Eco-chic beachfront villa, embrace the ocean breezes and white sandy beach!

Villa Mariposa, a private beachfront getaway located on Tankah Tres beach in between Tulum and Akumal features an open and airy home inspired by the Maya in design and decoration.

Steps away from this beautiful home one may relax in the loungers on the white sand beach under the shade of the palapa, swim, snorkel or take the two kayaks out for a paddle over the turquoise water of the bay. Freshwater Manatee cenote is a short walk from the villa along with three area restaurants and one dive shop.

Upon arrival, you enter the spacious circular living room designed to catch the sea breeze with a gorgeous view of the Caribbean sea that is crowned by a traditional Maya style palapa roof. French doors open the the oceanside patio from the living and dining areas. The house is designed to provide ocean views from each room. The fully equipped kitchen with bar area is the perfect place for entertaining and socializing. The dining area seats six comfortably.

The beach level master bedroom has a king size bed, private tiled shower, ceiling fan, and patio area. A sliding door connects this area to an outside shower that faces the sea. Going up to the second floor there is a large landing that overlooks the living room. On one side there is a second master suite with king bed, ceiling fans, shaded patio and private bath with shower. The third upper-level bedroom is furnished with two twin beds, ceiling fans, en-suite bath, and a private shaded patio. From the upper level take the circular staircase up to the rooftop deck and enjoy the sunrise and spectacular sunsets.

Head up the circular stairway to the second floor to the large landing overlooking the living room. On one side is the master suite with a king size bed, a private furnished shaded deck, a private bathroom with two sinks and an amazing white and green tiled garden shower with local plants.

On the other side of the second floor is the third bedroom with two canopied twin-size beds, a private furnished shaded deck, and a turquoise tiled bathroom.

From the second floor, a circular stairway takes you to the roof where you will see magnificent sunrises and sunsets, enjoy views of Tankah Bay and the jungle, or you can watch the ospreys and pelicans dive.

Sustainable architectural design: The villa's unique design is inspired by local architecture, using open windows to create a breeze that works as a sustainable passive cooling system. The house does not have air conditioning.

Overall, I recommend this vacation rental. Reviewer Comments: The title hopefully says it all. We already have our fifth trip booked and can't wait. There is no air conditioning and it's right in the description so I would not recommend going if it's a must for you. We bought a quality fan and left it in the master bedroom so hopefully it's still there when we go back in a few months. The fan makes the master very comfortable. Bottom line is the house is in an amazing location with great food only steps down the beach. The location is very private and for all of that, you can't beat the price.

Best Vacation Ever!

Our stay was friendly, casual, and rejuvenating. The neighborhood was active enough to be energizing and lively during the day, and yet peaceful and safe at night. We look forward to stay here again - hopefully next year!

Carefree stay

Rental process was very easy and property management group was incredibly helpful with scheduling transportation and activities. Louis and Nery were always available and we thoroughly enjoyed the meals they prepared. The only negative was the sea grass which prevented us from enjoying the beach but would still highly recommend!

Amazing Place to Stay

The house is everything you see online and so much more. Don't let the lack of AC worry you it can get warm during the day but cools down at night and the ocean breezes and windows open cannot be beat. Luis & Nery (the caretakers) are so nice and definitely take advantage of their culinary skills you will not be disappointed!

Only a few steps to the ocean!

This house was amazing! Roomy, clean, well-stocked with items that we needed. Not only did Nary and Luis make an incredible meal, they arranged our table beautifully and also decorated it with palm leaves and flowers right off the property. Nary was very friendly and more than willing to make our stay comfortable. She went above and beyond to make sure our every need was met. I hope to return one day and I would definitely book this house again, it was worth every penny!

Beautiful Home

This house is amazing and we loved having our own beach access as well as all the amenities. Hosts were very helpful and kind. The only reason I gave cleanliness a 4 was because there were a ton of moths/bugs in the house but given the size and location of the property it makes sense and it didn’t take away from the beauty of the space. Also, we felt great having the security on the street, but make note the roads are very bumpy! Luckily our rental car was big enough to do fine. A small price to pay for such a stunning location.

Exactly as described

My wife and I stayed for 8 nights at the end of November and enjoyed the privacy. Over the course of our stay we had only 6 or so people walk by the home while we were lounging in the beach chairs. The home is very clean and everything worked well. It can get hot in the home as mentioned in many of the prior reviews, however, the breeze will cool help cool things when it's blowing. There are excellent restaurants a short walk down the beach and all the food (minus one) was outstanding.

