This charming property is quite unique, a single storey, low build villa nestled along a hilltop plateau. Its prestigious position is in a residential area known as La Parata. It has outstanding sea and mountain views. As one of the original villas, it has been constructed with larger than average rooms each with double aspect windows allowing directional breezes to flow throughout the property. The four bedrooms are situated on the northern side of the villa surrounded by an established garden helping keep the property cool in the hot summer months. Air conditioning and ceiling fans are also in situ. There are two undercover outside terraces, one looking towards the sea and across to the swimming pool terrace - this has been set up as a dining area with a table that accommodates 8 people. During the day the terrace enjoys complete shade. The second terrace is south facing, which welcomes the sun in the winter months and an evening relaxation as the sun disappears over the mountains during summer. The swimming pool terrace is on a lower level and accessed by steps. Low wicker armchairs for seating 8 persons, glass top tables, plant filled terracotta pots and a barbecue tucked away to the side are the furnishings. This terrace is accessed from the lower swimming pool terrace and the dining room through double glass doors, it boasts magnificent views of the Sierra Cabrera mountain range along with an archaeological site of a 'bronze age' village. The outside terraces are quite private, they are not overlooked.

The interior has been furnished with antiques, prints and paintings and yet left quite minimal. Main reception room has double doors that open on to the exterior dining terrace - this room is furnished with a 3 seater sofa and a matching smaller 2 seater, a couple of cane armchairs with an extra armchair located in the entrance hall. TV, DVD/CD player all with stereo surround, sky satellite and spanish channels are all available, Blue tooth device for MP3/ipod/Smartphone and WiFi. There is a separate dining room with 8 ladder back chairs surrounding a matching elm table, and connecting through to the kitchen. The kitchen has recently been updated; it has a new stainless steel range with electric fan oven, five gas hobs and central griddle burner, microwave, dishwasher, fridge freezer, numerous cooking utensils and coffee machine. The utility area houses a large bottle chiller along with the washing machine, dryer, ironing board, iron and clothes drying rack. The master bedroom is simply furnished with a bronze head and foot rail bed with vi-spring mattress, an armchair, chest of drawers and plenty of wardrobe space. The view of the sunrise from this room is quite spectacular! The ensuite is fitted with Carrera marble, it consists of a bath with hand shower, heated towel rail, vanity unit with shaver socket, hairdryer and a walk in glass enclosed shower. All other bedrooms are equally furnished to the same standard and the bathrooms have all been recently updated with marble, modern shower enclosures and bathroom fittings. There are two bedrooms that have twin beds that can be adapted to make into a kingsize bed should this be preferred. Three bedrooms have their shower/wc ensuite and the remaining bedroom has the shower/wc close by in the hall way.

The pool terrace is conveniently situated on the south side of the property achieving maximum sun. There are also mature pine trees that give partial shade. 8 sun beds can be comfortably placed around the pool and there is a poolside shower. A wire work table and 4 matching chairs can be positioned in several places (according to sun or shade), and there is a built in banquette seating area with cushions. Sun parasol is provided. The property has a space for parking that can easily accommodate 3 cars.

The tennis court is a short walk away - its use is for members only, a card key is required for entry. A much larger swimming pool can be found in front of the restaurant/bar (this also needs the card key for entry). Perfect for a family lunch, drink in the bar and attending to children while enjoy this fabulous extra facility. The card key is available on request.

Best time ever!
We just came back from our holiday at Casa La Noria and we were so sad to leave. The house, the views(!!!), the pool, the location were all perfect. We had great communication with Rosemary and it was great to meet you mid way through the holiday! First the house - it’s so lovely. The bedrooms were all spacious and the linens were gorgeous. The bathrooms wonderful, especially the tub for my daughter who needed to soak after too much sun and salt. We loved the many outdoor terraces for breakfast, lunch and aperitifs. I think we ate lunch there every day. The pool and pool deck were fab! We didn’t want to leave and go to the beach. But we did - the beaches are close, in abundance and great. The kitchen was perfect for cooking at home, once we Americans sorted out how to works things :) and had all the essentials. Including the lovely wine fridge! The views might have been my favorite thing. I woke every morning to see the moon set over the mountain and the sun rise over the sea. We even had the best view of the Lunar eclipse. We had friends up for cocktails one evening and watch the moon rise up over the sea. Amazing! We truly had the best time and didn’t want to leave. Thank you Rosemary for sharing your home!!!

