***The pool at this home does not have a heater. The Balmoral Resort pool is heated during the winter season!

***BALMORAL RESORT requires a valid government ID to stay, and charges an Amenity Use Fee to use the community amenities. This fee is optional and only due if you plan to use the amenities. Payment can be made to the Resort directly upon arriving at the Clubhouse.***


***While this home is pet-friendly, not all pets are accepted. There is a MAXIMUM of 2 pets, no exceptions. Every pet requires:


• PET FEE: $150 per pet, per 28 nights. This fee is not refundable and is not included in your trip total at the time of booking.

I stay at this resort every year. Love the space and privacy of the pool. I had an issue with the pool and let them know and it was solved right away. I was very grateful because i was celebrating my daughter's 6th birthday and i didnt want to disappoint the children. Crisis averted! Thank you!

The place was nice and the pool was very relaxing. We came to relax and we did just that. It was nice having a restaurant right there in the community so you didn’t have to go far to eat.

Nice place

Was clean inside. However I would place more attention to cleaning blankets, and making sure that every pillow has a case. There were a few things that were broken when we got there and maintenance came right away to fix. The kitchen was well appointed.

Lovely place

Home was clean and well equipped. There was a lot of maintenance going on (pool cleaning, weed pulling, lawn service) which was a little intrusive but I appreciate that they take care of the property. Would definitely recommend staying here!

Needs about of TLC

Nice villa, but the flooring around the pool needs a bit of TLC as these are uneven and needs resetting.Had an issue with the kitchen as no teatowels, baking trays and enough cutlery- but strip had it sent straight away via Amazon which was great service.The blinds slats fell down the first time we touched them, obviously they had been propped up to look better.The games room ‘garage’ was not used as net balls were flat and no balls for the table tennis. It was also extremely hot in the garage.As a place to stay - good location with Publix just around the corner.Would I stay again? No sorry.

I must say I was a little concerned based upon the mixed reviews! But to my surprise the house was clean and it was very quiet! Staff stayed in contact to ensure we had access to the property. If I could give any feedback I would suggest more face towels for bathing and more toiletries. Would stay again!

The house was great: layout, immaculate and great location. Our only concerns were related to accessing the house via a code (after a 19 hour drive) and internet access (which was due to prior guests). The Premier Group was very responsive and helped us rectify these issues.

3 nights to visit family

The property is great. Although we spent all of our time in Lakeland with our family and only slept here, the property had everything needed for a lovely stay. The negative had nothing to do with the actual property, it was the reservation process was not as seamless as what has been my experience with VRBO. Turns out the property management company was where the communication issue was.

Great communication

Overall the house was clean and communication with the property manager was great. However, we were told the incorrect garbage day and had the previous tenants full garbage can stinking up the yard. We were also told Haines City did NOT have any recycling and to throw out everything which made our own garbage 2x what it should be. Lo and behold, every other home had a full size blue recycling can as well as garbage cans. . Other issues were quickly resolved. Would have appreciated an extra roll of toilet paper, and some pool towels for the pool, but overall good home and service.

Beautiful Home

The home was very beautiful however you could tell it had been awhile since someone came in to clean it. The pool was full of bugs, hair ties left on the side of pool, there was a sanitation strip left on the toilet but the water was yellow inside the toilet bowl. We also opened up the pullout couch and to our surprise there was cereal, candy, dog hair and much more! As I stated originally the home is sooo beautiful just wish it had been cleaned prior to our stay!

Beautiful last minute find!

My family and I found that we needed a new place to stay during our Florida trip to care for my father as he underwent surgery and recovered. We were able to find this beautiful home very last minute at a very reasonable rate. The owner was very sweet and assisted with some minor questions and troubleshooting when he came to set up a new pool/ping pong table. This is a newer endeavor for him and was appreciative of the feedback we gave him. The house is just as it is in all the photos. The small water park and community pool was a hit for my kids even though we had our own pool. Our hiccups were minor and we enjoyed our stay. We will definitely recommend this home to anyone who may be looking in this area.

Close to Legoland

Our Spring Break stay was the perfect getaway. We loved the quiet cul de sac the property is on. The private pool was a perfect way to start or end our day. Even though the pool can't be heated we never had an issue taking a dip. The house was impeccably clean and well stocked. The house was about 20 minutes from Legoland. We did not get a chance to take advantage of the resort amenities, but the bar and grill was definitely a hot spot! Our biggest issue was checking in, which seemed to be a communication issue between the resort and the property manager. Dan,the property manager, tried his best to get us in the house as quick as possible and we appreciate his effort. The best part of this unit is that it is pet friendly. We were able to have a full family trip (fur babies included)!

Not my first VRBO

The stay was ok the pool was useless since it’s cold, upon arriving some things were broken or damaged already. Like your bathroom light didn’t work. The trash was full so I had very limited space to throw away MY trash. After being charged for a cleaning fee before booking; when leaving, I was then charged extra for a double cleaning fee just because I couldn’t take out the trash. If you book here Make sure to take a trashcan with you.

Not ready for occupancy/house rules that did not matter

The front door lock did not work upon arrival. The cable box was not hooked up and was not registered to the property. There was mold on the pavers in the pool area. There were remotes with out batteries. It was apparent that this property was either not recently rented or was not 100% checked out before we arrived. On another topic the reservation process was very detailed and required a number of steps, including full descriptions of our pets and a need to "register guests' to get thru a guard gate.There was a guard gate that was empty and only used for storage. In short this property was not up to normal VRBO standards!

Looks good in photos

I want to start this review off with saying that they do not lie or mislead you at all in the description of the home. But, I want to point out several things that should also be considered. This is definitely not someone’s second home - it’s strictly an investment property. I say that because they provide exactly what is in the ad and not one item more. There isn’t salt and pepper or coffee filters or random board games. Think of this as a model home - it looks really nice in photos, but it’s not comfortable or very functional. The beds do not have a box spring - they are literally six inches off the ground, so if you have any knee or hip issues, this won’t be good for you. Speaking of the beds, they each have a fitted sheet and top sheet - that’s it. There are four beds in the house and there are two blankets total. The living room furniture is very uncomfortable - imitation leather couches that are hard as a rock. A couple things that are not listed in the description, but we just assumed the house would have and it does not - ceiling fans, BBQ grill, overhead lighting - none of the lamps are hooked up to wall switches. We were here for three weeks while we waited for our new home to be ready. We enjoyed the pool and the a/c is great. Decent internet signal. Otherwise, it wasn’t very comfortable - we had to buy a lot of basics (including blankets and towels that weren’t rags. It’s off a very busy highway that you have to make a U turn on.

La casa está muy bien. La empresa que la gestiona te informa en todo momento, solo tuvimos un problema, no me enviaron el código de entrada por mail a pesar de solicitarlo antes de la entrada, tuvimos que llamar ya estando allí. Por el resto hemos disfrutado mucho de la casa.
