-Please note that during the current year we offer guests who wish to request in advance a specific house for specific dates during the next calendar year as an Advance Reservation Request. Rates and Availability are subject to change.
-A non-refundable Advance Reservation administrative fee is charged for each requested week.
-The tenant renting a home in the present year has priority status for the same approximate dates in the house next year if they make their Request on or before the last day of their stay this year.
-Dates are available for Requests to be booked by the public beginning the Monday following the tenant's checkout morning at 9:00 AM ET.
-An Advance Request does not guarantee the rental season or the availability of a home or its rental rate for the next calendar year. The availability of a home for rental, the rental rate, and changes to a home or its amenities and furnishings, are established solely by the homeowner.

horrible tv system. nothing live. we left several days early because of roaches and little flying insects in the house
We want all of our guests to have a stellar vacation rental stay experience! Any time guests have specific questions about any advertised items, we encourage them to call us or email us even before booking so we can detail items that may be unclear to our guests. This home advertises "3 flat panel HDTVs with Roku, Netflix, Hulu and Sling TV; DVD player." This home does not provide cable TV or local channel setup - all properties we manage with cable or satellite service clearly indicate those designations in the homes’ descriptions.
All homes we manage maintain pest control contracts so they are regularly treated as a preventative as many guests likely do at their own homes. We understand that guests staying at homes are more in-tune with things that may need attention - for this reason we encourage all guests to notify us of any items that need attention at the homes. Guests are reminded of this prior to arrival and during their stay via communications from our office as well as via the Guest Directories provided at the individual homes. We take any notifications from our guests about any concerns experienced at the homes quite seriously and do our utmost to alleviate any concerns or potential issues.
