25 Rocky Ridge Road - The Killington Mountain Retreat is the perfect place for your holiday. This pet-friendly 6 room, 3.5 bath home on 3 floors is located just off the main access road in Killington, Vermont. You're close to the mountain, shops, restaurants & bars, but still have 1.1 acres with ample privacy. We have every amenity you could need: hot tub (optional setup fee may apply), AC, BBQ grill, high-speed Wi-Fi, office for teleworking, mud room, game room, smart TVs, streaming services, Alexa & more. (Hot tub fee applies mid-March to mid-December. Pet fee may apply. Please read below.)

You'll have our mountain home all to yourself and have all the amenities you could need for your stay, including a fully equipped kitchen with stove, two fridges, microwave, Keurig, cooking essentials, dish-ware and cutlery; outdoor deck with hot tub, patio furniture and propane BBQ grill; living room with 55" LCD TV, cable, DVD, sound-bar, Netflix, wood burning stove; media room with TV and Roku, cable, DVD, stereo, Nintendo Wii; master bedroom with full bed and smart TV; office with two desks for teleworking; mud room; game room with darts, foosball and bar glassware; and much more. AC on the main floor and portable AC in two upstairs bedrooms.

Bedding is as follows:

GROUND FLOOR
Room 1 - (1) full bed; Room 2 - (1) full bed.

MAIN FLOOR
Room 3 - (1) twin over full bunk bed, (1) twin bed.

SECOND FLOOR
Room 4 - (2) twin over full bunk beds; Room 5 - (1) king bed; Room 6 - (1) queen bed.

• The hot tub is included for the peak ski season (late-December to mid-March). For other periods, there is an optional $195 set up fee. You understand use of hot tub and sauna is at your own risk and that special risks may be involved in using the hot tub. You accept full responsibility for any bodily injury arising from use of the hot tub, and hold owner and property manager harmless.
• Please be sure that you have entered the correct number of guests as we may have a per-person per-night surcharge to cover expenses. You can contact us for a custom quote before booking.
• Our minimum rental age is 25.
• We will provide you with door codes for our smart locks to come and go as you please and for contactless check in and out.
• We have some flexibility around our standard check in and check out times depending on other bookings. Guaranteed early check in or late check out may be available for an additional charge.
• Our entire home is non-smoking (e-cigs included). You may only smoke on the outdoor deck. There is a $500 fine for smoking in the house.
• You must e-sign and return our written rental agreement after you complete your booking.
• For your safety and ours, we have a camera on the house pointed at the driveway which records all the time. Cameras are not in any of the living areas.
• Quiet hours are from 10pm - 8am. We use Minut, smart home technology that measures volume levels throughout the property and allows us to respond to noise nuisances without disrupting your stay. Minut is 100% privacy compliant and is required on this property. If you have any questions, please ask. We are committed to your comfort so please let us know if we can do anything during your stay to make it more enjoyable.
• Fireworks are not permitted.
• Pets are considered. A $150 pet fee would apply per dog.
• We have a large split AC unit on the main floor of the house. 99% of the time this is sufficient to cool the whole home. If we happen to have a rare heat wave, this may not cool the entire home.
• Please be advised that this property utilizes a ladder to access the bunk beds. By renting this property, you are agreeing to hold the owner and property manager harmless for any injury or death that is resulting from the use of the ladder.
• Winter weather is unpredictable. We do not offer weather-related refunds and recommend purchasing travel insurance for any unforeseen events. All wheel drive and winter tires are also recommended.

Fantastic property, lots of bedrooms, and perfect for large groups. Great television choices in the rooms to unwind, the outside seating is perfect and is rain proof and the BBQ is in great working order as is the hot tub. Great location just minutes from down town!!!

Great property

This house is in a great location and has many amenities. The bedrooms are spacious and plentiful, there are 3 full baths and 1 half bath so plenty of room for a big group. The outside area was where we spent most of our time. There is a foosball table for entertainment as well as several large TVs throughout the house. Overall great stay and would definitely go back.