Pluses and a big minus
Our seven day stay at La Noria had many pluses and a big minus. The villa was perfect for our family of 6 and had a great view from the Eastern terrace. We enjoyed the comfortable living area with its fireplace and were happy to have a table to seat eight. The kitchen was acceptable and the pool was lovely to look at. Our stay was marred by the lack of sufficient power. We had to continually flip the breaker for the first two days in order to maintain minimal appliances and heaters. Apparently there had been storms the week prior to our arrival, but at least 5 days of dry weather occurred before we entered the villa. Our relatives who own a villa in Mojacar did not have any such trouble and they were present during these dates. We were told by the manager/helper that an electrician would be over to check things out the second day, but that did not occur. Several of us took cold showers and we could not use the oven to prepare our dinner. While in Granada for an overnight stay, the electrician came and upon our return the power issues were much better. The owner's husband was quite apologetic after we returned from Granada, but that was a bit late. The bedrooms continued to be cold, but we honored the advice given and did not turn up the thermostats. I would encourage the owner to add rugs to the bedrooms if the villa is to be rented in the winter. Cold floors are not expected in a villa of this level. I would imagine that a warmer month would be ideal for this rental. A Partially Satisfied Visitor

Hemos disfrutado en casa de Rosemary, de sus maravillosas vistas, de su tranquilidad y de la atención desde la llegada en todo momento. La casa es fantástica, y aunque necesitas el coche para comprar o desplazarte a las playas, es un corto recorrido y compensa con la tranquilidad que disfrutas.

Long awaited holiday (originally planned for 2020). The villa is lovely. Fabulous location with gorgeous views to the sea. Well equipped, choice of terraces to suit the heat/sun and pool to cool down. Loved it, wasn't disappointed in any way and worth the wait.

I have enjoyed having a second home in Mojacar since 1982, my husband and I became enchanted by the village and the beautiful beaches Mojacar has to offer. Over the years, we have built friendships of all nationalities and diverse interests. In contrast, we live and work in the hustle and bustle of city life. Our daughter is currently away studying at university.

Why they chose this property

Mojacar, for us, has always been a blissful contrast for living in London. We can't wait to get down there and relax. It also has a unique sub-tropical climate giving us 3000hrs of sunshine in a year, yet only a 2hr flight away. My husband originally found the area whilst being involved in the film industry. The beaches are delightful, unspoilt, pristine water and many are secluded. I love the simplicity of Spanish life, spanish food, especially their tapas - usually complimentary with a beer or glass of wine. As a family we enjoy boating, kayaking and a game of tennis. We are experienced divers and find the sites in the protected areas of the national park of Cabo de Gata have some fabulous marine life, reefs and numerous old wrecks. We usually experience the sightings of dolphins, pilot whales and even sea turtles. Both my daughter and myself enjoy painting and photography, the light is such a wonderful asset. Married to an Australian, we are often entertaining friends or family that are passing through Europe and they simply find the necessity to drop by for a relaxed visit. Last year I found myself in the situation of being able to purchase this second property - a very special villa, one that I had known and admired over time. Casa La Noria is quite unique, all one level with generous dimensions, it was one of the original villas to be built on a preferential plot, in the beautiful setting known as La Parata. The previous owner had spent a happy 35 years living there. Our own villa is very close to La Noria and when at home, I am always ready to help and be on call for any questions one may have.

What makes this property unique

Casa La Noria as it currently is - is very special! I work as an interior designer and in years to come there will be a few subtle changes, making the property even more desirable.
You have to come and judge for yourself - Last year was my first year of ownership, the property was generously reviewed by six different clients, all giving it praise and the top score of 5/5. This year I am hoping to draw the interest of a wider clientele, as the winter climate can be most agreeable with temperatures reaching the mid 20Deg C, heating is provided by a log fire, air conditioners and radiators. The winter sun is perfect for day trips - site seeing the local towns and cities, mountain walks or even a venture to the mountains for a day of skiing. We have often spent time relaxing on the beach, swimming in the sea and the next day we are skiing down a slope. How many places in the world is this possible?
