1400 Square foot apartment with wraparound balcony, right in the heart of the French Quarter, 3 block walk to Frenchmen Street, 2 blocks to French Market, Cafe Du Monde, 5 blocks to Jackson Square, 3 blocks to Bourbon Street etc. Very livable and nice and prime+ location. 2 King Beds, 1 Queen bed. Ideal for watching the parades.
Place is very very big! Especially for the French Quarter. Every room including the bathroom features balcony access. Balcony wraps around and faces major parade routes. Tons of daylife and nightlife. A great base to explore the French Quarter by foot. Great place to do what Nola does best. Party and have fun! Description of bedrooms and lay out.. Can be a little confusing... You come up the stairs, bathroom is immediately to the right, bathroom and kitchen are following. That part is easy. Bedrooms... Could either be described as a 2 or 3 bedroom. through the living room to the right is the second bedroom which has it's own door and total privacy. Straight back is a foyer room through which you must pass to get to the Master bedroom. The foyer room is full sized and has a full bed in it. It also has doors on either end of it so it is as reasonably private as it can be. The Master bedroom is very big and fun. So, there are 3 beds, 2 kings and one Queen bed.... If you only need the 2 king beds for you and your friends, you will enjoy total privacy in the bedrooms. If you need the third bed, then whomever stays in the Foyer room may have their friends walking through to access the common areas. This has never been a problem for larger groups the entire point of which is to be together but I've gotten this question before and want to describe the layout thoroughly.
Please be aware. The entire French Quarter is noisy and loud. This is a great place to be if you love to be in the middle of it all and don't mind hearing Tuba's, Trumpets and marching drums at any unexpected time. It's definitely not a great place to be if you are looking for peace, quiet or a decidedly child-friendly getaway. It's certainly not anti-child but not a place where getting the kids to sleep peacefully by 8pm is facilitated.
As a result of some problematic guests we've had recently, it's become necessary to reach out to you in advance to clarify a few things. This is a form letter so please don't be off-put by its lack of personalization. All future guests are getting this.
We had 2, types of problems that we would like to see unrepeated. The first was a group that while booked by a woman, ended up consisting of a certain number of young men who thought it appropriate to spill alcoholic drinks off the balcony onto random passers-by and yell at women to take there tops off as well as being directly confrontational with neighbors.
While we understand this kind of behavior is something of a classic stereotype of French Quarter activity, it is nevertheless absolutely unacceptable at our place. It is our hope that you read this and think "My goodness, that's gross and horrible, of course, my group and I wouldn't behave that way" and I'm sure that's true. However, statistically, some proportion of guests apparently do intend to behave this way making it incumbent upon us to inform you that if we see or get any reports of this kind of thing with your group, we will ask you to leave immediately and no refund will be given.
The second was a group with somewhat of an opposite problem. Though we have done our best to describe the place accurately, they seemed to have had their own idea about what it should be and canceled mid-trip. Complaints they sited were noisiness and un-child friendliness. Please be aware, this is the French Quarter. Though screaming off the balcony is unacceptable, most people come here specifically to have something of a young adults, extroverted time and that's what you should expect. The French Quarter is very old and has a flavor of its own which is precisely why people come here. Building preservation regulations prevent the replacing of things like windows, shutters, doors, floorboards etc. The city wants the area to look and feel every second of its 200+ years which keeps it a tourist attraction. Hence, all buildings here can be quite drafty, noisy and with other charms that make it perfect for folks who understand what the New Orleans/French Quarter experience is about and want to be "In the center of it all!" (as is written directly in the listings title) However possibly not so palatable for Multi-generational family groups who hope to keep early hours and have perfect tranquillity.
The groups who love it here best usually are in their 20's-40's traveling without young children who are planning on spending a lot of time out and exploring New Orleans and who are most concerned with having significant space and being in a highly-prime location. You won't find more space or a better location for the money in any hotel nearby. However, if you are used to staying in non-central hotels and having things exactly as-so, we might now ask you choose that option or adjust your expectations. We don't want you to freak out because of a couple of creaky floorboards, chipped paint, or the sounds of Tubas and Trombones permeating the walls at unexpected times.
This is the French Quarter, this is how the entire Quarter is other than a few blocks designated for large hotels. We sincerely hope this is what you were hoping for because it is what we love about the Quarter and why most people come here!
If on the other hand, if you anticipate your group will require a more standard hotel-like experience, or if you suspect your group really needs a balcony to be brazen and/or rude on, we are happy to accept your cancellation at this time, free-of-charge.
We do hope these conditions will suit you as it has suited almost every French-Quarter-knowledgeable guest thus far. We're certainly not trying to alarm you. We just want to make sure that all future guests are 100% clear that this is neither a Sheraton nor a Girls-gone-wild set and are excited to stay here as such.
