great place to stay.
This is a great place to stay if you want to check out Hyde Park, Regents Park, and West London in general. We had a short stay, but Enrico and neighbors were very helpful.
This was a great place to stay with an easy bus ride to center London, close tube stations, and an easy walk to Regent Park. It is very close quarters with very limited sitting area- be sure to decide how long you can be in tight space with your family (the four of us stayed four nights and it worked but we were ready for more room by the end of the stay). We had great communication with the host. And loved the area.
The apartment was clean and well appointed with kitchen and bath, although very limited in space. The entryway doubles as seating area, with a fold out table. If you bring a lot of luggage, this entryway will also be the only place to store it. The sleeping area is accessible via narrow and steep stairs. This apartment is good if you are not looking to spend much time in it, and need a place to sleep. This fit our needs.
Enrico was an amazing host. He and Aneeta were both so kind, and we were right next to them with a shared back patio. Aneeta consoled my upset daughter one morning, and Enrico was on his knees cleaning up (a noisy) mess on our floor at the same time. He stored our bags for us the last day, and even helped us carry them to the car.
The apartment is in a good position, few minutes by bus and you’re in the most important places. The host is very kind and gentle. Of course I recommend it!
This property is an amazing place to stay in while in London. Three of us stayed here for two nights. The apartment is located close to a couple of tube stations making it easy to get around the sites of London. The location is quiet so you get a good rest.
Enrico made sure we were very well looked after. Clean and well appointed for the limited space available. Stairs are very steep, and it was tricky and squeezy with three people, but as long as you are ok with that, it is a great stay. Much more suited to two occupants. A great place and location. Recommended!