Starting from the rental company, and their concierge, and espcially including their property managers Luis and Nari. In fact a special shout out to Luis and Nari, they kept the villa spotless, and even cooked for us! A very special meal.Villa Mariposa is comfortably hidden down a "rustic" road that has many wonderful surprises. A hidden Cenote to swim, several very nice restaurants, and even a tiny la tienda to grab a few supplies.Mariposa is a great location, a short drive to Tulum, or to Akimal.

Private Paradise

We stayed here 3 nights and its just amazing, the house is beautiful and is right in fron of the beach. There is other restaurants that you can walk right next to the property. They had paddles, kayaks and life vests that we used every day, we went to the reef and snorkel to see some cool fish. All these is available for the guest with their visit. Nery is a very nice person and her daughter is adorable. There is no AC but you are in a private beautiful beach so you can open up the windows during the nights and you will get that ocean breeze! Totally recommend this property.

But: The whole area has become a large construction site, especially 2 sites close to the house with a lot of noise from 8 a.m. till 9 p.m. (except Sundays). Trucks and people coming and going all the time. Sunset view from the rooftop terrace used to be so romantic. Not any more, because now there is a 5-storey-building obstructing the view. Fortunately, the house is very smart constructed, all other rooms directly facing the sea and sunrise over the caribbean is still visible. We will be back, but after a while, until the construction dust has settled.

I definitely don't recommend it, it's way too expensive

The accommodation is generally okay. The principle of air flow only works as long as the wind is blowing. I expect more for the rent. So I/we were pretty disappointed. The landlord points this out in the ad, so my mistake. At times it was almost unbearable and sleep was almost impossible. The stay was on the occasion of my 60th birthday and I saved for a long time. The landlord's attitude is incomprehensible. Mobile air conditioning units can be made available. Not doing this is not a problem from San Francisco. Nery and Luis looked after us lovingly and attentively. 1000 thanks for that. However, the recommendation to tip the housekeeper really annoyed me. At this point I would like to advise you as a landlord to pay your employees better instead of burdening the customer with your frugality.

The home and location is incredible, a jewel on the sea. The location, greenspaces, architecture, furnishings, decor, and various artwork throughout lend a level of sophistication and opulence to the property. Each morning we enjoyed the unobstructed sunrise from the master; afternoons we walked on our own private beach, swam, or kayaked ; nighttime was reserved for any of the elegant oceanside dining experiences wi walking distance. (Plus there are countless activities/adventures away from VM: Cenotes, pyramids, beaches, ziplining, incredible shopping and dining,etc.).Luis and Nery are incredibly lovely people who live on site in secondary home and serve as groundskeeper/chef and housekeeper... and although this may sound cliche, they are why VM is paradise found. Can't stress it enough. I'm an incredibly private person so initially i had hesitation renting a vacation home w "full time staff"... needless to say my reservations were misplaced. Lastly, Akumal Reservations, Angel & David, amazing service from start 2 finish. Transportation from and to the airport, rental car delivery to VM, in home massages, etc... all of it provided seamlessly.

Caribbean nights

Ein wunderschönes Haus! Sehr offen, sehr gut gepflegt. Mit direkten Meerzugang und Booten am Haus kann man zu jeder Zeit schnorcheln fahren. Sehr liebevoll eingerichtet mit allem was man eigenständig braucht. Immer genügend Handtücher vorhanden und auch Pflegemittel - dies ist nicht überall üblich. Das einzige was einem verwöhnten Mitteleuropäer bei über 30 Grad fehlt: die Klimaanlage. Aber aufgrund der großen Fenster und offenen Bauweise ist auch dies nichts Negatives.

The directions we were given to get to the rental were a little outdated, so that might want to be looked at. It was in the dark when we arrived, so the landmarks they referenced did us no good. But Villa Mariposa came up on my google maps believe it or not, so that helped us find it! The house was so perfect for us, we barely even left. We had paradise right where we were. The secure neighborhood was great, restaurants and little store within walking distance, a beautiful beach right off the back porch.. I can't say enough good things about this rental. The caretakers of the property were great! Since there was just two of us, we didn't need a ton of attention or cleaning, so they just checked on us every day to see if we needed anything. I honestly don't have any negative feedback on this rental that I can think of. We do wish the 3rd bedroom was set up with a queen or king mattress, because we would have loved to bring our group of friends back to this property next year, so we had a find another house in the vicinity that could accommodate 3 couples. But other than that, absolutely perfect stay for us!
