We are renovating the building with scaffolding only inside the courtyard until approx. May 2025.

The works take place from Monday to Friday from 8am to 5pm and sometime on Saurday morning.

The apartment 'Florian' is situated in Piazza del Duomo in the heart of Florence’s historical centre, on the 4th level ( no lift ) of a prestigious XVI century palace that once belonged to the Ghiberti family, one of Florence’s most important historical families, with easy steps well worth the journey.

From October 25 2009, Piazza del Duomo is a pedestrian area with all the advantages that an area like that can offer

Spending time in my apartment is to be accompanied by the shadow of the magnificent dome of Brunelleschi, the grandeur of Giotto’s belltower and the splendour of Vasari’s frescos, in an unforgettable dream that Florence will dream with you and bring you great joy and an even greater desire to return.
Florian directly faces the Duomo, giving you the sensation that you could reach out and touch its magnificent green and white marble facade. The apartment has been completely restored in Florentine style, but with all modern comforts.

Florian is a romantic and welcoming apartment comprising: a cosy living room with a comfortable sofa, a small and fully-equipped kitchen with a balcony that offers a charming view of Florence, a bedroom with two single beds (85 by 200) that can be transformed into a double bed. A small entrance hall with a splendid view of the Duomo and one modern bathroom with shower complete the description of the apartment.

All modern comforts are provided: air conditioning, LCD TV, satellite TV, washing machine, dishwasher, microwave oven, american coffee, WiFI internet dsl no cable, air conditioning, safe, security door and intercom.

CHECK-IN:
I always meet my guests to hand over the keys so I need to make an appointment with you in advance.

CHECK-IN is possible from 10:30 a.m. to 8 p.m.
From 1:00 a.m. to 10:30 a.m. check-in is not allowed.

LATE CHECK-IN:
From 8:00 p.m to 11:30 p.m. there is an additional charge of € 25.00 (check-in/cash).
From 11:30 p.m to 1:00 a.m. there is an additional charge of € 35.00 (check-in/cash).

CLEANING FEE:
€ 50.00 in euro cash upon arrival ( check-in ).

STAY TAX:
The City of Florence has decided to extend the “Stay Tax” (introduced in 2011) also to private rentals (on top of Hotels, B&B and so on..)
The Tax is 6.00 EURO PER NIGHT/EACH GUEST for a max of 7 nights to be paid in euro cash upon arrival.

ELECTRICITY:
From June 1st to September 30th electricity will be calculated on consumption with counter ( euro 0.60 x kWh ) to be paid on check-out in euro cash.

Perfect location and incredible stay

Location and stay was perfect. Lot's of room with duomo view right outside. Walking distance from anything in Florence and great restaurant right outside. Also very fun and lively square around the duomo during the evening. Would highly recommend this stay for your next trip to Florence

Wonderful stay in the heart of Florence

Our trip through Italy consisted of 3 rentals and this one was definitely the favorite. Our host Lucca was wonderful. We met him at the property for check in. The apartment is very rustic with exposed beams and brick through out. Location is spectacular. You cant get much closer to the central part of the city then this. As mentioned in the description, there are alot of steps. We were well aware of this and only travelled them once a day essentially anyway so not a big deal. Would recommend for sure!

Great location

Very nice little flat. Warm, very comfortable mattresses and linen, plenty of hot water. Location could not be any better; right in the middle of everything. The host recommended a restaurant, Trattoria Antellesi, which turned out to be friendly with great food and super wine.

3 nights in Florence

The location was great! Right across from Duomo and close proximity to many restaurants and coffee shops. In the evenings, you could listen to the street performers, Even though this area of the city is very busy, the apartment is quiet. It was perfect for our short stay in Florence.

Incredible location and unforgettable stay.

Lovely Apartment in perfect location

This super clean apartment is directly across from the Duomo, so within walking distance to everything we wanted to see. Luca, the apartment owner, is a gem. He communicated with us through the entire booking and arrival process. He even met us at the apartment to clearly explained how everything in the building operated. So easy! We enjoyed our stay very much. Thanks, Luca!

Fantastic Flat in Florence

Luca's flat is perfectly done, making efficient use of every space and adding personal touches throughout. There is a great view of the piazza from the windows. The beautiful wooden beams and exposed brick in the flat add to it's charm. It is well located in Piazza del Dumo, within walking distance to visit the museums, Ponte Vecchio, the Mercado San Lorenzo and a variety of shops. We loved our time in Florence and felt very lucky to have discovered Luca and his flat.

A Perfect Apartment!

We loved our stay in the Duomo. We were shocked when we arrived and saw that we were literally a stone's throw from the cathedral. Luca was there to greet us and help us with our bags up the many stairs. Yes, there are a lot of stairs but it is well worth the experience of staying in a 300 year-old building in the center of Florence. The location was perfect as well. It was close to the train station, close to lots of museums and other sites. It was very easy to pick up a cab for destinations further away. The apartment was perfectly clean, the air conditioner nice and cold and the view to the Duomo and below were breathtaking. We would return without question. Thank you Luca, for our wonderful stay.