Awesome ski home

My group of 11 people had a great time at Dave's Killington home. The house was amazing. We all were able to fit in the living room to play games by the wood stove, and watch tv on the big screen. The 5 min drive to the mountain was great for getting to the mountain as early as possible and the hot tub was a much needed relief at the end of a day of skiing. The game room was so much fun as well as the wii in the basement Livingroom. I was in contact with Dave a lot while planning the trip and he was very accommodating and easy going throughout the whole process. I hope to return with my group next year for another amazing trip.

Great location but Operational Issues

Review #16610328 “Killington Mountain Getaway, Sleeps 28: MLK Weekend Deals Available - INQUIRE!” 6 Friends and I rented this property for a guys ski weekend. The owner was responsive and quick when we were going through the payment process. When we arrived the house was clean, but there were some structural damages present (bottom of a bathroom door was smashed in) and I emailed the owner immediately to let him know our group did not cause this damage. He was understanding and got back to us immediately. Generally speaking, the owner/agent was responsive. We were up there to ski for the weekend so when we woke up after the 1st night we all went to take showers before heading to the mountain. Unfortunately, none of them worked. It was time to go to the mountain so we all left to go skiing. This was very bothersome as we all expected to have functional showers and bathrooms to start our day, a critical aspect of the stay. Upon our return home, I emailed the owner as everyone was upset that they could not get cleaned up. He sent a handyman to the house within an hour and we were told that the filters were so blocked up that no water could pass through. The handyman bypassed the filters and restored some water flow about an hour and a half later. The problem wasn't structurally fixed and he notified us that he would be coming back that week to perform the larger necessary filter replacements. I am not sure if the filter backup was the cause or not, but we noticed a strong scent of mold in the rear rooms of the house and it made it intolerable to sleep in the back bedrooms. I notified the owner at this point that I was now very upset and would be seeking monetary reimbursement for these issues. He claimed the issues were fixed, but that was not the case. The rear of the home had a very fowl smell and did not subside at all. At this point the responsive owner went silent so I emailed him again the next day. He responded with an insulting offer to reimburse us for the troubles. I found this to be grossly unfair and asked for significantly more for our troubles, but well within reason for having no functional showers and putrid smells throughout. He responded with saying he issued a credit for half of the reasonable amount requested and tried to tell me he knew it didn't smell and that everything was fixed. He was out of the country so I found that interesting that he was telling me what did or didn't smell and what did and didn't worked. Not happy

A group of us has been renting this location for a few years now and every year our experience has been excellent. The recent updates to the house with flooring and furniture was a nice surprise. Communication and flexibility with the owner has always been top-notch. I would definitely recommend this location.

Great group rental with a cozy feel!

We have stayed here 3 times, hoping to make it 4 next year, and every time the process is seamless. Dave is always just a phone call away to help you with anything you might need. The home has ample sleeping spaces for a large group but for having so many sleeping spaces it still has a cozy cabin feel which we love. We hope to be long time renters here as we always have a great stay.

Great home for larger groups!

We rented the home for a week in July for my parents 50th anniversary. There were 13 of us and we were very comfortable, lots of space for everyone, plenty of bathrooms and bedrooms, the house was very clean and neat. Plenty of parking! I would definitely recommend this home for larger groups and the hot tub was a great amenity that the whole family enjoyed. While there are plenty of things to do in the area for the summer just prepare yourself to have to drive to the locations. But a quiet area and not lots of traffic so it is very easy to get around. Our communication with the owner was very easy including calling him when we thought there was an issue with water at 2am, which turned out to be nothing. Dave was very responsive and helpful. Definitely would recommend this home! PS: perfect location for skiers, snow boarders, etc.

Girls Weekend

This property was the perfect location for our girls trip. It was so centralized to all the locations we planned to visit: Killington Adventure Center, The Foundery, and Jax. The fire pit, hot tub and covered deck were our favorite part, as we enjoyed spending time outside. From start to finish, Dave was very helpful and communicative and was flexible to our needs. When I saw this house, I immediately knew this was 'the one.' The outside is deceptive as it looks smaller than it actually is. I had to do a lot of work on the house initially, which included finishing the basement area, but it was all well worth it. The house is great for families and the location can't be beat! You're close to the mountain and all the activity on the access road.

The house has a great deck that's perfect for winter or summer. In the winter, you can hang out in the covered hot tub. In the summer you can grill on the deck and chill out in one of the patio chairs while looking over the lush green landscape.
