A quiet neighborhood with tree lined streets and nice houses in the middle of busy West LA.

A CLEAN and BRIGHT air-conditioned 1260 sq. ft. double master FREE STANDING HOUSE all to yourself, with queen beds, walk-in closets, wood floors, nice TV entertainment setups in every room, washer/dryer, and parking. Large remodeled chef’s kitchen stocked with all the tools, 2 coffee makers (drip and French press), a dishwasher, and a large dining room with dining table for 4 (and 2 extra chairs). Large front and back GARDENS (shared*) with a rear porch that has a lit seating area, gas grill, and small outdoor fire pit (with wood!). Cable internet with WiFi, cable TV, Blu-Ray DVD player, and access to Netflix, Hulu, etc. in every room. Living room has a wood burning FIREPLACE (with wood!), Dolby 5.1 Surround Sound built into the walls, a bay window looking onto the street, and a queen sized fold out couch with bedding. High-end bedding in every room.

2 off street parking spaces (tandem front to back), 1 free overnight street permit available upon request (tons of street parking due to parking restrictions and necessary permits to park). Daily parking passes available for more cars at $2.50 per car per day.

5 min. WALK to Landmark Cinema (one of the best movie theaters in LA), Westside Pavilion Mall, and all the great restaurants on Pico near Westwood Blvd.

9 min. WALK to new Expo Line Rail (Expo/Sepulveda Station) that will take you to the beach in Santa Monica, Downtown Los Angeles, Hollywood, or The Valley via the rail system.

8-15 min. drive to UCLA, Century City, Santa Monica, Culver City, Beverly Hills.

* Gardens shared ONLY with owner/tenant of DETACHED Office/Studio with separate keyed access along the side of the house. The BBQ, back porch, and fire pit are for the guest only.

The detailed stats:

Each bedroom has:

-Queen bed (1300+ thread count sheets and down comforter with white cotton comforter cover, all washed for each guest).

-Large flat screen TV (with Time Warner Cable 70+ channel package and Smart DVD player giving you access to your Netflix, Hulu, Youtube, etc (login required).

-Walk in closet with plenty of storage.

-Large window (back room looks out onto the garden and the front bedroom looks through garden onto street).

Kitchen has:

-A dishwasher, full dishes and utensils for up to 8 people including wine glasses, placemats, steak knives, etc.

-Calphalon cook set, set of kitchen knives (Calphalon/Oneida/Cuisinart), cooking utensils, mixing bowls, dish towels, etc.

-Plenty of trash bags, paper towels, dish soap, dishwasher soap, salt and pepper, olive oil, etc.

-Tea kettle, drip coffee maker, and French press.

-Full sized side-by-side refrigerator/freezer, plenty of food storage cabinets.

-6 burner stove with large oven and hood, microwave, toaster.

-Flat screen TV (32” class) hidden under counter with cable (no DVD or streaming).

Living Room has:

-Large flat screen with Dolby 5.1 Surround Sound and hookup for your music device or phone.

-Wood burning fireplace with wood (may be outside).

-Queen sized pull out couch with bedding.

-Large bay window looking onto street.

Dining room has:

-Dining table for 4, with 2 extra chairs.

Back porch/garden:

-Seating for 4 on porch (plus another chair), fire pit with seating for 2-8, day bed in garden.

-Gas grill with side burner, BBQ tools, spare propane fuel tank.

-Rose garden in center (bloom varies) and fruit trees around the edges including lemon, orange, green apple, loquat, passion fruit, nectarine (front garden), and a 150 sq. ft. vegetable garden. Gardens are seasonal, so no guarantees, but if you can pick it you can have it (please take only what you eat).

Bathroom is spotless and has plenty of fresh towels and TP.

No smoking in the house, no pets, no parties, no kids under 8. Maximum 6 overnight guests. Maximum 15 people allowed on the property at any given time (not including owner/tenant). Quiet neighborhood, quiet hours are 10:30p-7a Sun-Thurs., 11:30p-9a Fri. & Sat.

30 days or more requires lease and other legal agreements.

Just south of UCLA, just East of Santa Monica, just West of Century City, and just North of the new Expo line train and the great shops and restaurants near Pico and Westwood Blvd., you are in the center of the mix of all that Los Angeles has to offer, but with a nice quiet, quaint feel.

What makes this house unique

I pride my property as being a clean and well stocked hotel alternative, for about the price of a ROOM down the street in Century City, you get an immaculate 2/1 house with gardens, parking, etc.

Home Away From Home with Great Location

Wish we could have stayed longer! Brian's home is a respite offering peace and quiet with a lovely kitchen/backyard combination that is rare in the area! We enjoyed listening to the birds welcome the day while sipping our french-pressed coffee each morning. The kitchen layout is ideal for relaxing and cooking at day's end. Brian is a great host -- very responsive and respectful of our privacy. Would rent again without hesitation!

Cozy and spacious property. Lovely back yard with fire pit, grill and fruit trees!

We absolutely loved our time in this wonderful house. First, the pictures on the web site are absolutely correct in the depiction of the property. Second, the place is really clean, tidy and well maintained. The chef's kitchen is updated and fully stocked with everything you could possibly want in cooking a full meal, although we ate out most meals. There are two coffee pots and coffee and filters, etc. in the cabinet. Beds were great, sheets are high quality and the house is located on a quiet street so we had no street noise. There were three of us and we had plenty of hot water for showers and loved the double sink vanity for getting ready in the morning.

What was most surprising was how lovely and large the back yard space actually is. Very well maintained with grass, roses, fruit trees and even a small vegetable garden. We opened the French doors from the kitchen onto the back porch and basically stayed on the porch and around the fire pit at night. There is a gas grill and plenty of seating around the fire pit and porch. We had coffee on the porch every morning sitting at the table that overlooks the yard. Also a very quiet and private area. You can not see nor hear the neighbors. The house is located in an older residential area where residents maintain their homes and yards. Nice side walks for walking and very safe!

Bryan is a wonderful host and was prompt in letting us in the property and even sent an advanced email a few days before our arrival that we could check in early that morning if we needed due to flying from the east coast to the west coast! Bryan had directions for the grocery store, shopping, restaurants, etc. also waiting on us and a large stack of wood for the fire pit.

The nights were cool and it was so nice to sit outside with the family around the fire pit with a warm fire. While we loved the house and all of the amenities, it was the yard with the many flowers, fruit trees and fire pit that would make this a return destination.

Speaking of the fruit trees, Bryan allows the guest to pick what they can eat. So we enjoyed an orange or two every morning and lemons in our drinks in the evening. The location is convenient and we could walk to the rail, Starbucks and many restaurants. There is even a mall that is a short walk of 8 or 9 blocks.

We had a most enjoyable visit and would definitely book this house again. Thanks Bryan for your wonderful hospitality! Alicia

If you are looking for a home away from home paradise, this is your spot! Brian's property is a lovely getaway with beautiful gardens. I needed a spot to take my Mom for her 74th Birthday and this place was perfect. You will have all the comforts of home here. A large modern kitchen with great views, beautiful floors and plenty of space. Thank you Brian for sharing your home and providing a peaceful place for us to relax and visit with family!

Fantastic property!!!

The house could not have been better. It is incredibly clean, attractive, comfortable, well- stocked and well-located. The owner is extremely responsive and attentive. The house has plenty of space and a beautiful back yard. We will definitely be staying here again.

Great Place!