Incredible Location in Florence

What a beautiful apartment in the heart of Florence! You literally walk out onto the Piazza del Duomo and immediately surrounded by cafes, restaurants and shops. The cathedral is literally in front of you. It is also an easy walk to the Uffizi museum, Accademia and Palazzo and Ponte Vecchio. Luca is a very attentive host who met with me and gave me an excellent overview. Yes, there are 4 flights of stairs to go up but that is typical of most of Europe in my experience. Just something to keep in mind if you have a mobility issue. Unfortunately the facade of the building is under construction so views out the window are minimal right now but who wants to see the views from inside? The washer is also out of commission right now due to this outside construction if that is something you were wanting and needing. Overall, this is an exceptional apartment with a location that cannot be beat!

Surreal Experience

Luca is a gracious host and strives to make your visit to Florence a memorable one. He was very patient and answered all the questions we had regarding the flat but more importantly giving us the local's insider tip. The flat was clean and nicely furnished with comfortable bedding. Although the flat was small (the photos are a good representation); however, do not let the size discourage you. Florence is a walkable city and this flat was central to everything! Duomo views and the surrounding medieval architecture makes it a surreal experience, like walking back in time or through a film set. For those wanting more space, Luca also owns the flat next door which is spacious and also has Duomo views. As with most flats in Italy, there are no lifts (elevators). Travel light if you can but oo not worry, Luca will graciously assist you with your luggage. Either way it'll be a thighs and buns work-out.

Fun, central location

The apartment is beautiful and situated next to Il Duomo. It is 10 minutes to the main train station on foot. The taxi from the airport was able to leave us practically at the front door. There are many cafes, bars, and restaurants literally steps from the building entrance. It is also a short walk to L’uficcio, La academmia, and Ponte Vecchio. Everything in the apartment worked great, including the AC and clothes washer. We are two adults and a child and found the size to be just right. This is a great place for a small family. For me the only negatives would be the amount of stairs as it is on the top floor. Bringing up the luggage after a long flight was unpleasant, but you only have to do it once. If you have physical limitations however you might reconsider. As the apartment overlooks the piazza there is ambient noise that goes into the morning. This includes live musicians, church bells, and some evening revelry. Personally we love this as it sounds like Italy and makes the location festive. I wouldn’t call it loud or intrusive at all. We slept great every night. The check in and check out process couldn’t have been easier. Luca was wonderful and began communicating with us before we arrived in Italy. He sent very detailed instructions to get to the property including what to tell the taxi driver in Italian. Our family loved Firenze and enjoyed very much staying in this very charming property!

El apartamento está muy bien equipado , muy limpio y tiene una de las mejores ubicaciones de la ciudad. Está en la plaza del Duomo , perfecto para poder llegar a todos los lugares de interés a pie en minutos. Pese a lo concurrida que es la plaza a todas horas , no hay ruido molesto en el apartamento. Luca fue un magnífico anfitrión , muchas gracias !!!

This apartment is conveniently located a rock’s throw from the Duomo and is beautifully furnished with breath taking views. Luca is an exceptional host and provided me with several amenities that made it comfortable during my vacation. I couldn’t have asked for a better place to stay during my time in Florence. Firenze fabulous!

Our stay in Florence was fabulous! Our host Luca was fantastic! Can’t say enough about his prompt responses and excellent communication. He was friendly and helpful with tips about Florence. Apartment was lovely with the entertainment from the street below and quiet when we needed it. Stairs are true to description but we loved the challenge! Apartment had all the amenities we needed but the best was the coffee maker!

Le rêve!

Situé face au Duomo, l'appartement de Luca est parfait pour qui veut découvrir le centre historique de Florence sans se soucier d'autre chose que de savoir sur quelle terrasse de la place du dôme il va devoir prendre l'apéritif. Très confortable, très propre et très silencieux. Nous y avons passé quelques jours réellement inoubliables! Merci à Luca pour son accueil très chaleureux! Si un jour nous retournons à Florence, nous commencerons par vérifier si l'apprtement de Luca est disponible. En tous les cas, nous le conseillerons autour de nous.

Location cannot be beat!

This apartment was one of our favorite VRBOs to stay in ever! Luca was an excellent host, and was responsive to my questions before we booked and also after. Our plans didn't go as planned and Luca was very accommodating for check in. He also took the time to make sure we understood how to work the locks and that we knew everything we needed to know for the apartment. We really appreciated that he had someone there to help with our luggage. The apartment itself was perfect! Cozy, but enough space and the air conditioning made it totally comfortable even in peak of the summer heat. The location of this apartment is EVERYTHING! It is close to many shops, restaurants and sights. It was an easy walk to everything we wanted to see and allowed us to find things we didnt know we wanted to see. We were also able to walk to and from the train station even with all our luggage. We would highly, highly recommend this apartment. Its a real gem!

Amazing location and unique apartment

Luca was a perfect host, easy to communicate with and very thoughtful. He arranged for someone to meet us downstairs and help carry our suitcases up the 87 steps, which was a nice surprise. He also had stocked the apartment with coffee, tea, and bottled water. He met us inside and showed us how everything worked. The place was sparkling clean! We really enjoyed being right in the middle of Florence, and it was surprisingly very quiet at night. Would definitely stay here again and highly recommend!

Unique and Beautiful Apartment

Luca was an excellent property manager. Great communication from start to finish. The apartment is exactly as advertised but the view of the Duomo from the room is even better. A true old world Florence experience. Nice bathroom, comfortable beds and laundry in the apartment. I will definitely return!
